Shaming residents in small housing units

Without data, it is impossible to know how common this might be but one family in San Diego was recently chastised for living in a two bedroom condo:

Mike and Kelly Brüning, from San Diego, CA, are feeling shell-shocked after receiving an anonymous letter from a neighbor shaming them for the size of their house. According to San Diego’s KSWB, the couple, who have a 2-year-old and a 4-year-old, have been living in their two-bedroom condo, not far from the beach, for almost nine years.

In the scathing letter, the neighbor called the parents out for being too “selfish” to get a big enough home with a yard for their kids. (We are not making this up.) “Because you like the beach, your boys are trapped in a tiny, one bedroom upstairs apartment,” the message read. The rude neighbor then closed out the nasty letter by saying “SHAME ON YOU.”

This sort of article brings out the worst in the Internet: (1) a single incident that may be representative of nothing (2) paired with a bad headline and text suggesting the owners live in a tiny house (no – tiny houses tend to be something different than two bedroom condos) (3) plus discussions of shaming when this is really just ridiculous passive aggressive behavior on the part of a neighbor.

On the other hand, if tiny house dwellers suddenly ran into such a backlash – neighbors and others thought that such small spaces limited the upbringing of children – this could be interesting. There are a number of reasons people might be opposed to tiny houses, particularly zoning and property values issues. If this occurred, it could be akin to those who have claimed that McMansions – the opposites of tiny housesare bad for children.

Small house movement spreads in ADUs

One way to encourage smaller homes and affordable housing is to allow Accessory Dwelling Units:

The cottage, which won a top design award last year from the American Institute of Architects, is technically called an “accessory dwelling unit,” or A.D.U. Portland has been ahead of the curve in allowing these smaller housing units, which are illegal in many cities and towns under current zoning rules…

In 2010, during the economic slump, when many building plans were being shelved, Portland presciently began to allow homeowners the right to develop accessory dwelling units on standard 5,000-square-foot residential lots for the first time. The city also eliminated development charges of up to $15,000 for new accessory dwelling units to spur homeowners to build.

More incentives followed: Homeowners could build and even rent out a unit that did not have off-street parking; any design not visible from the street could be built without input from neighbors; and new height limits — raised to 20 feet from 18 feet — encouraged two-story units, like Ms. Wilson’s…

Not surprisingly, the concentration of accessory dwelling units has been in central, higher-income areas close to amenities like transit and shops. “Part of this could be due to the fact that people with large amounts of equity can more easily secure financing,” Mr. Wood said. “The City of Portland and Portland State University will be working on a project to encourage and facilitate A.D.U. development in more diverse neighborhoods.”

It may be helpful to compare the ADUs to other alternatives for affordable, small housing.

  1. Would residents and communities prefer tiny houses on their own lots or in communities of tiny houses? The first could be expensive due to the cost of land, defeating the purpose of the smaller housing which is supposed to be cheaper. The second could be too much of a change for some places. ADUs make use of existing lots and aren’t necessarily grouped together.
  2. Would residents and communities prefer larger apartment buildings? On the plus side, you can build more units up and everyone knows that this is an apartment structure (with its higher densities and other unique features). On the negative side, apartment buildings can alter the character of a neighborhood, may require parking, and people often have stereotypes about who lives in apartments. The ADUs hide the higher densities better than apartments – back behind the main housing unit – but don’t provide as many units.

Given the resistance of many municipalities to denser housing, I imagine ADUs could be attractive as they don’t require the density or size of some alternatives. Additionally they can use existing land and generate income for local residents. Even given all that, I think it would take a lot for many cities to adopt this. There is a large need for affordable housing throughout the United States and many communities don’t seem to be moved to do anything; I’m not sure ADUs are attractive enough to tilt the scales.

 

Bringing tiny houses to Chicago’s young homeless

A new plan involves housing homeless teenagers in Chicago in small units:

11,447 – Homeless unaccompanied youth, ages 14 to 21, according to an estimate by CCH

374 – Youth shelter beds across Chicago, according to CCH

The tiny homes, the way they are being planned by the working group, would cost $55,000 to $65,000, excluding the cost of the land or any site work like landscaping. Tenants would have yearlong leases, and the group is hoping that a local nonprofit would play the role of the landlord. Tenants would pay the utilities.

