Author argues the singular American suburban dream is splintering into multiple dreams

In the new book The End of the Suburbs, Leigh Gallagher argues the suburban dream is changing:

That gets to what you say at the very end: the American dream won’t be singular anymore. There will be different dreams.

And they will be dreams. They won’t be houses. They won’t be buildings. Somewhere along the way the American Dream morphed from being a dream, an opportunity, to being a house. That’s no longer the case for a lot of people…

The future you outline are these “urban burbs”-style developments where people don’t have to drive more than a mile or two and they can reach other urban burbs by transit. How close are we to that on a broad scale?

We’re far away from being these network of nodes where everybody is hooked up to everyone else by public transit and we all read three hours more a day. We’re far from that. But the important thing is, people are recognizing that we can’t just keep doing what we’ve been doing. It’s not satisfying people. And it’s no longer meeting the market demand. Home-builders only react when they think the market wants something. And they’re starting to react.

One could argue that even at the peak of mass suburbanization, sometime between the late 1940s and mid 1960s, there have always been some different visions of suburbia. The common image is similar to what happened in the Levittowns: mostly white city dwellers fleeing the city and seeking out more private spaces in the suburbs. But, even then there were pockets of different kinds of suburbs, whether they were more industrial suburbs, suburbs with mostly African-American residents (see Places of Their Own by Andrew Wiese), and working-class suburbs (see My Blue Heaven by Becky Nicolaides).

Thus, this may an issue of the dominant trends in building and development (more urban suburban places) but it is also about the dominant image or narrative of the suburbs, particularly that of critics, falling apart. If suburbs become more dense on the whole, does it make them more palatable to everyone? How dense do they need to be before they are viewed as something very different?

Photographing some of the densest housing on earth in Hong Kong

Check out a few photos of the dense high rises in Hong Kong:

As one of the most densely populated regions in the world, Hong Kong boasts not only the number one spot on Forbes’ list of escalating real estate markets, but also some of the most packed housing towers on Earth (at least one of which includes an honest-to-goodness 16.4-square-foot apartment). Captivated by these tightly crammed stacked cities, of sorts, German-born photographer Michael Wolf created tapestry-like shots of the residential buildings, cropping context to make the scope of each photo seem all the more mind-bending. In Hong Kong, architecture is “driven by function, not form and one tower block can only be distinguished from the next by the bold colour schemes of its façade,” he says, which means each piece in his Architecture of Density series, published earlier this year in a book by the same name, is pattern-driven and geometric; it’s so reminiscent of computer code that the human element nearly disappears altogether.

It would be interesting to see how people react to these pictures and these building designs. The headline to the story suggests these buildings are “sterile” but I could imagine other reactions: there is an order (and perhaps even some symmetry) to these structures; these buildings are stark and devoid of character; perhaps the buildings have to be this way to squeeze in so many people. Of course, these buildings don’t have to look this way; ornamentation doesn’t necessarily limit density. But, these buildings are the product of a particular era, context, and purpose.

Here is some more from the London School of Economics on Hong Kong’s density and the architecture and planning that has gone into it:

The urban area of Hong Kong has the highest population and employment density in the world. Measured at block level, some areas may have population densities of more than 400,000 people per square kilometre. As of 2011, there are seven million people for its 1,068 square kilometres (412 square miles) of land. However, more than 75 per cent of this land comprises no-built-up areas. The high concentration of people in just a few square kilometres is due partly to the fact that new town development did not take place until well into the 1970s and therefore most of the population (which had experienced a post-war boom in the 1950s) had to be accommodated in the main urban area along the waterfront of the Victoria Harbour on Hong Kong Island. The high price of land in Hong Kong also contributes to its high-density development…

Over the past few years, Hong Kong has developed the following planning, design and management measures to continue improving its high-rise living environments:

External environment of buildings
1) Better planning and design so that buildings are positioned further apart and have more open space;
2) Improved transport management by prioritising the development of mass transit and focusing on pedestrian movement in order to keep traffic congestion in check;
3) Creation of space by fully utilising the already-existing areas within buildings, such as roof tops and podiums, and transforming them into community and recreational spaces;
4) A trend towards large-scale property developments, which allows a greater consolidation of space in order to provide community facilities and ease of movement between locales;
5) The use of new building technology and materials to break the monotony of a district, while outdoor escalators facilitate the movement of pedestrians; and
6) Public education campaigns to encourage people to contribute to maintaining a clean environment.

