Describing a “baseball McMansion”

The term McMansion is generally a pejorative word, typically referring to the size or the poor architecture of a home or the cookie-cutter nature of a suburban neighborhood. Occasionally, it gets applied to others structures, even baseball stadiums.  In a review of Scottsdale Stadium, the spring training home of the San Francisco Giants, a writer suggests that another spring training facility, Salt Water Fields, home of the Arizona Diamondbacks and Colorado Rockies, is more like a McMansion than a home:

Salt River Fields, someone said later, “isn’t spring training.” It’s a baseball McMansion. Scottsdale Stadium just feels like home.

Here is a little more of the description of the two ballparks. Scottsdale Stadium is described as, “intimate and evocative of its sport,” “the Cactus League’s quaintest stadium,” “The place blends into the landscape as if Frank Lloyd Wright had come back from the grave to assist the architects who replaced the old wooden park 20 years ago,” and “There is no such thing as a mediocre seat.” In contrast, here is how Salt River Fields is described: “The world up there seemed so different, the trip should have required a passport,” “Salt River Fields sits next to a Target and movie multiplex. Concrete rules the landscape, offset by some sprouting trees and cactus gardens,” “The parking lot and the walkways at the new stadium consume more space than the entire Giants facility,” and “Shade, like everything else, is more abundant than at the Giants’ park.” Overall, Salt River Fields is more suburban, bigger, less intimate, and features more space (particularly in the parking lots) while Scottsdale Stadium is more like Fenway Park and Wrigley Field.

It would be interesting to find out how fans respond to these two settings. Both offer certain amenities. Not everyone likes cozier, more intimate facilities like Wrigley Field. While Cubs fans tend to like the place, many others (including other teams) complain about the lack of space and outdated facilities (like the bathrooms). Additionally, we could ask whether Scottsdale Stadium really is authentic or simply borrows architectural and design features from other successful ballparks and tries to put them all together.
Ultimately, will baseball fans go in greater numbers to Scottsdale Stadium because of its design and atmosphere and avoid Salt Water Fields with its McMansion nature?

Green nimbyism

NIMBY (Not In My Backyard) attitudes are typically associated with suburban sprawl and McMansions. So what happens when NIMBY is associated with more eco-friendly projects?

Nimbyism is nothing new. It’s even logical sometimes, perhaps not always deserving of opprobrium. After all, it is one thing to be a passionate proponent of recycling, and another to welcome a particular recycling plant — with the attendant garbage-truck traffic — on your street. General environmental principles may be at odds with convenience or even local environmental consequences.

But policymakers in the United States have been repeatedly frustrated by constituents who profess to worry about the climate and count themselves as environmentalists, but prove unwilling to adjust their lifestyles or change their behavior in any significant way…

Robert B. Cialdini, an emeritus professor at Arizona State University who studies environmental behaviors, points to two phenomena:

Humans hew to the “normative” behaviors of their community. In places where bike lanes or wind turbines or B.R.T. systems are seen as an integral part of society, people tend not protest a new one; if they are not the norm, they will. Second, whatever feelings people have about abstract issues like the environment, in practice they react more passionately to immediate rewards and punishments (like a ready parking space) than distant consequences (like the threat of warming).

Based on Cialdini’s ideas, perhaps it will just take one or two of these neighborhoods or locations adopting these projects so that it becomes normative. But who will be willing to go first? And what is the critical mass when such developments become normal?

While some might take this as evidence that certain people aren’t willing to sacrifice for green projects, I think we can take a broader view: in general, Americans don’t like two things that could possibly occur with the construction of something nearby.

1. The state in which they purchased their home or housing unit is altered. The idyllic scene they once bought into may not last forever. Whether this is due to a nearby condo building blocking the view or a new subdivision taking away a once-open field, Americans do not these sorts of changes. They paid money for a particular setting and want to maintain that setting as long as possible.

2. Their property values might be reduced. Because of the amount of money invested in homes plus hopes that many have about making at least some money when selling their homes somewhere down the line plus the amenities that come in living in places with higher property values, property values drive a lot of development decisions.

Developments like these green projects can be difficult to push through, particularly when those in opposition have money or status. Research has shown that typical dirty types of development, like power plants or landfills or public housing projects, tend to get placed in poorer areas where the people are less-equipped to fight back. Could these green projects be headed for similar places?

Can a McMansion be rated LEED Platinum?

