Australian architect argues banks are pushing him to design McMansions

One Australian architect argues that he doesn’t want to build McMansions but banks are pushing him to do so:

CANBERRA’S appetite for McMansions may have lessened but architects are complaining that it is now the banks – not the clients – who are pushing them for extra more bricks and mortar.

President of the ACT chapter of the Australian Institute of Architects Tony Trobe said he had been effectively forced to change designs to give clients extra bedrooms they did not want or need, just so they could get finance from their banks for the build.

”The banks are saying ‘no’ because they think it’s not as easy to sell a stylish two bedroom house as is to sell a three bedroom house with a garage,” he said…

Australian Bankers’ Association chief executive officer Steven Munchenberg said there was no hard and fast rule about needing at least three bedrooms.

”Nobody in the industry is saying ‘no more two bedrooms’ but the banks will take into account the re-salability of the home,” he said.

This sounds like an interesting conundrum: the architect wants a certain design but the bank wants to make sure the home can be sold down the road. Having three bedrooms makes the home more attractive to families and others who might extra space (a guest room, an office, etc.). Could the banks simply be hedging their bets here, meaning they want to ensure they aren’t stuck with an underwater mortgage or foreclosure down the road?

I do have one question: having three bedrooms in a home automatically makes it a McMansion? Having three bedrooms sounds pretty normal to me…

Who is going to pay for those architect-designed plans for the suburbs?

In reviewing the “Foreclosed” exhibit at MoMA, Felix Salmon raises an interesting question: who is going to pay for these projects to be built?

Anybody who visits the exhibit can see that nothing remotely along the lines of the buildings being proposed is ever going to be realized — Orange, New Jersey, for instance, is not going to replace its roads with long strips of narrow housing. But what’s less obvious is the way in which all of these projects are also a huge financial stretch. They were charged with coming up with innovative forms of home finance, but all those innovative solutions tend to boil down to the same basic idea: get the local municipal government to borrow hundreds of millions of dollars and then spend that money on a massive housing development which will, somehow, generate the income needed to service the debt.

Such ideas have a tendency to work much better in theory than they do in practice; they’re fragile things, at risk from dozens of different directions at the same time, and if I were a local bank, I’d stay well away from funding them. And I certainly would never advise small and unsophisticated suburbs like these ones to get into bed with the sharks peddling municipal bonds and associated interest-rate derivatives.

Michael Bell, in the video above, makes the very good point that architecture and architects are largely absent from the suburbs. But I guess that I was really looking for something much lower-cost than the mega projects that the teams in the MoMA show came up with. Certainly lower in up-front cost, anyway. The foreclosure crisis was caused by people borrowing enormous sums of money and then finding themselves unable to pay it back. The last thing we want to do is risk repeating that all over again.

The reality is that few houses in the United States are designed by architects; I remember seeing a statistic a few years ago that suggested it was roughly 5-10%. There are plenty of other people who think they can design them, such as builders or engineers or Menards. A couple of issues could be present here. Adding an architect to the homebuilding process includes another person that needs to be paid. If you are a builder who is hoping to  Some designs might be considered “too modern” for many suburban neighborhoods that tend to celebrate bland or known styles. This is the  reason you can get stucco houses across the country – people know these but are more skeptical of modernist homes.

The funding is another matter. Salmon suggests that few municipalities should enter into such deals in good or bad economic times. However, where else could people get money to build innovative projects? If government isn’t going to front the money, would private lenders (either well-off banks or wealthy individuals or foundations who want to get into real estate or put their stamp on the physical landscape. Without funding, how much more likely are we to get “normal” or “tried and true” projects and how then do we push things forward in architecture or urban design?

The still somewhat large and pricey “Not So Big” house in the Chicago suburbs

Architect Sarah Susanka has become well-known for her idea of the “Not So Big House.” One of her homes has just been built in the Chicago suburb of Libertyville:

The showcase home, located at the 26-site SchoolStreet Homes development under construction a block east of downtown, is open for weekend tours until May 20. It and the rest of the homes, which are not open to the public, are Susanka’s and developer John McLinden’s take on new urbanism: smaller homes close together, with front porches, a sense of community and walking distance to shops, restaurants and services.