All of this makes for quite a sight, even compared to the density of Manhattan.

No one-size-fits-all approach for building a downtown baseball stadium

A new study examines the divergent outcomes after the construction of new baseball stadiums in downtown Denver and Phoenix:

That Coors and Chase Fields had diverging fates is no accident but rather the result of poor planning, write Arizona State researchers Stephen Buckman and Elizabeth A. Mack in a recent issue of the Journal of Urbanism. Phoenix’s attempt to copy Denver’s success shows that sports stadiums are not a one-size-fits-all solution to downtown redevelopment efforts. On the contrary, Buckman and Mack argue, these projects must strongly consider the natural form of the city to avoid failure:

A key consideration that is often overlooked in the planning phase of these projects is the historical urban growth patterns and resulting urban form of the cities in which stadium development projects are proposed.

Buckman and Mack conducted a point-by-point review of both stadiums in their effort to determine what factors contributed most to their success, or lack thereof. They quickly found that population differences weren’t the source of the difference. Phoenix and Denver had similar demographic profiles at the time the fields were being proposed, with no marked variations in age of the potential fan base or ability to pay for tickets.

Where they began to see a clear difference was in urban form. Metropolitan Phoenix is a widespread area without a distinctive downtown core. Its satellite cities of Glendale, Tempe, and Scottsdale all have significant attractions and downtowns of their own that create what the researchers call a “centrifugal effect” on potential visitors to downtown Phoenix. By some estimates, Phoenix has the least developed downtown core in the country.

Denver, on the other hand, has a historic core that dates back to the city’s founding in 1858. In addition, the city itself is far less expansive: encompassing only about 150 squares miles, to more than 9,000 for metropolitan Phoenix. The result of this urban form, for Denver residents, is a considerably more convenient proximity to the stadium.

More broadly, it sounds like having key structures in and near the baseball stadium is very important, perhaps even more so than the particulars of the stadium itself. In other words, building a stadium with little already existing around it might have little impact on the surrounding area. Downtowns work because they are clusters of activity; there are not just office buildings but also nearby residences, restaurants, and cultural institutions that help insure a broad range of visitors to the downtown. Baseball games then become another activity that people want to go to because the games are part of the scene of the whole area.

I visited Coors Field for the first time this past August during the 2012 American Sociological Association meetings. Since I was staying near the Convention Center, we had to walk about 15 minutes to the stadium. The walk was pleasant in itself; Denver has a nice scene between these two destination points. Unlike some other major cities where the downtown is dominated by large buildings, this area has primarily low-rise buildings. People are outside walking around or eating. The stadium itself seemed to be at the edge of the downtown area closer to I-25 but it was clear plenty of other fans were also walking through the surrounding LoDo neighborhood and enjoying the night.

Another question I would ask as a baseball fan: could attendance be boosted in a more dispersed region if the team was winning? Or do parks like Wrigley Field win at attendance with little effect of record because fans want to have the experience?

By the way, here is a picture from my seat. While Coors Field might be more successful than Chase Field, the team was not good last year and there were plenty of empty seats as well as cheap seats online.

Six reasons Gen Y isn’t interested in cars

Howard Tullman gives 6 reasons in answer to the question “Why doesn’t Gen Y care about cars?

If I had to vote for one of these reasons as being most important, I might go with number four. Owning a car is simply expensive and requires a long-term investment. Cheap reliable cars, say, under $5,000, can be difficult to find and the costs of insurance, maintenance, and depreciation are very real on top of expensive gas.

But, I think there are a few other reasons Tullman missed that could fit under his first and fifth reasons. Under emotional ties, it isn’t just that people don’t see owning a car as a “civic duty” but that Generation Y and younger have emotional ties to other objects like computers, video game consoles, and smart phones. Additionally, an interest in living in more urban areas might fit under environmental considerations plus the other bonuses such as culture and “scenes” present in big cities that are much more difficult to find in suburbs. Living in denser areas is seen as greener and such areas often offer more opportunities for mass transit or walking and biking.

A few other thoughts about the six reasons:

1. I think the interest in mechanical abilities has definitely shifted from analog objects, like cars, to digital objects. Generation Y is interested in “mechanical” activity but in a very different way.