Next to funding, the biggest obstacle tiny homes advocates face is zoning. Chicago zoning attorney and Chicago Tiny Home Summit panelist Danielle Cassel said she ran out of sticky notes when logging inconsistencies between tiny home models and zoning code requirements.

Multiple communities have had discussions regarding plans to house the homeless in tiny houses – see earlier posts here and here. But, it seems that their smaller size and lower cost are not automatically enough to overcome the issues that affordable housing generally faces. Namely, there are three concerns: (1) who will finance these units? (2) who is willing to live next to them? and (3) will enough units be constructed to make a sizable dent in the populations that need such housing? Take Chicago: while it isn’t as expensive as New York City or San Francisco, the cheaper land is in less desirable areas, zoning guidelines will have to be altered, and there is a tremendous need for cheap, durable housing.

A cynical take is that several units or colonies will be constructed in a few Chicago neighborhoods and then touted as solutions. However, much would have to change for tiny houses to be a sizable solution for homelessness and affordable housing.

Disapproval of a boyfriend who lives in a van/tiny house?

One letter writer to Dear Prudence thinks that her boyfriend’s life in “a pretty impressive tiny house” may not be approved by her loved ones:

Q. Man with a van: I met a guy online, and we’re far enough along that I’ve told some family and friends, but they haven’t met him yet. Here’s the rub: He is currently living in a van, which he has turned into a pretty impressive tiny house. He’s doing it for thoughtful and responsible reasons. I think it’s cool, but I know people in my life are going to find it off-putting and judge him negatively. I want them to meet him first before I explain this. I also don’t want him to know I’m overthinking this and freak him out about meeting people in my life. Should I get it over with and tell them?

A: I think this is an unnecessary burden you are taking on yourself. Let him tell people. He can explain his thoughtful and responsible reasons better than anyone else. If your friends have questions or politely worded judgments for you afterward, you can handle them as they come, but don’t feel responsible for managing other people’s perceptions of your boyfriend’s living situation. What he does is unusual, and your friends might have questions, and that’s fine. If you come across as desperate to justify his choices, you’ll mostly just come across as desperate.

Prudence suggests the letter writer should take it easy and let the boyfriend explain things. But, this sort of sidesteps the possible issues:

  1. Is the van/tiny house not really that nice? Or, is it simply hard to tell from the outside how nice it is?
  2. Perhaps the family members and friends would see living in a van or vehicle as a negative consequence related to not having a good job or education. If so, is the issue really not the van but rather what it might signify?
  3. I wonder if some people simply wouldn’t react well to tiny houses. They may not understand how or why someone wants such a space. Perhaps they view such housing as transitory, not a long-term solution.

My guess is the issue is #2: living in your van is not a positive status symbol. But, since it is a tiny house, perhaps the couple can throw a party at the van/tiny house to introduce everyone…

One wish: “Tiny House Trend Booming — McMansions Now Storage Units”

One Oregon newspaper asked readers to submit headlines they would like to see come true in 2016. One involved McMansions:

“Tiny House Trend Booming — McMansions Now Storage Units”

The headline tries to juxtapose two very different sized houses and two unique visions. The first suggests people need less space and such homes can be more sustainable. The second suggests outrageous consumerism and living beyond your means. Yet, this headline/far-fetched prediction may just hint at how these two trends are linked: what would Americans do with all their stuff if a large number wanted to move to tiny houses? Americans may have bigger houses than they need – whether measured by the people in each household (which is declining) or the amount of space and energy they should take up (this would really help lower energy use) – but they do like their stuff. Here is a quote from an HGTV participant:

We have a very American problem. We have too much stuff. And we’re going to do the very American solution. Instead of getting rid of some of our stuff, we’re going to just get a bigger house.

And Americans are already using seven square feet per person of storage space. Perhaps all of those McMansions could simply become storage facilities? Think how much that 20 foot tall great room or that oversized three car garage might hold. Imagine a future where Americans live in 400 square feet or less units most of the time but have a 3,000 square foot storage facility several miles away.