There are 64 LEED-certified houses in Missouri, with 51 of these built by Habitat for Humanity in recent years. The director of the St. Louis office for Habitat says, “Actually, right now, we’re the largest LEED Platinum builder in the U.S. for single-family detached homes.” But within this discussion, the St. Louis director talks about why it would be difficult for larger homes to be certified as LEED Platinum:

Hunsberger said the investment for Habitat is fairly minimal. He estimates LEED adds about 5 percent to the cost of a standard home.

He said some of the organization’s costs are offset by partnerships with providers of energy-efficient products. Plus, there’s an advantage to Habitat’s houses — size. LEED applies a home-sizing ratio that makes Platinum certification easier to achieve for smaller structures.

“In essence, they don’t want McMansions,” Hunsberger said. “They don’t want 10,000-square-foot single family homes that may have two people living in them to reach LEED Platinum because it’s kind of anti what the movement is.”

This is interesting – so I did a little checking into LEED certification. According to “LEED For Homes Ratings” (a PDF file) from the US Green Building Council, the square footage of a home does factor into its ratings. There is a neutral home baseline and smaller homes have lower thresholds to reach certification levels (Certified, Silver, Gold, Platinum) while homes larger than the baseline have higher point thresholds to reach. The neutral home size is 900 square feet for 1 bedroom or less, 1,400 for 2 bedrooms, 1,900 for 3 bedrooms, 2,600 for 4 bedrooms, 2,850 for 5 bedrooms, and 250 square feet for each bedroom after this. The rationale behind this is explained on page 42 of the PDF file:

These data were simplified and generalized to the assumption that as home size doubles, energy consumption increases by roughly one-quarter and material consumption increases by roughly one-half; combined, these amount to an increase in impact of roughly one-third with each doubling in home size. Thus the point adjustment equates to one-third of the points available in the Materials & Resources and Energy & Atmosphere categories combined for each doubling in home size.

So it is not as if larger homes can’t be LEED certified but they have to meet stricter guidelines. Ultimately, I want to know whether a McMansion, say a home of 4,500 or 5,000 square feet, be LEED certified by making up for its size sufficiently elsewhere?

(I am also intrigued by this Habitat director tying the size of a McMansion to 10,000 square feet. That is not just a McMansion: it may very well be a real mansion. How exactly how large a home has to be in order to be deemed a McMansion is unclear but 10,000 square feet seems on the high end.)

Emphasizing the McMansion interior

Many times, McMansions are defined by their exterior: a many-gabled roof or a mish-mash of architectural styles or a cookie-cutter home or a large home that seems to overwhelm its relatively small lot or doesn’t fit into an older neighborhood. But a Sarasota blogger suggests that one could have a small home with a “McMansion interior”:

They have a new development out at Lakewood Ranch called Central Park, and even though it’s very generic and a little closely packed for my taste, they have finally done what I have been hoping somebody would do for years—build a small, inexpensive house that suggests a McMansion inside, but on a tiny scale. By that I mean it has things like a particularly nice master suite and fancy master bath, high ceilings—many coffered and trayed, lots of windows, imaginative layouts, big, well-integrated kitchens, cute little dens and lanais, entrance foyers—all for well under $200,000.

This definition suggests that McMansions can be more about the luxurious interior appointments than the garish or ostentatious outside.While the exterior qualities tend to draw negative attention, would this interior flourishes get the same criticism? I would guess no for several reasons. The interior is not as obvious to outsiders and so it is harder to call it ostentatious. Also, there seems to be a higher level of tolerance for interior appointments: the Subzero refrigerator or Viking stove or 60″ LED TV seem more acceptable as consumer items that are still useful.

Additionally, this story hints at what is likely already a trend: smaller homes with luxury upgrades. A homebuyer no longer needs large amounts of money to buy the square footage typically associated with luxury. Although your home might be just over 1,300 square feet (the size of the model reference above), you too can feel like you live in a mansion.

Nostalgia for the early 1990s: McMansions, SUVs, and more

The early 1990s are not that long ago but this comparison of the 2011 Ford Explorer and the 2011 Jeep Grand Cherokee is wistful for this earlier era:

The early 1990s are starting to seem like a long time ago. McMansions were barely a twinkle in the Toll brothers’ eyes. Apple stock was less than fifteen dollars a share. The Iraq war was going great. A tea party was something for little girls. And Justin Bieber hadn’t even been born.

In the U.S. car market, perhaps the biggest difference between then and now is that the SUV, as an automotive force, was in its infancy. Sure, Wranglers, Blazers, Broncos, Scouts, and the like had been bouncing along on the fringe of the American automotive scene for a while, but their numbers were small.

I am interested in this mention of McMansions, which has several connotations in these opening paragraphs:

1. It is not unusual to lump the McMansion in with other consumer objects. Perhaps its most common pairing is with the SUV, often considered an oversized and ostentatious vehicle.