2. Political and regulatory changes may discourage driving to some degree with stricter standards but this could also work in the favor of cars. If gas mileage increases significantly in the coming years, cars could be greener and small ones, in particular, could fit an urban ethos. The trick here might be making sure that these regulations don’t increase the costs of cars in such a way to discourage purchases. And, it remains to be seen if the federal government will significantly shift money toward mass transit and further encourage people to drive less.

Seeing American population density one person at a time

A MIT graduate student has put together new maps of American population density by plotting each person on a map:

Brandon Martin-Anderson, a graduate student at MIT’s Changing Places lab, was tired of seeing maps of U.S. population density cluttered by roads, bridges, county borders and other impediments.

Fortunately for us, he has the technological expertise to transform block data from the 2010 Census into points on a map. One point per person, and nothing else. (Martin-Anderson explains the process in more depth here.)

At times, the result is clean and beautiful to the point of abstraction, but when you know what you’re looking at, it’s a remarkably legible map. And while it resembles, broadly, Chris Howard’s political map of density that appeared after the presidential election, Martin-Anderon’s map can be magnified at any point. Users can watch each of the country’s metro areas dissolve from black to white. Even stripped of the features (roads, rivers) that shape human settlement, density has its own logic.

The maps show some different spatial patterns. For example, look at the different between some of the Northeast Corridor and the Midwest:

I don’t know that it is right to see density has its own logic; there are underlying factors behind these patterns. Topography is one factor but we could also look into how cities and suburbs expand (and there are a variety of sociological explanations about this including profit-seeking, competition for land, and global forces) and might also think about this in terms of social networks (the Northeast is denser, the Midwest more spread out).

Additionally, what about the flip side of these maps: there is still a decent amount of less dense space in these maps. We tend to focus on the largest population centers, several of which are represented on these maps, but the really dense areas are still limited. I suppose this is a matter of perspective: just how much less dense space do we need or should we have around and between metropolitan areas? Some of this would be affected by land that cannot be used profitably and well or land that is used for farming.

One caveat I have about how these maps were presented: shouldn’t they be at the same scale to really make comparisons?

Using the newer measure of population-weighted density

Richard Florida writes about how the Census Bureau is using a new measure of population density:

A new report from the U.S. Census Bureau helps to fill the gap, providing detailed estimates of different types of density for America’s metros. This includes new data on “population-weighted density” as well as of density at various distances from the city center. Population-weighted density, which essentially measures the actual concentration of people within a metro, is an important improvement on the standard measure of density. For this reason, I like to think of it as a measure of concentrated density. The Census calculates population-weighted density based on the average densities of the separate census tracts that make up a metro.

The differences in the two density measures are striking. The overall density across all 366 U.S. metro areas is 283 people per square mile. Concentrated or population-weighted density for all metros is over 20 times higher, at 6,321 people per square mile.

This Census report is not the first to use population-weighted density. A 2001 study by Gary Barnes of the University of Minnesota developed such a measure to examine sprawl and commuting patterns. In 2008, Jordan Rappaport of the Kansas City Fed published an intriguing study in the Journal of Urban Economics (non-gated version here), which looked at the relationship between density (including population-weighted density) and the productivity of regions. Christopher Bradford, who blogs at his Austin Contrarian, has also advocated for using population-weighted density to better understand urban development…

New York and Los Angeles are good examples of the differences between these two density measures. While they are close in the average density — 2,826 for New York versus 2,646 for L.A. — the New York metro has much higher levels of concentrated or population-weighted density, 31,251 versus 12,114 people per square mile. San Francisco, which has lower average density than L.A. (1,755 people per square mile), tops L.A. on population-weighted density with 12,145 people per square mile.

It sounds like the new density measure uses the average densities of Census tracts which then limits the effect of sprawl as these less dense tracts, of which there are necessarily more in burgeoning metropolitan regions, are averaged out by the denser tracts. In other words, the effects of sprawl are less pronounced in this newer measure.

This reminds me of an interesting density fact: if you use the basic measure of density (total population of metro land divided by land in the metro area), the Los Angeles metro region has a higher density than New York City. But, of course, New York City is much more dense at its core while LA is more known for its sprawl.

