Comparing teardown McMansions to “heirloom” homes

One way to argue against teardown McMansions is to compare them to “heirloom” or “heritage” homes:

THE North Shore Heritage Preservation Society says the North Shore’s municipalities need to tighten their rules around heritage homes or risk losing them to developers’ wrecking balls.

This, after the group has learned a heritage designated home in Edgemont Village has been demolished, only to have the lot listed for sale with plans for a five-bedroom, seven bathroom “McMansion” to occupy it…

Designed by noted local architect Fred Hollingsworth in 1950, the home at 2895 Newmarket Dr. was razed after the District of North Vancouver issued a demolition permit on July 3. Buildings that date back to the North Shore’s formative history or homes once lived in by important people have an intrinsic value worth protecting, the group argues, comparing the homes to family heirlooms.

“The heritage buildings we see around us are our link to our past and sweeping them away means we sweep away all evidence of where we come from,” said Peter Miller, society president. “In this particular case, we regret very much that the system permitted this to happen. It’s very sad.”…

“There is an emotional attachment that an old building has to the past. If you go up to a front door, which was there almost 100 years ago, and touch it, you can feel that people have been going in and out of that door for 100 years,” he said. “When you go up to a door that looks essentially the same but came from Rona, there’s none of that emotional connection to the past.”

This argument makes some sense: buildings and homes and the styles in which they were constructed help provide a sense of tradition and continuity with the past. Buildings are functional structures – humans need shelter – but they are also social by virtue of the social interactions and meanings attached to them. Using the term “heirloom” helps make this point by suggesting the houses are something emotionally laden that a community bequeaths to future generations.

But, at the same time, the article mentions more details about several of the older homes that have demolished. One home was a “post-modern home.” I assume this means something like a modernist home, more about straight lines and newer materials (steel, glass, concrete, etc.). Another one of the demolished homes was a 1910 home. Are a modernist home and a 1910 home of the same ilk? Other communities are facing issues of what to do with modernist homes as they may be old and automatically historic (just like McMansions might be in several decades) but they haven’t never really quite fit with more “normal” architectural styles. More broadly, what homes should count as historic?

Are McMansions due to Baby Boomers?

I’ve seen this suggestion before: Baby Boomers are responsible for McMansions.

For decades, demographers, marketers and pollsters have been carefully tracking baby boomer trends, from the increasing demand for classroom space during their early school years to the rise of the McMansion as they began to raise families of their own.

This could be a case of confusing correlation and causation. The average new home in the United States in the 1950s was under or around 1,000 square feet while it has risen to near 2,500 square feet in recent years. There is little question that homes have gotten bigger. At the same time, is this due to the actions of the Baby Boomers? Are McMansions really a generational issue? A few thoughts:

1. This could be related to the common argument that McMansions are symptomatic of excessive consumption. After World War II, the prosperity in the United States made possible all sorts of new and more purchases including items like houses, cars, televisions, and more. However, this consumption might cross multiple generations and be the “normal” American pattern.

2. There is recent data suggesting two things. Aging Baby Boomers will look to sell many of these larger homes in future years as they retire and downsize. At the same time, Millennials may be less interested in big houses that their parents purchased. But, might this be more about life stages than generations?

I argue it is too soon to tell whether McMansions and big homes can be closely tied to a specific important American generation or whether McMansions have cross-generational appeal. It may be beneficial to an argument to tie the homes to Baby Boomers (they get blamed for other issues, they are aging so it suggests McMansions could be on the way out, etc.) but we need to see more evidence.

Is it okay to be a Christian and quiet suburbanite?

One blogger suggests the “missional” or “radical Christianity” movements go too far in suggesting one cannot be a normal suburbanite and Christian:

I continue to be amazed by the number of youth and young adults who are stressed and burnt out from the regular shaming and feelings of inadequacy if they happen to not be doing something unique and special. Today’s millennial generation is being fed the message that if they don’t do something extraordinary in this life they are wasting their gifts and potential. The sad result is that many young adults feel ashamed if they “settle” into ordinary jobs, get married early and start families, live in small towns, or as 1 Thessalonians 4:11 says, “aspire to live quietly, and to mind [their] affairs, and to work with [their] hands.” For too many millennials their greatest fear in this life is being an ordinary person with a non-glamorous job, living in the suburbs, and having nothing spectacular to boast about…

In the 1970s and 1980s, the children and older grandchildren of the builder generation (born between 1901 and 1920) sorted themselves and headed to the suburbs to raise their children in safety, comfort, and material ease. And now millennials (born between 1977 and 1995), taking a cue from their baby boomer parents (born between 1946 and 1964) to despise the contexts that provided them advantages, have a disdain for America’s suburbs. This despising of suburban life has been inadvertently encouraged by well-intentioned religious leaders inviting people to move to neglected cities to make a difference, because, after all, the Apostle Paul did his work primarily in cities, cities are important, and cities are the final destination of the Kingdom of God. They were told that God loves cities and they should, too. The unfortunate message became that you cannot live a meaningful Christian life in the suburbs.

