Argument: “Why more McMansions are bad news for first-time home buyers”

McMansions may be good for builders but not so much for people looking to purchase their first house:

Home building has been steadily picking up this past year after taking a sharp nosedive during the recession, although production is still far below historical norms. Orr said home builders are moving forward with cautious optimism, being wary of their pre-recession mistake of overbuilding.

So to help make up for the slowdown, builders are now making homes larger once again. Bigger homes means bigger sales revenue — and for only a minimal bump in construction costs, Orr said.

The trend has been to the detriment of first-time and lower-income buyers, who are finding both the new and existing home markets offer them very few options today.

“They (home builders) have kind of abandoned that sector,” Orr said.

The existing home market nationwide — but particularly in Phoenix — has been facing a chronic shortage of homes for sale, and the problem is most severe in price ranges below $200,000.

Many buyers have thus turned to new construction out of frustration. But given the sharp price hikes of new homes recently, lower-income buyers aren’t finding the same relief, Orr said.

In other words, builders can make more money on the bigger homes for those who still have money to play with. But is this just about builders? I wonder if there are two other things going on here:

1. The article hints at a depressed existing house market, suggesting that there isn’t enough movement in the housing market for these older smaller homes, what might be called “starter homes,” to become available in large numbers.

2. In addition to not much existing inventory opening up, perhaps there simply aren’t enough buyers for smaller houses for builders to take notice. What numbers are we talking about – how many first-time home buyers in the Phoenix are not able to find a home they want? This reminds me of recent data from the Chicago area: while housing starts may be up a large percent, the housing market is still not operating at normal.

That all said, if people want to get into purchasing a home can’t do so or are delayed, this could contribute to more long-term problems for the US housing market.

Targeting Santa Monica homeowners in order to build mini-mansions

The housing market in Santa Monica, California is apparently in good shape: homeowners are being targeted by those who want to tear down their smaller homes and build bigger ones.

Santa Monicans are being targeted by real estate agents representing developers looking to turn small homes in desirable neighborhoods into mini-mansions that can be sold for double the original asking price.

The agents tend to single out older homes, often taking up a relatively small portion of the parcel on which they sit, offering a cash purchase and a promise by the buyer to take care of normal closing costs, provided the homeowner does not broadcast their intent to sell.

Residents report notes left on their doors, direct mail bearing a picture of their own home and even direct phone calls soliciting sales.

That practice is called by many names, including off-market listing, pocket listing or quiet listing, and while it is completely legal, it often is a bad deal for sellers in hot markets like Santa Monica, said Don Faught, president of the California Association of Realtors…

Sosin led the charge in the late 1990s against “McMansions,” homes built to the margins of their property lines. They overshadowed neighboring properties, and led to the death of many mature trees that had to be removed so that the home could be built out.

Her work resulted in new rules around single-family homes, requiring set backs and imposing controls over how much of a parcel can be covered.

The attempts to build to even those restricted maximums are unwelcome, she said, because they only succeed in making neighborhoods more expensive to move in to and replace quaint, well-loved homes with larger versions.

It sounds like the resident quoted above is ready for a teardown battle, should one develop, but the article makes it sound like people are generally unhappy with this approach. The real question in my mind is whether these sorts of real estate tactics are successful. Does this suggest developers are worried about how the community will react to more public plans to build bigger teardowns or is this primarily a way to get real estate at a cheaper price before it hits the open market? Either way, I would want to know how many homeowners actually sell their homes in such a way and how they negotiate the peer pressure in the neighborhood versus the offer from developers.

Also, is the use of the term “mini-mansion” intended to avoid using the term McMansion? I would expect McMansion in this sort of situation, particularly from unhappy residents…

Sitting in a McMansion at the Kentucky Derby?

An overview of the seating arrangements at the Kentucky Derby suggests some spectators will be treated to a McMansion-like setting:

For those who may wonder what sorts of seating arrangements (and pecking orders) have been established in the 138 years of this aggressively social event, here’s a breakdown: Industry types settle into third-floor boxes at the finish line. Hot-shot corporate leaders plant their flags in fifth-floor suites. The celebrity headliners for Friday night’s charity fundraisers can usually be seen on the fourth-floor Skye Terrace or the Turf Club.

Prime stalking ground this year is “The Mansion,” a new luxury hideaway with a dedicated elevator and private wine cellar designed to feel like a McMansion.

Major sponsors such as Yum! Brands (Taco Bell, KFC) and Brown-Forman (the spirits company behind Jack Daniel’s and Woodford Reserve), have fifth-floor “Finish Line” suites. Prominent Louisville figures buy seats at large tables within the dining areas on “Millionaire’s Row,” which some dismiss as “Thousandaire’s row.”

Horse-industry insiders lock in seats, tables or boxes with personal seat licenses, the best of which can cost up to $75,000 for multiple years or $46,000 for one year. The heart of the industry is in the third-floor numbered boxes: sections 316 to 318 are closest to the finish line. Owners with runners in the Derby are given an assigned box here.