A mass transit revolution in Los Angeles?

Matt Yglesias argues that Los Angeles has turned the corner in promoting mass transit and is poised to become “America’s next great mass-transit city”:

The process started in earnest with the construction of the often-scoffed-about Red and Purple subway lines in the 1990s. This began to create the bones of a major rapid transit system. But it’s kicked into overdrive in the 21st-century thanks to the confluence of three separate incidents. First, Rep. Henry Waxman, the powerful House Democrat who represents L.A.’s Westside, went from being a NIMBY opponent of transit construction to an environmentalist booster. Second, Antonio Villaraigosa  was elected mayor in 2004. Third, in 2008, L.A. County voters passed Measure R, a ballot proposition that raised sales taxes to create a dedicated funding stream for new transit. Thanks to Measure R and Waxman, a new Expo Line connecting downtown to some of the Westside is already open, and work will begin on a “subway to the sea” beneath Beverly Hills soon. The same pool of money also finances expansion of the light rail Gold Line and the rapid-bus Orange Line while helping hold bus fares down…

Perhaps most importantly of all, the city is acting to transform the built environment to match the new infrastructure. A controversial plan to rezone the Hollywood area for more density has passed. The city has also moved to reduce the number of parking spaces developers need to provide with new projects, following the lead of the smaller adjacent cities of Santa Monica and West Hollywood. A project to reconfigure Figueroa Boulevard running south from downtown toward Exposition Park as a bike-and-pedestrian friendly byway is in the works, and pending the outcome of a November ballot initiative, a streetcar may be added to the mix. At the northern end is the massive L.A. Live complex of movie theaters, restaurants, arenas, hotels, condos, and apartments—the biggest downtown investment the city had seen in decades, constructed between 2005 and 2010. At the southern end of the corridor is the University of Southern California, which is planning to redevelop its own backyard to look a bit more like a traditional urban university village.

Los Angeles continues, like almost all American cities, to be primarily automobile oriented. But the policy shift is having a real impact on the ground. The most recent American Community Survey showed a 10.7 percent increase in the share of the metro area’s population that relies on mass transit to get to work, matched with a 3.6 percent increase in driving. And that’s before several of the key Metro projects have been completed or the waning of the recession can drive new transit-oriented development.

As work continues, people will find that Los Angeles has some attributes that make it an ideal transit city. Consultant and planner Jarrett Walker notes that the city’s long straight boulevards make it perfect for high-quality express bus service. And then, of course, there’s the weather. Something like a nine-minute wait for a bus, a 15-minute walk to your destination, or an afternoon bike ride are all more pleasant in Southern California than in a Boston winter or a sweltering Washington August. As a quirk of fate, the East Coast of the United States was settled first, so cities with large pre-automobile urban cores are clustered there. But the fundamentals of climate and terrain are more favorable to walking and transit in Los Angeles than in New York. The city could have simply stuck with tradition and stayed as the first great metropolis of the automobile era. But it’s chosen instead to embrace the goal of growing even greater, which will necessarily mean denser and less auto-focused. While the Bay Area and many Northeastern cities stagnate under the weight of oppressive zoning codes, L.A. is changing—by design—into something even bigger and better than it already is.

Three other factors I think are in Los Angeles’ favor:

1. The metropolitan region is actually denser than all others in the United States:

The nation’s most densely populated urbanized area is Los Angeles-Long Beach-Anaheim, Calif., with nearly 7,000 people per square mile. The San Francisco-Oakland, Calif., area is the second most densely populated at 6,266 people per square mile, followed by San Jose, Calif. (5,820 people per square mile) and Delano, Calif. (5,483 people per square mile). The New York-Newark, N.J., area is fifth, with an overall density of 5,319 people per square mile

Mass transit works best in denser conditions when more people are within reach of mass transit stops/stations and it is more difficult to maintain and park a car. Los Angeles is rightfully known for sprawl but it is denser sprawl.

2. Los Angeles does have an earlier history of mass transit: streetcars were widely used in the early 1900s.

During the early and mid-1900?s the historic streetcar served as a popular mode of transportation along Broadway.  The Los Angeles Streetcar system was primarily operated by Pacific Electric (1901-1961) and developed into the largest trolley system in the world by the 1920?s. This breath of scale enabled residents and visitors alike to routinely traverse the Los Angeles region, and connected many of Southern California’s communities. The system operated for over half a century, and at its peak traversed over 1,100 miles of track with  900 electric trolley cars; this dense network produced a rate of public transit usage higher than San Francisco does today on a per capita basis.