Building tiny houses for Chicago’s homeless

A future community of tiny houses in Bronzeville could help Chicago’s homeless:

Tiny Homes Chicago, a venture from AIA Chicago, Landon Bone Baker Architects, Windy City Times, Pride, is of the firm belief that the tiny homes can help this group of people who are trying to positively contribute, but who are also being negatively affected by the transience of moving from shelter to shelter. Small homes would afford folks the ability to study and seek safety.

That’s why they’re creating a competition to create a Tiny Homes community in Bronzeville to alleviate affordable housing. This neighborhood would be a pilot prototype for other interested communities.

If you think you can come up with a solid design for a home, then attend the upcoming meeting on Wednesday, December 2 for Interested parties. The final proposals will address planned 12-unit developments, where residents have a safe secure space to sleep, study, and store their possessions. In addition, there would be a 1,200 s.f. communal space, as well as secure bike storage.

The 350 s.f. units themselves will have bathrooms, storage, and sleeping space. With a $30,000 limit on material and mechanical systems, the units need to come to life for under $60,000 and follow city building codes.

Tiny houses have been proposed for the homeless before (see here and here) and this effort in Chicago could serve to spur similar efforts. I imagine several important questions will arise during this competition:

  1. How many locations in Chicago could support even small tiny house developments like this one? While affordable housing is needed and the homeless need help, there may not be many neighbors who would want to be near such sites.
  2. Is the budget reasonable both to build lasting units and to make this an affordable project for funders?
  3. How will these housing units be paired with social services? Providing more permanent shelters could go a long way but so would jobs, education, health care, and other needs.

Only 8% of new American homes under 1,400 square feet

Even with the rise of tiny houses (with a new push by HGTV), most American new homes are nowhere near this small. According to Census data, only 8% of new homes constructed in 2014 were under 1,400 square feet. And the median square footage for new homes was 2,453 and the average was 2,657.

As noted in earlier posts, the size of the tiny house movement is unclear. They may be popular in particular situations such as cities with affordability issues (like San Francisco or New York City) or dealing with homelessness. This is the case even with a sluggish housing market for starter homes and the burst housing bubble of the late 2000s.

What is the future for tiny houses? I suspect it will continue as a niche movement. Many Americans still like larger homes and their stuff and have a hard time imagining paring down their life that much. Perhaps semi-tiny houses will become popular: the 100-200 square foot homes ask for a big sacrifice but housing units of 700-1,000 square feet are doable (and not already uncommon in denser cities). It might take the efforts of a major city or developer really getting behind smaller homes to convince a larger group of people that this is the way to go. But, outside of specialized uses, it would take a big shift to get many to build and/or buy such small houses.

Plug and play 10 square feet Cubitat on display

Toronto’s Interior Design Show featured a 10×10 square foot Cubitat living unit:

Cubitat is a 10-by-10-by-10-foot cube that houses a kitchen, bathroom, bed, laundry, and storage.

Once plumbing and electric are hooked up, the structure can theoretically turn any dwelling into what the developers are calling a “plug and play” living space that looks something like a giant’s Rubik’s cube and seems to beg to be painted in Mondrian colors…

The concept is appealing but problematic: For the moment, Cubitat comes assembled in one giant piece. So although it looked great in the large, light-filled exhibition space at the Toronto show, figuring out how to get this giant module through the doors of most existing structures is an obvious obstacle (unless you’re lowering it into a roofless barn or sliding it into a converted double garage).

The pictures are really interesting and hint at the creative possibilities of mass-produced small housing units. Yet, the biggest problem seems to be ignored: since a number of the features open outward (the bed, the kitchen, etc.), this unit is only as good as the larger space in which it sits. If you had a big loft – particularly with taller ceilings – you could plop a Cubitat or two right in the middle. But, what other spaces offer such options and provide another set of exterior walls?

Would cities consider tiny house villages to combat homelessness?