There are many churches that are committed to being what is called missional. This term is used to describe a church community where people see themselves as missionaries in local communities. A missional church has been defined, as “a theologically formed, Gospel-centered, Spirit-empowered, united community of believers who seek to faithfully incarnate the purposes of Christ for the glory of God,” says Scott Thomas of the Acts 29 Network. The problem is that this push for local missionaries coincided with the narcissism epidemic we are facing in America, especially with the millennial generation. As a result, living out one’s faith became narrowly celebratory only when done in a unique and special way, a “missional” way. Getting married and having children early, getting a job, saving and investing, being a good citizen, loving one’s neighbor, and the like, no longer qualify as virtuous. One has to be involved in arts and social justice activities—even if justice is pursued without sound economics or social teaching. I actually know of a couple who were being so “missional” they decided to not procreate for the sake of taking care of orphans.

To make matters worse, some religious leaders have added a new category to Christianity called “radical Christianity” in an effort to trade-off suburban Christianity for mission. This movement is based on a book by David Platt and is fashioned around “an idea that we were created for far more than a nice, comfortable Christian spin on the American dream. An idea that we were created to follow One who demands radical risk and promises radical reward.” Again, this was a well-intentioned attempt to address lukewarm Christians in the suburbs, but because it is primarily reactionary and does not provide a positive construction for the good life from God’s perspective, it misses “radical” ideas in Jesus’ own teachings like “love.”

As a suburban scholar, I’d like to point out there are a number of interesting things going on in this argument.

First, it makes some sweeping generalizations. Is this true of all “missional” or “radical” Christians? If I remember correctly, Platt argued that Christians don’t necessarily have to leave their suburban settings though they should change their focus. Similarly, making broad claims about generations is a difficult task. On the whole, a majority of Americans live in the suburbs (and they didn’t necessarily choose it – there was a whole lot of public policy that helped pushed them there) though there are rumblings that millennials and younger adults are interested in more urban spaces, whether they are in denser suburbs or cities.

Second, the argument makes some interesting claims about narcissism and what is really the good/virtuous life. The charge of narcissism among millennials and emerging adults in America today is a common one. There may be some truth to this. (However, I wonder if there is also some golden age mythologizing going on here – are those in the builder generations the paragons of virtue here?) But, is narcissism completely limited by geography? How are participating in the arts and pursuing social justice necessarily narcissistic activities? What qualifies as a non-narcissistic action? Critics of the suburbs have argued for decades that the suburbs are built to be all about the individual: suburbs promote private spaces to the neglect of public spaces, individualism over community life. Are these values, “Getting married and having children early, getting a job, saving and investing, being a good citizen, loving one’s neighbor, and the like, no longer qualify as virtuous,” necessarily Christian values? They may be general suburban or traditional American ideals but they don’t necessarily match up with Christian lives throughout the centuries or around the world.

Third, I think there is merit to the idea that suburbs can be home to Christians just as much as cities. However, this radical approach might be linked to cities because evangelicals do have a long history of anti-urban bias. This is due to multiple factors including thinking that cities are more evil, corrupting, and dangerous (this dates back to Christians like William Wilberforce in the late 1700s wanting to escape a changing London – see Robert Fishman’s Bourgeois, viewing cities as less friendly toward families (a primary conservative Christian focus), and a history of racialized actions and prejudice which is tied to white flight from the cities after World War II and residentially segregated suburbs today. Thus, the suburbs can often be a safe, comfortable space for evangelicals and people challenging this can make a pointed and needed contrast to cities. Christians could argue that the faithful need to be in both places without saying it is an either/or proposition and that living the easy life in a suburb or city is the way to go.

Fourth, there is a difference between feeling shamed and being confronted with helpful or unpleasant truths. I wonder if this is similar to the feelings of shame some white evangelicals express when confronted with the problem of race in the United States today. I don’t think authors like Platt or Chan are suggesting people should be shamed; they are more likely to suggest relatively well-off suburbanites acknowledge their blessings and advantages and then go to work in following and obeying God. It is not about feeling guilty but rather living a life that properly acknowledges and utilizes one’s relative privilege and status.