For years the system was considered by many to be “the vital cog in the city’s transportation system,” and according to author Steven Ealson, provided transportation for millions who enjoyed the streetcar so much they would “ride for miles simply for fun or for transportation to places of amusement.” The demise of the streetcar began with the unprecedented development of single-family tract housing designed and built to accommodate automobiles. This pattern of development quickened during post-war housing construction, and accelerated the demise of the streetcar system as the region became dependent on private transportation.

3. I wonder if a larger proportions of Los Angeles residents and leaders are simply fed up with highway traffic and want to now look at different options. Remember “Carmageddon“?

Looking for the future of housing at the Solar Decathlon in Madried

Check out three designs from an international housing competition in Madrid: a “Heliomet SunBloc” house, the Bee House, and a house made out of recycled wood and mushroom spores:

London Metropolitan University’s “Heliomet SunBloc” European Solar Decathlon house combines novel construction methods with unusual materials. The house is designed so that it can be placed on the rooftops of existing buildings or other disused areas, answering a difficult question about future suburban growth. Allied with a PV-T (PhotoVoltaic-Thermal) array, the design would help supply electricity and hot water not only to its own structure, but to the host building as well.

The primary material consists of relatively low-cost and lightweight EPS foam that allows unique interior and exterior designs to be created. …

The Bee House … makes extensive use of living walls and green roofs planted with bee-friendly vegetation. This built-in beekeeping system, completed by a backyard hive, serves to pollinate the home’s surrounding garden areas, which keep the homestead stocked with homegrown veggies as well as honey. The Bee House includes a work area and boutique shop where honey and beeswax-based soaps and candles can be sold to the public, perfect for the urban farmer with an entrepreneurial bent…

To say that this house is aspirational is putting (it) lightly, as the structure can’t currently be built as designed — largely because it’s constructed around a wall system based on recycled wood that has been colonized by mushroom spores. The myco-treatment, so to speak, creates a fire- and mold-resistant, highly insulating building block ideal for green building. Oh, and it produces two edible mushroom crops in the process. (Call it the 100 Mile House meets the 100 Mile Diet.)

We are probably a long ways from seeing any of these three designs in practice. However, they do hint at some possible trends:

1. Greener houses. I think the question is how far builders and buyers are willing to go. Far enough to save a little money? Enough to significantly increase the price/value of the home?

2. Trying to utilize and connect to nature. Many single-family houses are sort of sealed off from nature even if they are in more suburban, idyllic settings. This could include everything from an uptick in gardens and compost piles, using green roofs, providing more rooms that don’t feel so sealed off from the outside, or just harnessing nature for energy purposes (solar plus geothermal and other options).

3. Looking for ways to build homes in denser settings. One assumption made by a number of thinkers is that future homes and suburbs will be more dense due to rising energy costs (particularly an increasing cost in driving due to higher gas prices and possibly higher gas taxes to keep up with better fuel efficiency) and young adults and retiring adults who want walkable communities as well as places that offer mixed-uses and more of a neighborhood feel.

Quick Review: The Great Inversion

I recently read The Great Inversion, a book by Alan Ehrenhalt (see an interview about the book here), about how more Americans are seeking denser living areas. This is not a new idea as plenty of commentators have addressed this in recent years but this book attempts to provide a broad overview of the phenomenon. Here are four thoughts about the urban trends discussed in this book:

1. This book is built around case studies. This is both a strength and weakness. As a strength, Ehrenhalt examines several American cities such as Phoenix, Atlanta, and Denver that don’t get as much attention from urban sociologists. Even as urban sociologists admit that the urban landscape in America has changed a lot since the beginnings of the Chicago School in the early 1900s, most studies examine “traditional” American cities like Chicago, Philadelphia, New York City, and Boston. But these case studies seem more impressionistic than anything else; hard data is difficult to find in this book. There are few figures about how many Americans have actually made the choice to move (versus surveys that suggest Baby Boomers and Millennials desire denser homes). The case studies often look at smaller areas of a metropolitan region, such as the Sheffield neighborhood in Chicago, but don’t address the big picture across regions or throughout the United States.

