Increase in McMansion construction in Australia

The real growth in McMansions may be taking place in Australia:

But research reveals that while the size of Australian families is shrinking, our appetite for McMansions has supersized, with construction of six-or-more-bedroom homes jumping 21 per cent during the past five years.

And the number of five-bedroom McMansions increased 20 per cent over the same period, according to the 2011 Census data.

Demographer Mark McCrindle said despite forecasts of a McMansion glut in Australia – similar to parts of the US – the McDonald’s of housing is a vision of things to come rather than a relic of the past.

“McMansion popularity is being fuelled by the Sandwich generation, multigenerational households where parents have grown-up children and their own parents living at home,” Mr McCrindle said.

“It’s about affordability. The McMansion is efficient for homebuyers looking for big, cheap housing, it’s also about floor space that is flexible and adapts to a family’s changing needs.”…

Mr McCrindle said while new land blocks are getting smaller, Australians are building the largest houses in the world on those blocks. The average size of a new home is 10 per cent larger than the average new American home.

This raises several questions for me. One, will the fate that befall the United States that was partly attributed to McMansions also befall Australia? The argument made by some in the US is that the overconstruction and overconsumption of McMansions inevitably led to a housing and economic crisis. Is this necessarily the case or are there other factors in Australia that would change the outcome? Second, are these McMansions as bad as critics suggest if a good number of them are housing multigenerational families? McMansions are often criticized for being resource-hungry homes but some may be operating as more affordable housing (for some).

 

Argument: use of the term McMansion in Australia usually about snobbery

An Australian commentator argues the use of the term McMansion in his country is generally out of snobbery:

IS THERE any more snobbish word in the Australian vocabulary than ”McMansion”? This nasty term describes the big, new houses out in suburbs with names like Caroline Springs and Kellyville. McMansions, their nickname suggests, are the McDonald’s of housing – they’re super-sized, American and mass produced.

Australians build the largest new houses in the world. The average size of a new freestanding home is 243 square metres. That’s 10 per cent larger than the average new American home. Naturally our big houses have critics. Sustainability advocates say McMansions are bad for the environment. Yet there’s more going on here. Because even the most high-brow academic critiques of McMansions seem to focus less on the houses and more on the people who live in them…

That sort of sneering contempt is not uncommon. The word ”McMansion” is usually deployed not to appraise a type of house, but an entire way of life. It is all about culture – the inner city world trying to understand their strange, alien suburban cousins…

Even if you don’t put much stock in income statistics, the size of our houses is – by itself – evidence that Australia is well off. Prosperity is about more than GDP data. Money isn’t everything. Anybody who has lived crammed into too few rooms knows living standards and adequate space are closely related. In rich Australia it’s understandable that many people desire extra living and storage space.

This seems to bleed through in some of the American use of the term as well.

However, I’m not sure we should go the route this commentator suggests and welcome McMansions because they are a sign of our wealth and some individuals want to purchase them. While some do look at McMansions and McMansion dwellers with disdain, McMansions are also not inherently good. They are somewhat indicative of our the resources available in the United States and Australia (though wealthy societies could choose to spend this wealth in other ways) but there are certainly trade-offs in building McMansions, just as there are in building other kinds of structures. McMansions reflect our cultural values: we emphasize private space (even as family size is shrinking), the need for homes that are more than just dwellings (whether they are meant to impress or are to fit out psychological needs), and a suburban lifestyle which is an adaptation between city and country, is based around driving, gives homeowners a little bit of land and space, and is linked to ideas about the American (or Australian?) Dream and “making it” in life. We can discuss whether policies should limit McMansions but it seems that both the United States and Australia have made the choice to allow builders and homeowners to pursue larger homes.

Australia retakes the lead for largest new homes in the world

In recent years, Australia and the United States have alternated having the largest new homes. New data suggests Australia has retaken the lead:

In any case, that Australian homes should be costly is not so surprising given the peculiarities of the domestic market.

The Australian dream requires you to own a detached house with a large garden, a land-hungry type of accommodation that makes up no less than 76 percent of all homes.

Three-quarters of all homes have three or more bedrooms, and almost a third have four or more. The average newly built home is now the largest of any country at 243 square meters (2,615 square feet), taking the McMansion mantle from the United States.

And, while it is one of the emptiest countries on the planet, it is also one of the most urbanized, with most of the population crowding the coast in just eight sprawling cities.

I wonder how much this has to do with something I suspect is at play in the United States: housing starts may be down but those that are being built are primarily aimed at the upper ends of the market toward people who haven’t been hit as hard by the recession.