Don’t be fooled, though. When Susanka says not so big, she doesn’t mean small or cheap. The Libertyville home, at 2,450 square feet, won’t be priced until next year when it is put on the market, but other non-Susanka single-family homes on the block start at more than $500,000.

“A lot of builders are building smaller but cheaper,” Susanka said, standing in the furnished home just before it was opened to the public this month. “I believe people are ready for something that is smaller but better.”…

McLinden read Susanka’s books when they were first published and originally invited her to work on one of the houses as a marketing strategy to draw attention to the project. Now they are planning additional collaborations and have been contacted by three other communities about doing similar projects.

In an era where the McMansion is said to be dead and “tiny houses” are growing in popularity, Susanka’s houses stand out for two reasons I’ve noticed before and are also cited in this article. First, these houses are not small. On the spectrum between mansions and tiny houses, Susanka’s houses are very near the national average for the square footage of a new home. As she has said before, the article cites Susanka as saying the homes aren’t small but the space is used well and not wasted. Second, such homes may not be cheap. Perhaps the prices in this story are primarily being driven by being in Libertyville (with a median household income just over $100,000) but then again, Not So Big houses are likely to be built in communities like these.

The emphasis in Susanka’s homes are on two things beyond size and price: quality and fit with the homeowners. Neither of these things are cheap as the homes are not meant to be mass-produced (then they might fall perilously close to tract home or McMansion territory) and the features are customized to the activities and tastes of those who live there. Apparently, there is a market for this.

This could lead to an interesting question: are these primarily homes for educated, wealthy people who appreciate the design features and can afford the prices? Perhaps this shouldn’t be surprising as architects do need to make money and wealthier clients (and higher-end builders) could certainly help. Could Susanka help market her homes even further if she could create and market a smaller version that could be affordable (or in terms more palatable for many suburban communities, “workforce”) housing? Would she want to produce a lot of these homes or would these reduce the appeal of status of these architect-designed homes?

NYC proposal for an underground park

Parks are often considered places to find open sky and sunshine but a recent proposal from two architects for an underground park in New York City turns these ideas on their head:

The pair want to turn the rundown, graffiti-covered trolley terminal under Delancey Street into an underground park, reports CBS 2?s Don Dahler.

“It’s part historical rediscovery of an amazing space; it’s part science-fiction. And I think it’s part just sort of a green, magical community renewal,” Ramsey said…

The ambitious duo were inspired by the overwhelming success of the “High Line” project, an elevated old train line turned park. The proposed “low line” park would take up three blocks underneath the Lower East Side, and would feature actual trees and greenery, thanks to technology straight out of science fiction…

The proposed park, which would be free to the public, has gotten a positive response from the city and the Metropolitan Transportation Authority, and although the developers aren’t sure yet how much it would cost, they’ve already started raising funds for their subterranean vision of the future.

Sounds pretty interesting to me, particularly in the plans for bringing natural light underground. Some people do have a fascination with being underground – see an earlier posts about a proposed underground skyscaper and an “underground temple” and the tunnels below Paris that have become a big tourist attraction.

If anything, New York City should move forward with this just to promote something that is sure to become a big attraction. The allusion to the “High Line” is telling: these architects want to take another abandoned part of the city and turn it into an attractive public space. I could imagine NYC becoming a unique hub for these sorts of spots, leading the world in redesigning brownfield sites into places not only for tourists but for city dwellers looking for an escape.

The only thing that could really derail this is the cost: who is going to pay for this?

