When Mediterranean McMansions threaten the local architecture

An article about local Tampa architecture notes McMansions might define the city’s structures:

When one thinks of Florida architecture, if one thinks of Florida architecture, Disney World might come to mind. Or the ubiquitous Mediterranean McMansion in a gated golf-course community. Or the art deco hotels of Miami Beach.

Tampa architecture? Not so much. But there is more to the Cigar City than the iconic University of Tampa, the Museum of Science and Industry and some glass bank towers.

Tampa architecture, says John Howey, FAIA, himself one of the city’s architectural grand guard, is like Cuban bread, the kind served at the city’s landmark Columbia restaurant…

To summarize his city’s architecture, Howey returned to the Spanish/Cuban food analogy.

“It is so like paella,” said Howey. “When you put it all together, it is very tasty. Taken separately, you would think they would clash.”

My take on reading this article is that Tampa doesn’t have much of a unifying architecture style outside of some modernist structures. Perhaps this is because it is a relatively recent big city; it’s biggest growth period was from 1950 to 1960 when the population increased from 124,861 to 274,970.

Two thoughts:

1. What would it take to give a city like Tampa its own style? Could it be done through constructing key buildings, like civic institutions, in a particular style? Would it require a number of architects banding together? Styles don’t just come out of nowhere.

2. New Urbanists often argue that their developments should be based on local styles. Would they adopt a more generic Southern style in Tampa or perhaps a beach house type of design?

Scaffolding makes buildings possible

Constructing large buildings and repairing them requires a somewhat simple yet crucial element: scaffolds.

Scaffolds, fundamentally and philosophically, allow for newness—but they are, in every other way, very, very old. The caves of Lascaux, home to paleolithic paintings thought to be the first evidence of humanity’s expansion into artistry, feature sockets in their walls—borings that suggest Earth’s earliest expressionists relied on scaffolding to do their work. There’s evidence of scaffolding—wood, secured with knotted ropes—in ancient Greece. And in ancient Egypt.

In more contemporary times, scaffolds have become ubiquitous. In cities, scaffolds are part of the everyday sightscape, so saturated that they become almost invisible. We duck under them on sidewalks. We hang signs on them, taking advantage of their impermanent platform. We sense their message: that building is happening, that things are changing, that progress is marching on. And we sense that, in their way, they are generous. They are with us, in large part, to help something else come into being.

They may be considered ugly by some but they are indispensable. With them, you can reach great heights without machines. Imagine cherry pickers tall enough to reach the top of the Washington Monument or using helicopters for such work.

While they are necessary parts of our infrastructure, I don’t know that I would go so far as to celebrate their presence on the Washington Monument or other great landmarks. Two quick examples where I have seen scaffolding in action:

1. When I was in grad school at the University of Notre Dame, the school undertook a regilding of the golden dome on the Main Building. This isn’t just a gold color; the school uses gold leaf on the exterior. However, this led to an outcry from seniors that they wouldn’t be able to take graduation pictures in front of the dome because of the scaffolding. If I remember correctly, the school removed the scaffolding for graduation weekend and then started up work again.

2. On a couple of Hollywood studio tours, we saw the interiors of the some of the backlot sets. It might look like a New York City street but once you walked inside, you saw that it was a facade with a bunch of scaffolding inside on the backside of the exterior walls.

In both cases, the scaffolding was a necessary part of the process but it is not the main point. The job of scaffolding is to get out of the way to leave a more impressive structure behind. Perhaps scaffolding at the Washington Monument provides a change of pace but it is meant to be temporary. Like a lot of good infrastructure, you shouldn’t have to consider its necessity if it doing its job.