On the whole, this argument demonstrates how the categories, ideas, and values of American, suburban, and conservative/evangelical Christian can become intertwined. They are not easy to sort out and it is not as simple as suggesting cities are inherently good or evil or arguing the same about suburbs.

American middle class worried about downward mobility

A new poll suggests the American middle class is anxious about falling out of the middle class:

That’s the deeply ambivalent message from the latest Allstate/National Journal Heartland Monitor Poll exploring the public’s perception of what it means to be middle class in America today. Fully 56 percent of those surveyed said they believe they will eventually climb to a higher rung on the economic ladder than they occupy now. But even more said they worry about falling into a lower economic class sometime in the next few years. Reaffirming the results in earlier Heartland Monitor polls, most of those surveyed said the middle class today enjoys less opportunity, job security, and disposable income than earlier generations did. And strikingly small percentages of American adults said they consider it “very realistic” that they can meet such basic financial goals as paying for their children’s college, retiring comfortably, or saving “enough money to … deal with a health emergency or job loss.”

In all, the survey suggests that after years of economic turmoil, most families now believe the most valuable–and elusive–possession in American life isn’t any tangible acquisition, such as a house or a car, but rather economic security. Asked to define what it means to be middle class, a solid 54 percent majority of respondents picked “having the ability to keep up with expenses and hold a steady job while not falling behind or taking on too much debt”; a smaller percentage defined it in terms of getting ahead and accumulating savings. “It seems like that class of the people just live from paycheck to paycheck,” said Dale High, a trucker from near Idaho Falls, Idaho, who responded to the poll. “Everything is going up, but wages are staying the same. And people can’t live like that.”

Several quick thoughts:

1. Is this mainly the result of the current economic conditions? In other words, if the American economy rebounded significantly in the next few years, would the middle class again be more optimistic? I’m wondering if this is a temporary anxiety or is this a longer-term insecurity based on a perception that the world and their position within it is more fragile than before.

2. This seems related to research that suggests people feel losses more deeply than equivalent gains. Moving down is much more influential than moving up.

3. How do these perceptions actually line up with economic realities? Here is one indicator:

People who responded to the Allstate/National Journal poll reported a substantial amount of economic churning in their own lives–showing, again, a close balance between upward and downward mobility in American life. Exactly 30 percent of those surveyed reported they had risen from a lower economic class, and 27 percent said they had slipped down from a higher class. Forty-three percent had seen no movement at all…

This fear of losing ground is rooted in the conviction that, in the past few years, downward mobility has become much more common than upward movement. Asked whether more Americans recently had “earned or worked their way into the middle class” or had “fallen out of the middle class because of the economy,” almost eight times as many respondents took the bleaker view.

So how much “economic churning” is acceptable? Where do these ideas that people are falling behind at larger rates coming from – statistics about stagnant median household incomes, anecdotal evidence from family, friends, and neighbors, media coverage, etc.?

4. I wonder if this is also related to American interest in keeping up with others. Critics have argued that American consumption and life in suburbia has been motivated by “keeping up with the Joneses.” Is this still the case when times are tougher – people don’t want to fall behind relative to others around them? There is also some measure of generational comparison in this poll data – perhaps future generations will have it tougher in living in a “decent life.”

Millennials want smaller, smarter, purposeful, customizable homes

A new real estate survey from Better Homes and Gardens suggests Millennials have different tastes in homes:

Better Homes and Gardens® Real Estate today released national survey findings of 18-35 year-old Americans that reveal the next generation of homeowners are rewriting the rules to homeownership and reinterpreting traditional norms to fit their values. Results indicate that the next generation of homeowners seeks essential, purposeful homes (77%) equipped with the technological capabilities they have grown accustomed to, as opposed to stereotypical luxury homes preferred by many in their parents’ generation. The findings also demonstrate that 82 percent of “Millennials” surveyed embrace their independence with gusto and prefer to handle home improvements on their own instead of turning to their parents for money; a stark contrast to the general misconception that paints young Americans as coddled or entitled.