A proposal to unite the Great Lakes region

The idea of the megapolis describes uniting metropolitan regions. But what about bringing together an entire region? A Chicago architecture firm has made a proposal to bring together both the American and Canadian sides of the Great Lakes:

The bi-national blueprint from Chicago-based Skidmore, Owings and Merrill is still in its infancy, but the concept has garnered support from several mayors in Canada and the United States. The proposal calls on the two nations to re-imagine the Great Lakes and St. Lawrence River region as a shared space, where Canadians and Americans work together to protect waterways, ease traffic congestion, promote tourism and develop new economic ventures…

The bi-national vision, presented this week at a global green-building conference in Toronto, isn’t so far-fetched. The Brookings Institution in Washington and Mowat Centre in Toronto have been studying the idea, consulting 250 business, government and community leaders. The public-policy think tanks will present their regional blueprint at an international Great Lakes water-quality meeting in Detroit next week…

The Great Lakes-St. Lawrence River region is massive, encompassing Ontario, Quebec and eight U.S. states. It contains about 84 per cent of North America’s fresh water and almost 18,000 kilometres of lake frontage. Nearly a third of Canadians and about a tenth of Americans live here, in more than 15,000 towns and cities…

But with the manufacturing sector waning in many parts of the Great Lakes and glum forecasts of a deepening economic downturn, Mr. Hjartarson says the region should forge closer ties to capitalize on its assets. Those would include top-notch educational institutions, a wealth of corporate head offices and a population of 105 million people. New industries could be created through stronger co-operation. Mr. Enquist, the urban designer, points to renewable energy and green technology as possible opportunities for the region.

This article seems to suggest that environmental concerns, such as clean water and air, would provide the backbone for this partnership with later opportunities for joint infrastructure and economic initiatives.

My biggest question: how in the world could all of the government bodies agree so that things could get done within this partnership? Take the Chicago region as an example: there are many separate taxing bodies so putting together regional plans is very difficult. This proposal would up the ante, putting together many metropolitan regions, Chicago, Milwaukee, Grand Rapids, Detroit, Toronto, Cleveland, Toledo, Buffalo, Hamilton, Montreal, Quebec, and more. And this doesn’t even account for two different nations that would need to make concessions for the region rather than national interests.

On the other hand, this sort of proposal  should be applauded for pushing a new way of thinking about things even if they may be difficult to implement. It could lead to some interesting questions. Again taking Chicago as an example: is Chicago more tied to other Midwestern cities like St. Louis, Indianapolis, Minneapolis, and Omaha or more to Great Lakes cities?

It is also intriguing that this proposal comes from an architecture firm. Have urban planners or government types not thought of something like this?

British architects say British homes are too small

While new American homes have gotten slightly smaller in the last few years and a number of commentators see this as a good thing, the Royal Institute of British Architects says British homes are too small:

The RIBA, which looked at 3,418 three-bedroom homes across 71 sites in England, said the squeeze is depriving thousands of families of space needed for children to do homework, for adults to relax and for guests to stay.

The findings were based on building regulations introduced in London in July which set the minimum space benchmark of 96 sq metres (1,033 sq ft) for an average three-bed home…

But research found the average floor area of new homes is 88 sq metres (947 sq ft). And the most common size is 74 sq metres (797 sq ft)…

In 2009, a report by the Government’s former design watchdog, the Commission for Architecture and the Built Environment, found new homes in Britain were the smallest in Europe.

It revealed homes in Greece and Denmark had almost twice the floor space of UK homes.

The argument here is that these “cramped houses” are “depriving households of the space they need to live comfortably and cohesively.” This is an interesting argument: the smaller house is harming residents, affecting their comfort (physical) and cohesion (social). Can there really be a case made that these homes are causing long-term harm to residents and families? If so, it is the homes themselves causing the trouble or the expectations about how much space the family should have and for whatever reason, can’t have?

Could there be some financial self-interest here on the part of these architects? Does the small average size of British homes necessarily mean that citizens openly desire bigger homes and are not getting their wish?

Are these smaller homes part of a larger effort to reduce the effects of suburbs and sprawl?

How a 6,000 square foot Robert A.M. Stern home in East Hampton escapes being called a McMansion

A basic component of the term McMansion is a large house. But this defense of a large Robert A.M. Stern home in East Hampton shows that this isn’t a necessary component of the term McMansion:

Looking past the seven bedrooms, this Brown Harris Stevens listing on Lee Avenue in East Hampton seems to be an antidote to the McMansion trend currently occurring in the ‘Gauche-ing over’ of the East End, making a seemingly cozy use of its 6,000 square feet…

From the language in the listing, the fully screened-in porch is the work of Robert A.M. Stern (the listing says “Robert Stern” but we’re going to assume that they’ve left the A.M. off for those ‘in the know”), making it a nice, neighboring companion piece to the library and town hall that Yale’s dean of architecture has designed for East Hampton over the last 20 years.