Architecture to improve your health and increase your happiness

Check out this guide from the American Institute of Architects on how certain designs can improve your health. A few examples:

Research indicates that short-term exposure to noise may negatively affect mental  well-being; prolonged exposures may exacerbate other issues, including aggression…
Stairs Can Save Lives: Well-integrated and -designed staircases can increase physical activity and cardiovascular health. A Harvard study found that men who climbed at least 20 floors per week had a 20 percent lower risk of stroke or death from all causes. New York City’s Active Design Guidelines recommends stair-design strategies that may increase physical activity.
Toxic Gas: Off-gassing from high VOC (volatile organic compound) materials can trigger respiratory health problems such as asthma or allergies in both users of buildings and the people who build them. A child that sleeps in a bedroom with fumes from water-based paints and solvents is two to four times likely to develop allergies or asthma…
Eyes on the Street: Street-level doors and windows encourage walkability and foster a strong sense of community, which aids people’s sense of environmental safety and broader community health. In a Bronx, N.Y., neighborhood where crime is prevalent, the Betances Community Center, designed by Stephen Yablon, AIA, illuminates a central staircase and gymnasium in natural light, wrapping its ground-level façade in windows as well. These transparencies give the building a welcoming presence and offer views to a public park across the street.

A lot to have to consider when designing and constructing a building. It is interesting that a number of these suggestions cross multiple areas of need. For example, stairs are necessary for safety if elevators stop operating. Toxic gas from VOC materials is a green issue. Eyes on the street is a classic phrase from Jane Jacobs to describe the kind of vibrant street life that helps social control without the need for formal policing. But, to also pitch these as health issues is likely a nice marketing tool. Not only can architects design a well-functioning building, they can improve people’s health outcomes.

In pointing to this story, Curbed provides a quote that architects can even do more: they “are often the architects of our happiness and unhappiness as well.” What can’t architects do?

Height battle between Willis Tower and One World Trade Center reveals each city’s insecurities

One World Trade Center may have been officially declared the tallest building in the United States but one writer argues the debate is really about Chicago’s and New York City’s insecurities:

What this whole thing really measures isn’t the size of a pair of buildings—it’s the size of each city’s insecurity. New York has its hollow confidence, and Chicago has its inferiority complex. Each is painful, but both can be soothed by the balm of the biggest building. Helpful reminder: The reason that Western Hemisphere asterisk has to be applied to the Willis / World Trade debate is because, among the tallest buildings worldwide, these two barely make the top 10.

The tallest building thing is just a stand-in for the real question: Which is the better city? You’ll need a different kind of Council on Urban Habitat to really get to the bottom of that.

Which is the better city? New York City is consistently ranked as the #1 global city. New York has more glamor, more of the global financial industry, more people than other cities in the United States, and one of the most impressive concentrations of people, buildings, and wealth in Manhattan. Chicago has its place as the quintessential American city (from its explosive growth in the late 1800s, its place as a transportation hub, the birthplace of numerous financial industry and commodity trade inventions, and its contrasts of wealth and poverty) and architecture.

But, all places have imperfections. See an earlier post about Chicago’s insecurities. And, it also depends on which other cities are in the comparisons: New York City is commonly compared to the world’s greatest cities including London, Paris, Berlin, Tokyo, and Hong Kong. Chicago, on the other hand, contends with two larger U.S. cities (including Los Angeles, a city that doesn’t seem to get caught up in these debates) and perhaps the next tier of global cities.

How exactly a building settles these concerns is beyond me. As the article notes, there are other buildings around the world – in some that rank lower on the scale of global cities, places like Dubai, Mecca, and Shenzhen – that are as tall or taller.

Determining whether concrete buildings in LA are endangered by earthquakes

The Los Angeles Times looks at a number of concrete buildings in LA that could be at serious risk in an earthquake:

Despite their sturdy appearance, many older concrete buildings are vulnerable to the sideways movement of a major earthquake because they don’t have enough steel reinforcing bars to hold columns in place.

Los Angeles officials have known about the dangers for more than 40 years but have failed to force owners to make their properties safer. The city has even rejected calls to make a list of concrete buildings.

In the absence of city action, university scientists compiled the first comprehensive inventory of potentially dangerous concrete buildings in Los Angeles.

The scientists, however, have declined to make the information public. They said they are willing to share it with L.A. officials, but only if the city requests a copy. The city has not done so, the scientists said.

Pretty interesting look at how concrete buildings can be built to withstand earthquakes. The key issue here seems to be retrofitting: should it be required and if so, how much would property owners complain about the cost? As the article notes:

Earthquake safety has rarely been an issue that draws deep public passions and outrage. Most seismic regulations are approved in the wake of destructive earthquakes, but there hasn’t been one in California in nearly 20 years.