It is interesting that this is buried in the final paragraphs of a story about the Australian housing market. The overall piece suggests that a country can have large homes without necessarily having an overextended housing market like we see in the United States. One complaint about McMansions in the United States is that they have ruined the housing market, pushing buyers and lenders to have bloated mortgages and generally corresponding with American habits of overspending and incurring debt. But it doesn’t have to be this way: the article tells of different mortgage patterns in Australia such as homeowners paying them off quicker and having a small amount of subprime loans. In other words, having a large home doesn’t have to be tied to the ideas of profligate spending if the system is set up in a different way.

Argument for historic preservation district for less than 20 year old McMansions

I wondered when this day might come: a local government official in Australia is suggesting a set of McMansions less than twenty years go should be protected by a historic preservation district.

Hornsby councillor Bruce Mills is leading a push to have Cannan Close, Cherrybrook, gazetted as a heritage conservation area.

While the cul-de-sac was only developed in the 1990s, Mr Mills said it was already architecturally significant, and brushed aside claims that it was too new to be listed.

“I don’t think anyone turns into Cannan Close who doesn’t let out an involuntary ‘wow’,” Mr Mills said. “The houses are consistent in their look, feel, style and materials, the width of the blocks, even the trees and gardens.

“I know that the Cannan Close dwellings are only 20 or so years old, but what will our grandchildren be debating if we say it’s not old enough

“Under these new planning laws, nothing will survive until it’s 70 years old because nothing is protected.”

The logic here doesn’t seem terribly unreasonable: buildings that are not protected can be altered and/or destroyed. Yet, I imagine people might have two major objections:

1. Historic buildings should be a little more historic than less than 20 years old. This is actually an interesting question: at what point does a community have enough perspective to be able to declare something worth protecting or not? Buildings are not simply protected because they are old; it is often because they exemplify a particular style (even Brutalist structures can be considered for protection) or the community has found them to be worthwhile structures.

2. Some will argue that McMansions should never be historically protected, even if they were much older. One critique of McMansions factors in here: such homes are often not considered to be paragons of architectural style and because they are mass produced, will not age well. Put another way, these homes are not architecturally worth saving.

All together, discussions about historic preservation districts often stir up a lot of discussion as it can pit community interests versus the rights of homeowners. It will be interesting to see if these Australian McMansions do get protected.

Australians love the suburbs

Few countries in the world embrace the suburbs in the same way as Americans. One close contender is Australia: an Australian professor describes their enthusiasm for the suburbs:

Historian Graeme Davison asked if Australia was the first suburban nation. He knew the scientific answer didn’t matter. We were, whatever the carbon date, among the most enthusiastic of peoples to embrace the suburban promise. Despite the mythic outback imagery that Australia has vigorously exported and exploited, the record shows we like suburbs more than any other way of living. We enjoy living together more than we care to admit – but not too closely. The suburb struck the perfect balance between collective security and individual possibility. The great quilt of this human accord hugs the continental coastline. Sea change and tree change means no change, really – more suburbia, only in new places.

This has some interesting parallels to the American case: Americans liked their frontier imagery (though the mass urbanization of the 1900s weakened this). Americans like community (see the oft-quoted passages from de Toqueville about voluntary participation) but have always held this in tension with individualism. Americans like the balance between being close to urban amenities and yet having some yard in a smaller community. I’ve wondered before how much the fact that both the US and Australia are British settler nations factors into this embrace of the suburbs.

A reminder: just a few years ago, Australia passed the United States in having the largest average new houses in the world. However, I suspect since the average American new home has once again gotten larger, the US is back at the top of this list.

Portraying fear and multiculturalism in the Australian suburbs

An Australian playwright talks about what he saw in the suburbs that prompted him to write his first play titled Little Borders:

Several years ago, my family home in Adelaide was knocked down and rebuilt. The suburb was once a new development, built onto what had originally been swampland. Over the years, the house had begun to sink; the kitchen was slightly lower than the adjacent rooms, and a crack ran through the length of the ceiling. Despite the suburb’s swampy foundations, our street was pristine. It was quiet, lined with trees, and curved alongside a man-made lake. People jogged. They walked their dogs. They smiled at strangers.

While our family home was being rebuilt, we moved to a rental property in a nearby suburb. The house was on a main road. We woke up at night to the sound of motorists loudly hammering their horns. My brother and I started walking to the corner store barefoot, in board shorts, to buy frozen peas and schnitzels.

We came home one day to find the house across the street sealed off by police tape, with hazmat-suited officers wandering in and out. The same prostitute kept making conversation with me at the bus stop. She was very friendly-and liked that I was half-Maltese, as she herself was born in Greece and was planning to return there later that year – but it was still a bizarre culture shock.