2. The Toll Brothers, a large American home builder, are often tied to McMansions. This builder preferred to call their larger homes “estate homes” but critics ended up dubbing them McMansions. Read a quick summary of Toll Brothers history here. The term McMansions really started being used in earnest in the late 1990s.

3. There seems to be a growing idea that the McMansion might have been a blip in American history. This review pegs the McMansion as beginning in the 1990s and other recent commentators (see here and here) have suggested McMansions are done and will not return. The jury is still out on this one: the size of the average American home grew steadily from the 1950s until just a few years ago.

(4. An unrelated issue: can we already have nostalgia for a time just 20 years ago? Think of this in terms of “oldies” on the radio: it’s hard to even find 60’s music on the radio and now the 80’s and 90’s are considered old. How far can we compress the past in order to develop a prepackaged nostalgia?)

The Katrina Cottage versus the McMansion

After Hurricane Katrina, there was a need for innovative housing designs in order to quickly rebuild the city’s housing stock. One such design was the Katrina Cottage, a 308 square foot dwelling that was quite portable but was well made and fit with existing architectural themes. The Chicago Tribune asked an employee of an urban planning firm who lives in one of these homes why exactly these homes did not catch on:

Q. You’ve said these little houses have a lot of fans who are attracted to their simplicity and see them as the anti-McMansion. Why didn’t Katrina Cottages catch on?

A. Well, you know, this kind of project would be illegal in most places; building codes restrict room size, and zoning codes restrict lot size. It wouldn’t work in a suburban subdivision; it has to be a small infill development. Dropped randomly into (traditional) subdivisions, the houses look eccentric and experimental.

The reason it works in Ocean Springs is that it’s around similar houses and it’s within walking or biking distance of places to eat and drink, a grocery store, a YMCA, hair salons, barbershop and retail. I rode a bike everywhere and didn’t need a car. If you have easy, walkable access, you don’t need all kinds of stuff in your house.

You see, in a conventional suburban development, they’ve taken an entire town and compressed it into a McMansion — you have the bar somewhere, you have the basement rec room, there’s the TV room, the coffee shop in an espresso machine. There’s a room with workout equipment. In a conventional subdivision, you have to (put all those features into the house) because you don’t have access to anything you can walk to.

There are a few developments based on the idea — there’s Cottage Square, where I stayed. Ross Chapin, a developer in Langley, Wash., builds so-called “pocket neighborhoods” — he’s got people buying 400-square-foot homes for $600,000. And Lowe’s created and still sells plans and kits for (individuals) who want these houses.

Several things are interesting in this response:

1. Conflating all suburban homes with McMansions is a common mistake.

2. The idea that suburban developments don’t want anything too different in terms of design or architecture is accurate. Homes that look too different might just negatively affect property values. On top of this, the idea that many places would find these homes to be illegal seems silly but is likely true.

3. I would be very interested to know what would lead people to pay $600,000 for a 400-square foot home. Check out Ross Chapin’s designs here.

4. You can read more about Ben Bowen’s thoughts here. It sounds like his argument for these small houses includes a certain kind of neighborhood where amenities and daily needs are within an easy walk. These ideas seem quite similar to those of New Urbanism.

The wood-burning fireplace is on the way out, not green enough

Wood-burning fireplaces are more decoration than heating apparatuses in modern homes. But the New York Times reports that even its decorative or symbolic value may not be enough to counter the arguments against their use:

Hard as it may be to believe, the fireplace — long considered a trophy, particularly in a city like New York — is acquiring a social stigma. Among those who aspire to be environmentally responsible, it is joining the ranks of bottled water and big houses…

Organizations like the American Lung Association are issuing warnings as well: the group recommends that consumers avoid wood fires altogether, citing research that names wood stoves and fireplaces as major contributors to particulate-matter air pollution in much of the United States.

Wood smoke contains some of the same particulates as cigarette smoke, said Dr. Norman H. Edelman, the chief medical officer for the American Lung Association, as well as known carcinogens like aldehydes; it has also been linked to respiratory problems in young children…

Perhaps not coincidentally, sales of wood-burning appliances dropped to 235,000 in 2009 from 800,000 in 1999, according to the Hearth, Patio and Barbecue Association.

Fireplaces are akin to McMansions? I would be curious to know how much effect a wood-burning fireplace has on the average person or how much pollution wood-burning fireplaces across the US release into the air. Then some comparisons could be made between the polluting effect of fireplaces and other objects (like McMansions or bottled water). In addition to the pollution, we could also consider how much wood is burned yearly in fireplaces and where this wood typically comes from.