So, while the deck—and attached house—will run you $6.5 million, you will be getting an adorable piece of early 20th century living with a late 20th century porch on roughly an acre of land in the tony Georgica section of East Hampton.

Perhaps I am just being cynical but it sounds like this home is not a McMansion simply because it was designed by a well-known architect. Because of this, it is better quality and more aesthetically pleasing.

If you look at the slideshow pictures, the home does seem to avoid some McMansion design features: no pretentious columns or two-story foyers; the rooms have some traditional features; and the kitchen is not full of granite countertops, a Viking stove, or a Sub-Zero refrigerator (at least as far as we can see).

Still, it is a 6,000 square foot home. Can that much space really be cozy? Only in places like the Hamptons could this size home seem restrained. What about arguments that all big homes are bad (large homes don’t fit with other green products) or need to be regulated (see this recent discussion in Australia)?

An architect places the McMansion in a box of mirrors

An architect recently spoke at Dartmouth and discussed his thoughts about McMansions:

Cruz showed the audience his representation of “McMansions,” or luxury suburban residences, which have become a large part of the ideal American home. Cruz’s “McMansion,” exhibited at museums throughout the nation, is a small plastic model home placed in a box of mirrors. The image repeats into infinite space, epitomizing the monotony of traditional suburban landscapes.

Alternatively, citizens can come together to create new plans for their neighborhoods, Cruz said.

“The mythology of the American dream of ownership has become unsustainable,” Cruz said. “We need to rethink ownership, and rethink how a small house can become a small village.”

Cruz is well-known for his research on the Tijuana-San Diego border and most recently received the Ford Foundation Visionaries Award, which recognizes leaders’ efforts to improve economic opportunities. He is currently a public culture and urbanism professor at the University of California, San Diego, where he co-founded the Center for Urban Ecologies.

It sounds like Cruz defines McMansion in these ways: they are luxury homes, meaning they are expensive and have a lot of features, and they are monotonous (“cookie-cutter”) when placed with a bunch of similar houses in a neighborhood.

Here is a little more about Cruz’s 2008 work titled “McMansion Retrofitted” at the San Francisco Art Institute that emphasizes the spaces created in the suburbs by recent Mexican immigrants:

The areas of San Diego that have been most impacted by this nonconforming urbanism are concentrated in its first ring of suburbanization. At a moment when developers and city officials are still focusing on two main areas of development—on one end, the redevelopment and gentrification of the downtown area and, on the other, the increasingly expansive suburban sprawl resulting from an equally high-priced real estate project supported by an oil hungry infrastructure—it is the older neighborhoods of San Diego’s midcity that remain depressed and ignored. It is here in the first ring of suburbanization that immigrants have been settling in recent years, unable to afford the high rents of the downtown area’s luxury condos or the expensive “McMansions” of the new suburbs, though providing cheap labor for both.

Interesting – Cruz’s preferred neighborhoods sound quite vibrant and diverse. You can read more here about Cruz’s thoughts on how immigrants are changing neighborhoods in San Diego. Also, Cruz has in the past been involved with converting McMansions to multi-family housing (though this home is 70,000 square feet – more of a mansion or a castle).

Architect discusses Bin Laden’s McMansion

I’ve continued to track the meme of Bin Laden’s Abbottabad house being a McMansion and a new mentions trickle in each day. Here is an explanation of the Bin Laden-McMansion connection from an architect at Architect magazine:

It may be unfair to tar your typical New Jersey Neo-Colonial with the brush of a Pakistani compound, especially since Bin Laden’s crib seemed to be home to a multigeneration community of interest and family. It made better use of sprawling space than most nuclear family–inhabited American homes, and I hate to say that it looks from the photographs to be more honestly modern than most of our fake palazzos and palaces.

The bin Laden compound was also not like a true McMansion because it was not about flash. There were no fancy cars in evidence, no landscaping that was put in place every spring and ripped up again in the winter, no garish colors. There was, for heaven’s sake, not even an Internet connection–how did they play games? How did they get onto Groupon?