“It’s critical that real estate professionals understand what embodies a quintessential home for the Millennial generation, which vastly differs from the traditional norms of generations before them,” said Sherry Chris, president and CEO of Better Homes and Gardens Real Estate LLC. “These survey findings allow our brand to continue to best serve the next generation of homebuyers and find homes that can or do appeal to their lifestyles and unique spirit. Understanding technologies to communicate with this generation is now only one piece of the puzzle for agents; ‘smart’ technological capabilities must now be ingrained into the home itself.”…

Unlike their Baby Boomer parents, 77 percent of Millennials surveyed would prefer an “essential” home compared to a grand stereotypical luxury home. This generation wants their living quarters to be as unique as they are; more customized and less “cookie cutter” (43%). To that end, Millennials seek for each room of their home to serve a purpose fit for their lifestyle. For instance, 1 in 5 of survey respondents agree that “home office” is a more appropriate name for their dining room based on what they typically use it for, and 43 percent would like to transform their living room into a home theater.

If this is true across the board for Millennials, what sort of current housing options appeal most to them? Gentrifying neighborhoods? Urban lofts? New Urbanist developments? It would be fascinating to see some builders and developers go after this age group like they might with Dell Webb type communities that are clearly intended for a certain age range. However, this might not be as lucrative as providing housing for older buyers and such a sales pitch might go against the independent streak of Millennials…

Zipcar finds more Millennials would rather give up cars rather than cell phones, computers

A recent Zipcar survey asked this question: “In your daily routine, losing which piece of technology would have the greatest negative impact on you?” Here are the results with the possible answers of TV, mobile phone, computer, or car.

 

 

 

 

 

 

 

 

There are some clear differences by generation: cars become more highly regarded as age increases. TV is not rated that highly in this group of technology across all groups though it is clear these days that TV doesn’t really operate primarily through a big screen on top of a piece of furniture. And by quite a bit, mobile phones are most valuable to Millennials compared to the other technologies.

Now what exactly this means for what Millennials will do in the future is unclear. Would they chose a smartphone over a car when they need a better job and it is only accessible by car? Will they really change where they live over their lifetime because they value cars less?

It would be nice to have more information about Zipcar’s web survey. Is it a representative sample? If they don’t say anything about it, it makes me nervous…

Will Baby Boomers be able to sell their houses?

We may be nearing the “Great Senior Sell-Off” where Baby Boomers want to sell their homes but there may not be enough younger people to buy them:

In the coming years, baby boomers will be moving on (inching further through the python, if you will). “They will want to sell their homes, and they’re hoping there are people behind them to buy their homes,” says Nelson, director of the Metropolitan Research Center at the University of Utah. He expects that in growing metros like Atlanta and Dallas, those buyers will be waiting. But elsewhere, in shrinking and stagnant cities across the country, the story will be quite different. Nelson calls what’s coming the “great senior sell-off.” It’ll start sometime later this decade (Nelson is defining baby boomers as those people born between 1946 and 1964). And he predicts that it could cause our next real housing crisis.

“Ok, if there’s 1.5 to 2 million homes coming on the market every year at the end of this decade from senior households selling off,” Nelson asks, “who’s behind them to buy? My guess is not enough.”…

A vast majority of today’s households with children still want such houses, Nelson says. But about a quarter of them want something else, like condos and urban townhouses. That demand “used to be almost zero percent, and if it’s now 25 percent,” Nelson says, “that’s a small share of the market but a huge shift in the market.” And this is half of the reason why many baby boomers may not find buyers for their homes. “Even if the numbers matched,” Nelson says, “the preferences don’t.”

Demographics will further complicate this picture. We’re moving toward a future in America when minorities will become the majority. But given entrenched educational achievement gaps, particularly for the fast-growing Hispanic population, Nelson fears that the U.S. is not doing a good job educating the “new majority” to make the kinds of incomes that will be required to buy the homes we’ve already built.

A number of commentators have argued we may be on the verge of this with younger generations have less interest in owning a home. I haven’t seen an argument about the demographic angle before but it is also intriguing.

The article also hints that this phenomenon might not be evenly spread across the United States. What happens to exurban locations as Baby Boomers and others desire more urban locations? What happens to communities with bigger homes that people no longer want? While these sorts of problems in the United States have been localized in places like Detroit, this could become a bigger issue.

This may be a larger problem involving more people than Baby Boomers. What if a county or society makes a rapid switch away from homeownership and toward renting? What happens to that existing housing stock?

British grandparents believe their grandkids would rather get advice from Google

British grandparents thinks Google has replaced them as sources for advice:

Almost nine out of every 10 UK grandparents claimed their grandchildren failed to ask them for advice for simple tasks, instead turning to online channels such as Google, YouTube and Wikipedia for information.

Answers on how to boil an egg, iron a shirt and even details on their own family history are now easily found by younger generations glued to their smartphones, tablet computers or laptops, according to research commissioned by cleaning products firm Dr Beckmann.