Sounds like there is plenty of money thrown around. But, I wonder what exactly makes “The Mansion” similar to a McMansion: just the elevator and wine cellar? Is there something about the flashiness of the space? Its poor design or architecture? Its appeal to the nouveau riche? Here is an inside look at the newly opened space:

And while the name inspires thoughts of Gone With the Wind’s Tara, or maybe PBS’ Downton Abbey, The Mansion decor better resembles a high-rise suite in a Las Vegas hotel for high rollers, with oversized couches and striking chandeliers…

“This is an experience that’s unlike anything else in sports,” track spokesman Darren Rogers said. Where someone at the Super Bowl or World Series is constantly watching a game, horse racing has periods of 30 minutes or more between races for Mansion customers to be pampered in “the finest amenities that these exclusive customers are used to.”

Churchill’s paddock can be seen from a balcony that also has a prime view of the almost 120-year-old Twin Spires. Mansion patrons who want to watch the races can walk out onto another three-tier balcony that, from the lower rows, affords some of the best views of the track.

“When we started with the design process, we started with a theme. And really the theme of this venue is ‘past meets present,’ ” Churchill track General Manager Ryan Jordan said. “So you’ve got a great historical venue here, and we wanted to bring it up to the modern times with this (Mansion) venue specifically.”

I’m seeing why it is labeled “The Mansion” but still not seeing the McMansion piece which implies some negative aspects…

Claim: a McMansion might kill you

I’ve seen lots of critiques of McMansions but I can’t recall seeing one that suggests they are bad for your health:

Quite the infographic but I think it (perhaps intentionally) invokes McMansions to introduce some negative connotations and avoids the bigger context: these are problems across American society, whether you live in a big house or not. Some of these are tied to sprawl more broadly with its dependence on cars, on a shift toward eating out and more sedentary jobs, building homes in general, and a growing emphasis on media. This could fit with a common critique of McMansions: they are part of larger patterns of excessive consumption.

In the end, your McMansion is not killing you much more than “average” American contexts are.

McMansion construction next door can violate your rights?

A New York woman claims teardown McMansions in her neighborhood violate her rights:

The view from Evelyn Konrad’s backyard has been ruined, she claims, by a massive house built behind hers. The Southampton attorney is suing village officials, claiming they should not allow the building of so-called “McMansions.” She wants them “to be cut down. They’re not allowed to be there. Sure, chop them down,” Konrad said.

The term “McMansion” was coined more than a decade ago to describe the crop of super-sized new houses. Konrad claims Southampton village officials violated her rights by approving the larger homes on half-acre lots – 4,000-6,000 square-foot houses — that dwarf tiny capes.

“In architecture scale is a factor, and these houses are overscaled for the area they are in,” Konrad said…

They said the homes comply with village code, but Konrad claims those who enacted the code had conflicts of interest.

“They all profit from it. They partner with the spec builders,” Konrad said.

Such debates about teardown McMansions are common: long-time residents of neighborhoods tend to see the big homes as intruding on the character of the neighborhood as well as driving up property taxes and prices while others argue property owners should be able to do what they want with the property they own. But, Konrad highlights what is often behind these debates: who has the rights to do what they want? Should a property owner be at mercy of what their neighbor does? Should the community be able to limit what people build and, if so, how much can they limit? What are the rights of property owners versus over nearby parties? Should community or individual interests win out? These are not easy questions to answer and are the same issues present in cases of eminent domain. Hence, the heated situations where neighbors take sides in response to McMansions.

McMansions = SUVs, large TVs, air conditioning, and steaks

Here is another example of how McMansions are tied to larger patterns of excessive consumption:

OK. Move along. Nothing more to say. Earth Day is over. Get back into your SUV, drive to your 5000 square foot McMansion, flip on your 80-inch plasma TV, crank down the AC, crank up the grill, throw on a big slab of carbon-laden beef, secure in the knowledge you’ve done your duty, paid homage to the lonely little rock in space upon which we depend for life.

Whew. Hard work, great sacrifices. Sure glad Earth Day only comes once a year.

One way to interpret this is someone could fight against McMansions and their construction and still have to deal with a whole host of other issues including driving, entertainment options, and what kind of food Americans eat. In other words, McMansions are just one part of a larger issue of American consumption. Perhaps the kind of people who purchase McMansions in the first place are more likely to purchase the other listed products but I haven’t seen this kind of evidence.

Don’t settle for “McMansion” style wood molding

McMansions are often critiqued for their big features but their style may also trickle down to smaller features like wood moldings:

THE UNSUNG HEROES of traditional home interiors, wood moldings are key pieces in the jigsaw puzzle that is a complex room. Originally made from marble or plaster, they’ve been part of the classical-decorating toolbox since ancient times. But although everyone from the Germans to the Greeks had the know-how to wield the crowns and ogees of their day, it took the much-copied French to elevate the light-and-shadow effects of moldings to new and singular heights.