2. Ehrenhalt is careful to try to straddle the middle line between urbanists and suburbanists (defined a few times as people like Joel Kotkin). But the problem with this is that I don’t think he makes his argument very strongly. Here is what he wants to argue: American urban areas will look quite different in a few decades as more Americans seek out denser housing. However, he doesn’t want to argue this too strongly and backpedals from this at points. Here is his conclusion about Tysons Corner, the last case study of the book:

I’m convinced of that because I see all around me a generation of young, mainstream, middle-class adults who are looking for some form of midlevel urban experience: not bohemian inner-city adventure, but definitely not cul-de-sacs and long automobile commutes. There are more of them coming into the residential market every year. They like the idea of having some space, but they aren’t feeling in terror at the mention of density. They aren’t willing to sell their cars, but they appreciate the advantage of having another way to get around. If Tysons Corner is rebuilt on a reasonable human scale and with a modicum of physical appeal, they will go for it, imperfect as it may be.

And then we will begin to see experiments of this sort in suburbs all over the country, launched by developers and local governments that may still be a little nervous about density but will know one thing for sure: If Tysons Corner can be reborn, nothing in the suburbs is beyond hope. If the effort to rebuild Tysons Corner somehow succeeds, it will become a national model for retrofitting suburbia for the millennial generation.

It is less of an argument that there is a strong push for these options and more of an argument that demographics will change urban forms. This may be correct but it seems like Ehrenhalt seems unwilling to push too hard for this.

3. Ehrenhalt suggests our cities will look more European in a few decades as poorer Americans move to the suburbs and wealthier Americans move back to the cities. This may indeed happen but I think Ehrenhalt generally downplays the cultural factors behind American suburbia and the difficulties that may occur in this demographic inversion (see #4 below).

4. This book reminds me that there are a lot of potentially interesting things that could happen in American suburbs in the coming decades. In particular, the densification of suburbs has the potential to change the character of a number of larger and/or thriving suburbs. Many communities might turn to retrofitting out of desperation in order to start generating tax revenues from vacant properties. However, while Ehrenhalt thinks that demographics will push in this direction, I think there will still be substantial pushback in some places. I’m thinking of a suburb like Naperville, a community that definitely could incorporate high-rises in the downtown and along the I-88 corridor but has thus far resisted big projects. Perhaps circumstances could change but I imagine it might take a while for this to happen.

New Census figures: population 80.7% urban, most dense cities in the West

The US Census Bureau released Monday some figures about cities in America. Here are the updated 2010 statistics about urbanization:

 The nation’s urban population increased by 12.1 percent from 2000 to 2010, outpacing the nation’s overall growth rate of 9.7 percent for the same period, according to the U.S. Census Bureau…
Urban areas — defined as densely developed residential, commercial and other nonresidential areas — now account for 80.7 percent of the U.S. population, up from 79.0 percent in 2000. Although the rural population — the population in any areas outside of those classified as “urban” — grew by a modest amount from 2000 to 2010, it continued to decline as a percentage of the national population.

Translation: the proportion of Americans living in urban areas didn’t change very much over the last 10 years. In comparison, the urban population jumped 6% from 1970 to 1980, 3% from 1980 to 1990, and 3% from 1990 to 2000 (see figures on pg. 33 of this Census document). Does this mean we are nearing a plateau in terms of the proportion of Americans living in urban areas?

And here are the new figures for the densest metropolitan areas:

The nation’s most densely populated urbanized area is Los Angeles-Long Beach-Anaheim, Calif., with nearly 7,000 people per square mile. The San Francisco-Oakland, Calif., area is the second most densely populated at 6,266 people per square mile, followed by San Jose, Calif. (5,820 people per square mile) and Delano, Calif. Of the 10 most densely populated urbanized areas, nine are in the West, with seven of those in California. Urbanized areas in the U.S., taken together, had an overall population density of 2,534 people per square mile.

These new figures continue to support one of the trick questions about cities: which city is the most dense? A common answer is New York City because of Manhattan but the densest is actually Los Angeles. Of course, some of this has to do with Southern and Western cities having more space because of the drying up of annexation opportunities in Midwestern and Northeastern cities in the early 1900s.