“Grandparents believe they are being sidelined by Google, YouTube, Wikipedia and the huge resource of advice available on the internet,” spokeswoman Susan Fermor said in a statement…

The survey of 1,500 grandparents also found that children chose to research what life was like for their elderly relatives in their youth rather than asking the grandparents themselves, with just 33 percent of grandparents having been asked: ‘What was it like when you were young?’.

Almost two-thirds of grandparents felt their traditional roles were becoming less and less important in modern family life, with 96 percent claiming that they asked far more questions of their own grandparents when they were young.

I’m not sure how valid this survey is but assuming the results are good, I think the key is in the last paragraph of the story. It is isn’t necessarily the Internet or Google or another website that is causing trouble. These new technologies are part of a larger society that grandparents believe doesn’t have much room for them. On one hand, this may be a common complaint of grandparents: people in the newer generations aren’t paying enough attention to them. This could be backed up by 96% saying they were more likely to question their grandparents. On the other hand, perhaps this is evidence of significant shift away from learning from one’s elders and turning to digitized information sources. Why go through the trouble of asking a human being when you can just watch a YouTube video or type a sentence into Google? Either way, grandparents still have these perceptions.

PulteGroup says majority of Americans want equal size or bigger homes

A spokeswoman for PulteGroup says data they collected shows a majority of American homeowners want equal size or bigger homes in the future:

Across all demographics, the millennials (age 28 and younger), Generation Xers (born from the early 1960s through the early ’80s) and baby boomers (born 1946 through the early ’60s) said they want their next house to be the same size or larger. An overwhelming majority, 84 percent of homeowners ages 18 to 59, said they don’t intend to downsize.Larger homes are what people dream of. People told us they yearn for large spaces, for large backyards and big patio spaces. Large closets. A nice master suite. They yearn for large kitchens, oversized mudrooms. No, I don’t think the McMansion is dead. People want that square footage…

They want to maximize the use of every nook and cranny. They expressed a strong desire for homes that are designed in such a way as to make them feel organized. They want smart use of the space. Take those bigger mudrooms, for example. They’ve come to be called the owner’s entry, off the garage, and though they may contain the laundry equipment, they’re also places to stay organized — they’re drop zones for the laptop or the kids’ backpacks and all that other stuff we carry in through the garage…

Only 28 percent of those ages 55 to 59 said they want their next home to be smaller.

One reason for this is that they have a lot of stuff, and they don’t want to let go of all that stuff. And stuff has to have a place to go. In our Del Webb properties (for residents 55 and older), we’ve installed fixed stairways from the garage into the attic, instead of the rope that pulls down stairs to the attic, because it’s safer for the homeowners — they want that unused attic space for their stuff. We call it a storage loft.

Summary: Americans want big yet organized homes, partly to hold all of their stuff. Of course, matching the dream for the big home to economic realities might be more difficult.

I’m also a bit curious about the demographics of this study. Is it a nationally representative sample?

Younger American adults looking for “print-like” news on their tablets and mobile devices

Derek Thompson discusses new data from Pew that suggests young adult Americans are looking for “print-like” experiences when reading online news:

But a new report from the Pew Research Center (pdf) suggests that, when it comes to reading the news on mobile devices, young people aren’t so different. First, they use their tablets and smartphones to read the news at nearly identical rates to 30- and 40-somethings. According to Pew, between 30 and 50 percent of practically every demographic, except seniors, uses mobile phones and tablets to read news — whether it’s men or women, college-educated or not, making less than $30,000 per year or more than $75,000. All told: Thirtysomethings and fortysomethings are just as likely as teens and twentysomethings to use their smartphones and tablets for news…

Here’s another surprise. Young mobile readers don’t want apps and mobile browsers that look like the future. They want apps that look like the past: 58% of those under 50, and 60% of Millennials, prefer a “print-like experience” over tech features like audio, video, and complex graphics. That preference toward plain text “tends to hold up across age, gender and other groups.” Pew reports: “Those under 40 prefer the print-like experience to the same degree as those 40 and over.”

While this report suggests different age groups consume news in similar ways, even with differences in video watching and how much news they share, I wonder if they get the same things out of their reading. Are they reading different kinds of stories? On different websites? Are they reading the same volume of news stories? Physically reading the screen in the same way? Reading the news with the same purposes? Retaining the same information? Wanting to read “print-like” news with similar devices means something but I suspect there could still be some major differences between these groups.