When we finally moved back to our rebuilt home, I remained fascinated with the idea of suburbs that are geographically close, but socioeconomically divided. I overheard our smiling, jogging, dog-walking neighbours talking in racially incensed language about the new residents of the housing commission homes down the road, reminding each other to lock their cars at night.

At the same time, both major political parties were battling it out over the issue of asylum seekers, with each leader attempting to court votes by promising a stronger brand of xenophobia than their opponent. From both sides, the message was clear: Boat People are approaching fast, they pose a threat to our national security, and the only rational response is mass panic.

I became interested in exploring how these notions of class difference and fear of outsiders clashed with the image of Australia as an egalitarian nation that celebrates its multiculturalism. At some point in my research, I struck upon the idea of setting the play in a gated community, which gave these issues potency, etching them into the physical world of the play. It was from this point that Little Borders really started to take shape.

This sounds like it could be an interesting play. I wonder how much it will be able to escape common cliches about suburban life that have been bandied about around in the United States since the 1950s.

The description of the suburbs quoted above does hint at the changes that American (and apparently Australian?) suburbs have experienced in recent years: they are becoming more diverse in terms of race and ethnicity as well as social class. Of course, there has been an uptick in gated communities as some suburban residents don’t look on these changes fondly and there are still profound divisions between certain suburbs.

A question: are there any plays that see suburbs as good places? For example, you could flip the above story a bit and suggest that suburbs that were once closed off to “others” are now slowly opening up which means new opportunities for some. The suburbs will likely never be ideal but there have been some notable changes in recent years.

Australian architect argues banks are pushing him to design McMansions

One Australian architect argues that he doesn’t want to build McMansions but banks are pushing him to do so:

CANBERRA’S appetite for McMansions may have lessened but architects are complaining that it is now the banks – not the clients – who are pushing them for extra more bricks and mortar.

President of the ACT chapter of the Australian Institute of Architects Tony Trobe said he had been effectively forced to change designs to give clients extra bedrooms they did not want or need, just so they could get finance from their banks for the build.

”The banks are saying ‘no’ because they think it’s not as easy to sell a stylish two bedroom house as is to sell a three bedroom house with a garage,” he said…

Australian Bankers’ Association chief executive officer Steven Munchenberg said there was no hard and fast rule about needing at least three bedrooms.

”Nobody in the industry is saying ‘no more two bedrooms’ but the banks will take into account the re-salability of the home,” he said.

This sounds like an interesting conundrum: the architect wants a certain design but the bank wants to make sure the home can be sold down the road. Having three bedrooms makes the home more attractive to families and others who might extra space (a guest room, an office, etc.). Could the banks simply be hedging their bets here, meaning they want to ensure they aren’t stuck with an underwater mortgage or foreclosure down the road?

I do have one question: having three bedrooms in a home automatically makes it a McMansion? Having three bedrooms sounds pretty normal to me…

“Arrival cities” see immigrants moving to cities and suburbs

Immigrants to Sydney, Australia, an “arrival city” as termed by a Canadian journalist, are moving to the city and its suburbs:

London, New York, Los Angeles, Paris, Toronto, Mumbai, Istanbul, Jakarta, Shenzhen and Sao Paulo led the list, but Saunders writes that Sydney is on the cusp of this transition, a place where “the people renting the apartments and buying the houses and running the shops are mainly former villagers”.

The ”arrival city” is not so much the city as a whole but a ring of post-war suburbs, old enough to be a bit run-down but not old enough to be historic and charming, and usually far from the CBD…

Saunders studied rural-to-urban immigration in 20 cities on five continents and found that, despite the rhetoric of anti-immigrant populists, the clustering of migrants into particular suburbs brings more benefits than problems because the neighbourhoods often become centres of economic activity. In short, ethnic ”ghettos” are good…

Professor Phillip O’Neill, of the urban research centre at the University of Western Sydney, says Campsie, Lakemba and Punchbowl are also classic “arrival city” suburbs, where the gritty facades belie thriving neighbourhoods.

From what I can gather from this article, the new book Arrival City hints at a major trend in the United States and perhaps Canada and Australia: immigrants are commonly moving to suburbs, not just to ethnic neighborhoods within the big city. Attracted to wealthy metropolitan regions because of jobs and opportunities, more and more immigrants are going straight to the suburbs. This commonly occurs in inner-ring suburbs but can also occur in suburbs far out from the central business district.