Beyond the ideas about health and being green, the article fails to discuss several ways to keep a fireplace without burning wood. One option: have a gas fireplace. This may not be too green as well – it does burn gas. But you wouldn’t then have the release of particles into the air. The second option, which seems to be gaining in popularity: purchase an electric heater that looks like a fireplace. I see numerous advertisements for these all the time. Lots of benefits here: you still get the heat, nothing is burning (wood or gas), they are relatively cheap, you don’t have to worry about a chimney and keeping that clean, and you can move the “fireplace” around fairly easily depending on where you want it. There are some electricity costs but you can still retain the decorative or symbolic value without burning wood.

What Gen Y wants in a home

This is a headline that immediately caught my eye: “No McMansions for Millennials.” Some discussions at the recent National Association of Home Builders (NAHB) conference focused on the needs of this younger group of homebuyers. Here is a quick summary of what Gen Y wants:

A key finding: They want to walk everywhere. Surveys show that 13% carpool to work, while 7% walk, said Melina Duggal, a principal with Orlando-based real estate adviser RCLCO. A whopping 88% want to be in an urban setting, but since cities themselves can be so expensive, places with shopping, dining and transit such as Bethesda and Arlington in the Washington suburbs will do just fine.

“One-third are willing to pay for the ability to walk,” Ms. Duggal said. “They don’t want to be in a cookie-cutter type of development. …The suburbs will need to evolve to be attractive to Gen Y.”

Outdoor space is important-but please, just a place to put the grill and have some friends over. Lawn-mowing not desired. Amenities such as fitness centers, game rooms and party rooms are important (“Is the room big enough to host a baby shower?” a millennial might think). “Outdoor fire pits,” suggested Tony Weremeichik of Canin Associates, an architecture firm in Orlando. “Consider designing outdoor spaces as if they were living rooms.”

Smaller rooms and fewer cavernous hallways to get everywhere, a bigger shower stall and skip the tub, he said. Oh, but don’t forget space in front of the television for the Wii, and space to eat meals while glued to the tube, because dinner parties and families gathered around the table are so last-Gen. And maybe a little nook in the laundry room for Rover’s bed?

A few thoughts about these findings:

1. Proponents of smart growth, such as New Urbanists, should be happy. It sounds like the younger generation wants to live in more urban areas with more amenities and less sprawl.

1a. Is this want they will want in the long-term or is primarily an after-college thing? What happens when they have kids? What happens when they have more money?

1b. Are there enough housing units that fit these descriptions? I could see these falling into two camps: expensive places in trendy neighborhoods or cheaper places in rougher or neighborhoods earlier in the gentrification process.

2. Putting the word McMansion in the headline to describe the homes of a previous generation is an interesting choice. What exactly is meant by “McMansion”? Overall, it seems to be used as a term for all suburban homes. But then we get some subtleties of the term: cookie-cutter design, yards, jacuzzi tubs, lots of space, spread out. But to suggest that all suburban homes are McMansions seems to betray more of the headline-writer’s thoughts on suburban homes than it does to actually reflect reality. Just how many suburban homes are McMansions anyway – we don’t really have way to count this.

3. People at the conference discussed features of a housing unit that would allow it to be more social: bigger interior entertainment spaces, using outdoor spaces as entertainment spaces, etc. Does this suggest that this generation is blurring the line between the community and the home more so than previous generations? The characterization for decades of many suburban homes is that people drive out of the garage in the morning, drive back in at night, and barely interact with anyone else. Will these sorts of denser spaces lead to more community among Generation Y or will they simply use their entertainment spaces to interact with already-established friends?

The Not So Big House in the Chicago suburbs

Architect Sarah Susanka has made a name for herself by writing about the Not-So-Big House. In this, Susanka advocates for smaller homes with custom features that fit the personality of the inhabitants. Instead of buying a cookie-cutter McMansion or tract home, Susanka would have you design a slightly smaller home that better fits your needs.

A new development in Libertyville, a northern suburb of Chicago (about 40 miles north of the Loop), will feature four of Susanka’s homes. Here is a description of the price and size of these homes:

SchoolStreet will have 26 homes in a “new urban” design, plus condominiums in the historic Central School. The single-family homes range from $500,000 to $700,000 and 17 homes have already been sold.

Susanka is designing one floor plan of about 2,200 to 2,400 square feet with four fronts, so four could be built in the community. McLinden says the bungalow-style model or showcase home will be completed and open to the public next fall. It will stay open for six months because the architect thinks the only way for most people to really understand her principles is to walk through the spaces. McLinden hopes to build homes like it in future communities, too.