One writer explores how villages of tiny houses can address problems of homelessness in American cities:

Tiny-home villages for the homeless have retained the idea of everyone having their own tiny structure to sleep and find privacy in, but have, for the most part, consolidated bathroom, kitchen, and recreational space into one or two communal buildings with some combination of plumbing, electricity, and heat. In many ways, they are a multi-roof version of the old-fashioned urban SRO (single-room occupancy) hotel or boarding house, with separate bedrooms but shared baths and kitchen, that provided the working and nonworking poor with affordable living options in so many cities before gentrification turned those properties into boutique hotels or market-rate apartments…

In this regard, they may be solutions that not only alleviate homelessness, but also prevent it by creating more affordable housing. They provide an option below the lowest rungs of market rent, which in cities such as Portland and Eugene can start around $700. In the gap between such rents and low-income units (such as those subsidized by the federal Section 8 program), for which there are often long waits, homeless people often have no options except for shelters — which afford no privacy and, more vexingly, usually kick people out between early morning and late afternoon — or the streets…

They may sound prefab, but tiny-home villages, governed and operated at least in part by the villagers themselves, offer a modicum of safety, stability, warmth, cleanliness, autonomy, and privacy. The feds “have very high standards for [traditional] affordable housing and it’s quite expensive,” said Kitty Piercy, Eugene’s mayor, “so Opportunity and Emerald are ways for us to be able to help some people at a much-reduced cost.”

Add to that reduced fear and stress on the part of residents. “I don’t wanna live here forever,” I was told on a visit to Opportunity Village by a wiry, sweet-natured, 42-year-old recovering alcoholic who goes by the name Johnny Awesome. He was building a small greenhouse onto the front of his cheerful blue cottage, festooned with colored flags and a small disco ball. “This isn’t the top rung of society,” he said. “And the weather dictates a typical day here too much.” Sunny days found residents outside, gardening and building; rainy and cold ones found them holed up in their cottages or congregating in the 30-foot-diameter communal yurt containing computers with Wi-Fi, a large-screen TV, and a pantry.

As the overview goes on to note, this may not just be an issue of being able to build some tiny houses and forming a community. Rather, such villages raise larger questions that cities need to address. Are they willing to let some profitable land be used for such purposes? Where might they allow zoning for such villages? Are cities truly committed to affordable housing? Are cities willing to address the complex issues of homelessness rather than simply trying to regulate or legislate homeless people away? These are not easy questions for cities to answer as they all feel the need for more revenue and exciting new developments. Tiny house villages might be effective ways to address homelessness but they come with an opportunity cost of the land not being used for something else.

I wonder if there is a major city outside of the particular area profiled here – “So far, they seem to be occurring in and around mid- and small-size Western cities whose cultures have some mix of permissive, progressive politics and a certain pioneer DIY spirit” – that would be willing to run an experiment with such a community.

Tiny houses may be easy to steal

A tiny house in San Antonio was relatively easy to steal: the thieves simply drove off with the trailer.

An advocate for so-called green living, Friday and his wife had invested 2 1/2 years and $35,000 into building a tiny home from the ground up.
They had just moved it to a plot of land they had purchased in Spring Branch.

However, someone stole it, leaving behind only a damaged paver driveway they had recently built.

After a local TV station reported on the theft, the house was reported being found on the south side of town. Neighbors had apparently seen it for days but did not know it was stolen…

As for how the house was stolen, it was on a trailer that the thief simply attached to a truck and drove off with.

On his blog, Friday wrote:  “I’ll be completely honest – I didn’t even know that a hitch lock was a ‘thing’ before our house was stolen. I only researched them after the house was gone. I am now WELL aware of multiple forms of security that I hope ALL tiny housers will implement on their own Tiny House builds.”

A typical homeowner may worry about thieves entering their home and taking things but usually isn’t very concerned with the whole house disappearing. The same kind of mobility that tiny house builders/owners want also means it can be taken away. (Interestingly, a second downside of being so mobile is that a tiny house may not easily fit zoning laws.) Even with a hitch lock or boots for the tires, it would still be possible to take the house (though it would take a lot more work than simply driving off with the trailer.