According to Michael Simon, a New York-based interior designer and expert in French architecture and decorative arts, ever since the first appearance of boiserie (or carved wood paneling) in 14th-century French churches, “the country’s carved moldings achieved subtleties and nuances unseen in neighboring countries.” This mastery continued through the 17th century, by which point the craft had “trickled down to the nobles and the bourgeoisie.” France’s gift for molding is still admired today…

4. Consider going vintage: To avoid the McMansion effect that can result from using stock, injection or plastic molding, comb estate sales and shops that specialize in antique variations. Note, however, that most reclaimed moldings were bespoke-crafted for a specific home. You’ll likely need to recruit a millworking shop to make them fit your interiors’ needs.

So a good home requires antique wood molding? How many people today really have that?

The key here seems to be that McMansions on the whole are viewed as fake. The styles and designs they try to imitate simply can’t work because these styles can’t be purchased from Home Depot. To be authentic, the home owner needs to have a proper sense of style as well as the acumen and money to find the correct pieces of wood molding. Sure, it probably is a lot more work (or at least money) but it helps lead to a more “real” home set apart from mass produced tract homes.

Looking for new houses that don’t give off a McMansion vibe

A discussion of some new homes in Mt. Airy, Pennsylvania involves which homes do and do not give off a “McMansion vibe“:

“What’s THAT?” she said suddenly. “That’s just not okay.”

She was looking at two identical McMansions near the intersection of Lincoln Drive and Wayne Avenue, tall houses too big for their lots with boring beige stucco and stone that lacked the tell-tale Wissahickon schist sparkle.

I had a similar reaction to a house on the corner of Bryan and Durham, in a close-knit neighborhood known for the quality and variety of its Halloween decorations. It’s a neighborhood where kids play in the streets and everybody lives in almost identical row houses and twins with deep porches and sparkling stone walls. The new house looks like something from a soul-crushing suburban development, and the owners haven’t bothered to plant anything in the huge sunny side yard. The most notable feature of the house is a No Parking sign on the front of it.

So I was relieved when I looked at the listing for a new house being built on one of my favorite streets in Mt. Airy–St. Georges Road. It’s one of two planned homes by Blake Development.

From the looks of the plans, the house suffers a little from a common East Coast malady, multiple siding disorder, where the vertical exterior surfaces have a little too much variety. They’re stone, no they’re stucco, no they’re wood-like planks made out of concrete. But overall the house holds true to the character of the neighborhood. I’m encouraged by the interior shots of the developer’s other projects. The rounded door under the stairs is very Mt. Airy, and the kitchens
are good quality but not overly fancy. They’ve also won a bunch of awards for historic restoration.

It seems that the primary trait of what distinguishes between a McMansion vibe or not is whether the new home fits architecturally with other homes in the neighborhood. So, the definition of a McMansion could then differ quite a bit from place to place depending on whether the new home is near 1950s ranches, early 19th century Cape Cods, or other styles.

This could also lead to an interesting question: should new homes always fit in with existing homes? More broadly, should all new buildings fit in with nearby buildings? What happens when architectural styles change? I suspect the answer in practice is that it depends; not all homes or buildings are perceived as worth preserving and it often requires dedicated groups of residents or local actors to defend existing styles.

By the way, what neighborhood wants to be known primarily for “the quality and variety of its Halloween decorations”?

When the new McMansion next door blocks your solar panels

This is a twist on the issue of a McMansion being built next door: what if it blocks your solar panels?

What happens when the community wants terrace houses and a developer says ”no thanks, I’d prefer 20 storeys”? Which anonymous expert then knocks him back to 18 and compliments himself on his Solomonic even-handedness? Who prevents the new ”complying” McMansion next door from overshadowing your new solar panels? Who decides who gets listened to?

One complaint about teardowns or larger buildings constructed next door is that they can block sunlight. This can be a big deal, particularly in cities where really tall buildings could block sunlight for blocks. Indeed, many cities have restrictions on the footprint and the shadows large buildings can cast.

But, I’ve never seen the argument that it isn’t really about experiencing natural light and is more about solar panels. How many people are affected by this issue? Do homeowners have a right to access direct sunlight so they can power their dwellings? This sounds like a new area for regulations.

Fighting McMansions in Miami

The group “Save Miami Beach Neighborhoods” is looking for help in fighting McMansions:

Miami Beach homes comprise a variety of architectural styles that reflect the history of our City, which is not yet 100 years old. Unfortunately, recent zoning changes have allowed for out-of-scale McMansions which threaten the historic character, authenticity and desirability of our single-family neighborhoods.

Our goal with Save Miami Beach Neighborhoods is to ensure that new construction is in line with existing neighborhood context. We want to stop oversized McMansions that are popping up seemingly all around us…

As homeowners and concerned residents, we must act to limit new construction size and scale before our neighborhood character is lost forever.

I would say the one photo of an 18,000 square foot McMansion in the neighborhood is pretty emblematic of what critics do not like about McMansions: large, taking up much of the lot, unusual design compared to the house next to it, and much larger than the next house (which is probably only 5,000 square feet).

At the same time, I wonder if outsiders would look at this and say it is simply an argument between wealthy people about something nebulous like “community character.”