This trend of immigration to the suburbs has been noted in the United States within the last decade. This can lead to a couple of concerns. One, it is a reminder that not all suburbs are wealthy and white; rather, some suburbs are “a bit run-down” which means they are generally cheaper and are good starting points for new immigrants. It is easy for commentators to generalize about all of suburbia but this new trend suggests this is not terribly accurate. Second, suburbs have to adjust to new populations. This might include changing school curriculum, thinking about the character of the suburb, and figuring out who can provide certain social services.

One thing that this article does not address: the movement of wealthy immigrants, such as those who might live in “ethnoburbs,” and how this immigration pattern looks different from that of more unskilled immigrants.

Australian critiques of suburbia

As part of a larger discussion about the green (or not-so-green) features of high-density living, an Australian academic describes typical Australian critiques of suburbia:

The intellectual misadventure of high-rise urbanism also perpetuates a pernicious bias in Australian environmental debates in which less affluent suburban dwellers are treated as environmentally unsophisticated “bogans” – a stereotype recently denounced by Melbourne University’s David Nichols.

It fits within a long and regrettably continuing Australian tradition of denigrating suburbia whose recent version sneers at “aspirationals” in suburban “McMansions” driving “monster-trucks”. That complaints about suburban consumption lack objective scientific foundation, raises suspicions that the anti-suburban prejudice serves to deflect scrutiny from the more harmful consumption patterns of wealthier – and typically denser – inner urban households.

Those who criticise high-rise urbanism, though, risk being cast as apologists for urban sprawl. Disagreeing with Sydney’s Barangaroo proposal, for example, doesn’t equate to support for the latest fringe growth area splurge.

More single, detached dwellings in low density estates at the suburban fringe also causes harms. These range from the destruction of bio-diverse habitats to the social isolation of new residents from work and services. My own work on household oil vulnerability clearly reveals the future perils from higher fuel prices already planned into the fabric of many of our car-dependent fringe suburban zones.

The argument here is that being green isn’t so easy as simply saying suburbs are bad and cities are good. Unfortunately, the suburbs tend to receive blanket criticism.

It would be interesting to trace the rise of these attitudes in Australia compared to the United States. The US has a long history of these critiques which emerged quickly after World War II, particularly as examples of mass-produced suburbs like the Levittowns became widely known. Out of all of the countries in the world, Australia might have the most similar suburbs to the US (see a recent debate about McMansions in Australia as an example). Did Australian critics of suburbia simply borrow American critiques or did they develop their own independently? Sounds like a very interesting comparative project.

Australian hipsters eschew suburbs, McMansions while immigrants seek after them

An Australian author argues that hipsters favor the authentic and gritty over suburbs and McMansions while immigrants hold different views:

In movies and TV shows, kids now talk wistfully of getting out of the ‘burbs and heading to funky town, the exact opposite of our grandparents, who drove the other way in search of an extra bedroom, a lawn and somewhere to barbecue the chops.

The aforementioned Great Australian Dream is apparently a nightmare for many hipsters; as laughably daggy as John Williamson singing about plum trees, ”a clothesline out the back, verandah out the front and an old rocking chair”…

Writing recently in Canada’s Toronto Standard, Navneet Alang observes, ”it’s a profoundly privileged, Western idea to want to forsake sterility for the ‘real and gritty’…

Their visions are probably pretty similar to those of our grandparents – a lawn and a nice, big, neat, bland house – because, as Alang writes, ”Once you’ve lived in a developing nation, sterile can feel good. Uncluttered is good. Cars are good.”

The author goes on to suggest that perhaps these young Australians simply think the grass is greener on the other side: after growing up in suburbs, these young people are now looking to urban life. Several thoughts about this:

1. It would be interesting to see survey data about what immigrants imagine America to be before they arrive or even during their early months in the United States. Does it look like suburbia? Is their goal from the beginning to make it to the suburbs?

2. The sterility of the suburbs, often held in contrast to the authenticity, richness, and contrasts of the big city, is an old argument. Just listen to Malvina Reynolds’ song “Little Boxes” for an overview. (Interestingly, more people probably know this song now because it is the theme song for a trendy/novel current TV show: Weeds.) I would guess that many suburban residents, particularly those older than hipster age, actually prefer the suburbs over the city because of this sterility: the city may be more interesting but this interesting could also include negative outcomes.

3. Could we see the rise of hipster suburbs or at least hipster enclaves within suburbs? For example, inner-ring suburbs would be perfect places for hipster types: denser and cheaper housing in neighborhoods that have been around a century or more. There are a number of neighborhoods in these suburbs ripe for gentrification (though there could be disadvantages to this). Also, newer New Urbanist developments or neighborhoods might offer the authenticity hipsters seek.