In other words, occasional disasters allows room for complacency. When the events are rare, people will question whether the money should be better spent elsewhere. This is part of the debate over other disasters as well like: how should buildings in Tornado Alley be constructed if tornadoes might occur? Should New York be protected from hurricanes and rising water levels by constructing gates and barriers? How much should be spent on levees in New Orleans to avoid situations like that after Hurricane Katrina?

New York’s skyline and buildings on 9/11 and today

This set of photos compares New York’s skyline and buildings on September 11, 2001 to its current state. As you might expect, there is still quite a bit of construction going on. But, after a flurry of conversation in the years after 9/11 about how New York would rebuild, I have heard little in recent years about how this all might transform these spaces in New York City. The new One World Trade Center Place – the Freedom Tower – is interesting but how will it fit in with the surrounding neighborhood, fit in with New York’s skyline, and change New York’s identity?

When a new building can melt cars, the building is not a good neighbor

Here is a story out of London of a new impressive-looking glass building that has an unfortunate side effect: it focuses the sun on a nearby area and causes destruction.

A new London skyscraper that reflects sunlight at an intensity capable of melting parts of a car became the latest attraction in the city’s financial district on Tuesday as the developers acted to find a quick fix.

The glass-clad tower, dubbed the Walkie Talkie for its distinctive flared shape, was blamed this week for warping the wing mirror, panels and badge on a Jaguar car parked on the street below the 37-storey building that is under construction.

Business owners opposite 20 Fenchurch Street pointed to sun damage on paintwork on the front of their premises and carpet burns. TV crews fried an egg in the sun beam reflected from a concave wall of the tower watched by bemused spectators…

The architect is Uruguayan-born Rafael Vinoly and the building’s concave design means developers can squeeze more money from its larger upper floors, where the views over London promise to be magnificent and rents are higher.

It is not the first time a Vinoly building has been linked to intense rays of sunlight. The Vdara Hotel in Las Vegas allegedly produced intense areas of heat, according to reports in U.S. media three years ago.

Perhaps there is room to wax about humanity’s attempts to tame nature and yet we can’t even master the angle of the sun’s rays.

But, this would also be a good time to note that buildings don’t exist in isolation to their surroundings. I remember talking with an architect a few years ago and talking about how architects might think about the larger social fabric, not just the footprint of their specific development. There is a lot of work that goes into designing big buildings but that can be for naught if the building sticks out from the surrounding area. This doesn’t mean all buildings have to be of the same design or look the same; fitting into particular styles is one part of it (think of the similarities of the tallest buildings in Chicago’s skyline) but so is whether the building is inviting to people passing by. New Urbanists make this argument: Americans have tended to stress the private realm of single-family homes but homes can also be oriented to the neighborhood, helping to promote social interaction through some design choices. Does the new building contribute to or detract from public spaces? This is particularly important in dense urban spaces – London definitely qualifies – where space is at a premium.

If your building is burning nearby areas or blocks the sunlight in drastic ways or presents a monolithic front to what was a lively street, then the building is not being a good neighbor. Looks and maximizing floor space aren’t everything; there is a social dimension to buildings that goes a long way toward whether the building is well regarded for decades or not.

Comparing teardown McMansions to “heirloom” homes

One way to argue against teardown McMansions is to compare them to “heirloom” or “heritage” homes:

THE North Shore Heritage Preservation Society says the North Shore’s municipalities need to tighten their rules around heritage homes or risk losing them to developers’ wrecking balls.

This, after the group has learned a heritage designated home in Edgemont Village has been demolished, only to have the lot listed for sale with plans for a five-bedroom, seven bathroom “McMansion” to occupy it…

Designed by noted local architect Fred Hollingsworth in 1950, the home at 2895 Newmarket Dr. was razed after the District of North Vancouver issued a demolition permit on July 3. Buildings that date back to the North Shore’s formative history or homes once lived in by important people have an intrinsic value worth protecting, the group argues, comparing the homes to family heirlooms.