We have made Osama Bin Laden everything we are afraid of. It is fitting that evil turns out not to lurk in caves, which would be so last millennium, or live in a tent, which would be so the millennium before that. It lives in the suburbs. It turns out that our fear of cities and our distaste of others was something he shared while fostering the paranoia that we might be in danger if we leave our cocoon through his and his cohorts’ murderous programs. So we, or at least the government that many of us do not want to pay for, swooped in, surgically extracting the emblem of that fear. I note that, unlike in so many other operations against our enemies, we left the McMansion standing.

A few things stick out:

1. There are a number of jabs here at McMansions. So we don’t like Bin Laden and we don’t like McMansions – why not put the two together? Seriously, the argument here is that McMansions are emblematic of sprawl, have poor architecture/design, are full of tacky people (who use Groupon! and have garish landscaping!), and they are all about flash.

2. There is another story referred to here: Bin Laden was found in the suburbs, the last place Americans would expect and one that goes against all our fears of people who live in caves or cities. I’ve already written about this and still find it a bit strange to claim that Bin Laden was living a suburban lifestyle in a suburban home when this particular community seems somewhat unique as a miltary community.

3. Additionally, it is claimed that Bin Laden, like Americans, was afraid of cities and others, hence, the need to live in a compound/McMansion in a suburb. Americans do have quite an anti-urban bias and occasional fear of others. There is likely some truth to this but I wonder how the average American might respond to being equated to Bin Laden.

4. Is it safe to presume that the last sentence indicates that the author would have preferred that this particular raid have destroyed the Bin Laden McMansion? If so, is it more because it was home to Bin Laden or because it is a McMansion?

Overall, this a good piece for illustrating the common critiques of McMansions.

The Katrina Cottage versus the McMansion

After Hurricane Katrina, there was a need for innovative housing designs in order to quickly rebuild the city’s housing stock. One such design was the Katrina Cottage, a 308 square foot dwelling that was quite portable but was well made and fit with existing architectural themes. The Chicago Tribune asked an employee of an urban planning firm who lives in one of these homes why exactly these homes did not catch on:

Q. You’ve said these little houses have a lot of fans who are attracted to their simplicity and see them as the anti-McMansion. Why didn’t Katrina Cottages catch on?

A. Well, you know, this kind of project would be illegal in most places; building codes restrict room size, and zoning codes restrict lot size. It wouldn’t work in a suburban subdivision; it has to be a small infill development. Dropped randomly into (traditional) subdivisions, the houses look eccentric and experimental.

The reason it works in Ocean Springs is that it’s around similar houses and it’s within walking or biking distance of places to eat and drink, a grocery store, a YMCA, hair salons, barbershop and retail. I rode a bike everywhere and didn’t need a car. If you have easy, walkable access, you don’t need all kinds of stuff in your house.

You see, in a conventional suburban development, they’ve taken an entire town and compressed it into a McMansion — you have the bar somewhere, you have the basement rec room, there’s the TV room, the coffee shop in an espresso machine. There’s a room with workout equipment. In a conventional subdivision, you have to (put all those features into the house) because you don’t have access to anything you can walk to.

There are a few developments based on the idea — there’s Cottage Square, where I stayed. Ross Chapin, a developer in Langley, Wash., builds so-called “pocket neighborhoods” — he’s got people buying 400-square-foot homes for $600,000. And Lowe’s created and still sells plans and kits for (individuals) who want these houses.

Several things are interesting in this response:

1. Conflating all suburban homes with McMansions is a common mistake.

2. The idea that suburban developments don’t want anything too different in terms of design or architecture is accurate. Homes that look too different might just negatively affect property values. On top of this, the idea that many places would find these homes to be illegal seems silly but is likely true.

3. I would be very interested to know what would lead people to pay $600,000 for a 400-square foot home. Check out Ross Chapin’s designs here.

4. You can read more about Ben Bowen’s thoughts here. It sounds like his argument for these small houses includes a certain kind of neighborhood where amenities and daily needs are within an easy walk. These ideas seem quite similar to those of New Urbanism.