“This is just the beginning,” said Susanka. “We both are doing this as a test drive to see if there really is a market here.”

It is interesting to note that these homes are not cheap (though they may be slightly smaller). The money in these homes will go to certain features that mark Susanka’s designs:

Vary the ceiling heights. This provides the intimacy and feeling of personal space that some say is missing in big-box McMansions with all tall ceilings. Builders might try this with tray ceilings — at an extra charge, said Susanka.

Create sheltered spaces. Frank Lloyd Wright had his inglenooks or seating areas around fireplaces. Susanka puts a library alcove off the living room.

Make spaces do double duty. The library alcove works as a formal dining area.

Light to walk toward. This means put a lighted something, such as a window or lighted painting at the end of a hallway or other vista. “It provides a sense of extension. It feels like it’s longer than it actually is, and people experience more space.”

Don’t forget the “away” room. This can be an office or first-floor bedroom, of course, or a room for adults to read, do crafts or entertain friends. Or maybe the messy little children can use the away room, leaving the main living areas in better shape.

Speaking of messy youngsters, the home will have a laundry room that’s about 11-by-12 feet. “It can be a craft room for the kids — let the paint fly,” said the architect.

The author-architect is willing to explain and describe her homes, but she believes nothing compares with seeing them in real life.

“I’m trying to make as simple as possible a set of ideas that in a way are complex,” she said. “We are used to thinking about design in two dimensions. The quality of the space has to do with the third dimension, the heights and shapes of the space.”

Multiple times in this article, Susanka and the developer suggest these homes must be experienced in order to understand how all of these pieces come together. I would be curious to tour one of these houses myself to see if it really does feel different to a typical home, even in a quick walk-through. I have looked through a number of her books and have most enjoyed seeing pictures of cozy reading spaces.
I would also be interested to know who is attracted to these homes rather than typical new homes. People with greater appreciation for aesthetics and design? People with higher levels of education (Bourdieu’s theory of distinction)? People looking for the “hot” yet suburban neighborhood?

Proclaiming the end of the “McMansion era”

CNBC reports that the real estate site Trulia.com says “the McMansion era is over.” This is based on evidence that more people want smaller homes:

Just 9 percent of the people surveyed by Trulia said their ideal home size was over 3,200 square feet. Meanwhile, more than one-third said their ideal size was under 2,000 feet.

“That’s something that would’ve been unbelievable just a few years back,” said Pete Flint, CEO and co-founder of Trulia. “Americans are moving away from McMansions.”

The comments echoed those made in June by Kermit Baker, the chief economist at the American Institute of Architects.

“We continue to move away from the McMansion chapter of residential design, with more demand for practicality throughout the home,” Baker said. “There has been a drop off in the popularity of upscale property enhancements such as formal landscaping, decorative water features, tennis courts, and gazebos.”

“McMansions just look and feel out of place today, given the more cautious environment everyone’s living in,” said Paul Bishop, vice president of research for the National Association of Realtors.

And homebuilders are heeding the call: In a survey of builders last year, nine out of 10 said they planned to build smaller or lower-priced homes.

This is interesting information – the McMansion was and is commonly cited as part of the excess of the late 1990s and early 2000s. But I have a few questions and thoughts:

1. We are in the middle of a housing crisis, one that is virtually unprecedented in recent history. Could these results simply be the result of this period? Look at the data over time: Americans since 1950 have progressively wanted larger homes. Might this change as soon as the economy or housing market picks up again?

1a. We would have to wait and see whether this shift might be a longer-term move to an emphasis on quality and appointments rather than sheer space. Since family size has dropped over the years, it makes sense that homes might not get so large. Or perhaps more people subscribe to some green ideas about having a small footprint.

2. There is still some demand for homes over 3,200 square feet. If you look at the Trulia infographics, most people seem to want homes around the 2,000-2,600 square foot range. These are not small homes – they would be slightly smaller than the average size of new homes built in most years of the 2000s and are larger than most American homes built after World War II.

3. This is survey data which gives us some measure of what people want to buy. However, people still have to make choices on the open market – will they turn down larger houses for smaller houses for an extended amount of time?

4. Will home prices go down or stay low in the long run – or will builders make up for having smaller homes with more features that will cost more?

5. There are some questions about whether a downturn in McMansions is part of a larger, more radical shift toward a new kind of suburbia. Perhaps. But even if this were the case, it would take a while for these new developments to be large enough in number to counter the typical views of suburbia and it would also require Americans to develop a new sense of community.