“The heritage buildings we see around us are our link to our past and sweeping them away means we sweep away all evidence of where we come from,” said Peter Miller, society president. “In this particular case, we regret very much that the system permitted this to happen. It’s very sad.”…

“There is an emotional attachment that an old building has to the past. If you go up to a front door, which was there almost 100 years ago, and touch it, you can feel that people have been going in and out of that door for 100 years,” he said. “When you go up to a door that looks essentially the same but came from Rona, there’s none of that emotional connection to the past.”

This argument makes some sense: buildings and homes and the styles in which they were constructed help provide a sense of tradition and continuity with the past. Buildings are functional structures – humans need shelter – but they are also social by virtue of the social interactions and meanings attached to them. Using the term “heirloom” helps make this point by suggesting the houses are something emotionally laden that a community bequeaths to future generations.

But, at the same time, the article mentions more details about several of the older homes that have demolished. One home was a “post-modern home.” I assume this means something like a modernist home, more about straight lines and newer materials (steel, glass, concrete, etc.). Another one of the demolished homes was a 1910 home. Are a modernist home and a 1910 home of the same ilk? Other communities are facing issues of what to do with modernist homes as they may be old and automatically historic (just like McMansions might be in several decades) but they haven’t never really quite fit with more “normal” architectural styles. More broadly, what homes should count as historic?

Destroying city buildings with no debris

The New York Times highlights new techniques for “stealth demolition” so that large urban buildings can be demolished with little mess:

At times the techniques seem to defy gravity, or at least common sense, for although the buildings appear intact, they slowly shrink. The methods, which make for a cleaner and quieter work site, may eventually find favor in New York and other cities as aging skyscrapers become obsolete and the best solution is to take them down and rebuild.

The latest Tokyo high-rise to get the stealth treatment is the Akasaka Prince Hotel, a 40-story tower with a distinctive saw-toothed facade overlooking one of the city’s bustling commercial districts. Since last fall, its steel and concrete innards have been torn apart, floor by floor, starting near the top, by hydraulic shears and other heavy equipment. The building has been shrinking by about two floors every 10 days; this month it will be gone, to be replaced by two new towers…

The cap helps keep noise and dust down compared with more conventional methods of demolishing tall buildings, which involve erecting a scaffold all the way up and around the structure but leaving the top exposed. “All the work is inside the covered area,” Mr. Ichihara said. “The noise level is 20 decibels lower than the conventional way, and there’s 90 percent less dust leaving the area.”…

It is unclear whether demolition contractors in the United States will adopt any of the Japanese methods; even in Tokyo many buildings are demolished in more conventional ways. (With the new techniques, setting up the project can be more expensive, but the demolition often takes less time than with conventional methods.)

We put a lot of effort into thinking about how buildings are constructed but less effort in thinking about how to effectively repurpose them or tear them down. Perhaps the owners of many new buildings aren’t terribly concerned with the long-term prospects of a building but the buildings aren’t just about the initial occupants and become part of a community.

Just a quick thought: with the relatively slow pace of demolition, how many people who see these large buildings day-to-day notice the demolition? I suspect for some that the building will disappear and they won’t notice until the end.

Architezer’s list of the top 10 US buildings

In response to a recent PBS show titled “10 Buildings that Changed America,” Architizer puts out its own top 10. They admit that their list is a little different:

Sure, the criteria governing our choices are more architecturally inclined — you won’t find the White House or even the Empire State Building here — and our tastes, unabashedly modern, but it’s undeniable how each of the buildings listed here have significantly contributed and even altered our built environment.

So these aren’t really the same lists – it seems like PBS was going for the most important socially and culturally through all of America’s history while Architizer is reflecting more modern architectural interests. The list features Wright, le Corbusier, and van der Rohe (x2). The geographic distribution is interesting as well: 2 in New York City, 1 in Boston, 1 in LA, 1 in Seattle, and then the rest are scattered throughout the country. Interestingly, at least for people in Chicago where there are frequently claims that modern architecture really took off in the city, no building from Chicago is on the list.

I would be fascinated to see how many Americans know about the 10 buildings on the list. Maybe they could identify two or three, with perhaps Fallingwater and the UN Building being the most well-known?
