Looking for sidewalks in Tyler, Texas

A “news app developer” who moved to Tyler, Texas has found that it is difficult to walk around the community due to a lack of sidewalks and development that revolves around the automobile:

Several people insisted I couldn’t live without a car in Tyler–and they were absolutely right. When I landed at Tyler Pounds Regional Airport I hadn’t driven a car in four months. Since I landed, I’ve driven nearly every day. (Mostly ferrying my son to school and various activities.)

I very carefully selected the house I’m renting–an eccentric, hundred-year-old single-story in the Charnwood neighborhood–so that I can get to as many things as possible without driving. It’s within a mile of:

  • 2 parks (Children’s Park and Bergfield Park)
  • 2 coffee shops (Brady’s Speciality Coffee and Downtown Coffee Lounge)
  • 2 hospitals (Trinity Mother Frances and East Texas Medical Center)
  • 1 bookstore (Fireside Books)
  • 3 bus lines (the red, green and blue)
  • Tyler Public Library

Interestingly, it seems like the city knows about the problem. But addressing the issue won’t necessarily be easy:

Now that I’ve been out and walked the streets of Tyler, I have to say I think the plans laid out in Tyler 21 are impressively on-target. Tyler needs to build a lot more sidewalks. However, I also foresee a few challenges that just building more sidewalks won’t solve:

  • Tyler’s downtown is a food desert. It is impossible to live within walking distance of a grocery store. Getting a green market as a downtown anchor should be a very high priority.
  • The lack of pedestrian signals makes travel on foot unsafe. Front and Broadway have some of the longest continuous sidewalks in the city, but crossing either one on foot is nearly impossible. (The tunnel under Broadway at Hogg Middle School is a notable exception.)
  • Too many bus stops lack shelters. Nobody wants to stand on the corner and look lost. If there isn’t a shelter, there effectively isn’t a bus stop.

This sounds like the sort of place James Howard Kunstler would love to visit so that he could bemoan its unfriendliness toward pedestrians. As this writer points out, Tyler would have to undergo some major changes to make it truly walkable. The infrastructure of sidewalks needs to be there but there also need to be places for people to want to walk to. Building the sidewalks doesn’t necessarily lead to a street culture. Can a regional center like this effectively revive itself through building sidewalks and encouraging businesses and residents to take advantage of these new public spaces?

Second, isn’t the bigger issue here who is going to pay for all of this? Perhaps Tyler has some money set aside for this but this could be expensive and particularly in an era of economic crisis, some would argue that the money could be spent elsewhere. (To be fair, some people could always argue that the money could be spent on something more necessary than sidewalks.)

I don’t know much about Tyler, Texas but wouldn’t this plan also involve convincing people to move back into the denser parts of the city rather than living on the fringes in typical suburban neighborhoods? What would be the selling point?

On the whole, it sounds like there is a lot of work to be done.

“Zoning bigots” holding Americans back from how they really want to live?

It is not too often that one sees opinion pieces about the current state of zoning in America. But here is some provocative commentary (“zoning bigots”?) based on zoning in the Los Angeles area:

You could make a decent case that the campaign to harass and remove property owners is no less bigoted than Mayor Mahool’s quarantine proposal. Although blacks, whites, and Latinos have all been targeted for nuisance abatement raids, these folks share one characteristic: They don’t meet the standards of respectability set by the political class and large urban landowners. In some cases the county’s lifestyle demands shade into bias on religious grounds. Oscar Castaneda, a mechanic and Seventh Day Adventist minister who was ordered to tear down his entire property, lives in the high desert because his faith impels him to a rural, self-sufficient life.

Los Angeles zoning practice is bigoted in other ways that are often overt. A city (not county) ordinance preventing residents from keeping more than one rooster on a property is clearly aimed at Latino homeowners. A maze of restrictions on convenience stores and fast food joints applies in South L.A. but not in tonier areas. During the jihad against “McMansions” a few years ago, the popular term for large properties was “Persian Palaces”—a swipe at L.A.’s Iranian-American community.

“There’s definitely an attempt to squeeze out of Angelenos the very things that make them Angelenos and not New Yorkers or Bostonians,” says Chapman University urban theorist Joel Kotkin. “There are two forces at work: One is the effort to re-engineer people into wards of the state. The other is urban land interests who want to force people to live in ways they don’t want to live.”

Or to live somewhere else. Many of the Antelope Valley homeowners we spoke with for a recent reason.tv report have given up the struggle and are planning to leave California. What Antonovich (who refused requests for an interview) has in mind for their vacated properties is not clear. Educated guesses include a plan for massive wind-power generation and a scheme to turn the half-horse town of Palmdale into a high-density, smart-growth hub for the California high-speed rail project. If you know Palmdale you know that the notion of turning it into a hipster paradise would be funny—except that this pipe dream is destroying the lives of real people. They’re just not the right sort of people.

A few thoughts while trying to sort out this argument:

1. Good point: zoning can be a tool used by the powerful (politicians, those with money, etc.) to control development. The political economy model in urban sociology is based on this idea: the elite are able to push development that helps make them money.

2. Odd point: this argument about “bigoted zoning” is somewhat different from a more common argument about “exclusionary zoning.” This argument is predicated on the idea that zoning takes away the rights of all individuals, regardless of race/ethnicity or social class. It is simply a tool of the upper classes, interestingly, a Marxist type argument. Exclusionary zoning, the subject of a number of court cases, argues that zoning takes place to exclude certain groups of people, typically minorities and the lower class from suburbs. So all individuals who are not the upper class are being discriminated against in this Marxist/populist argument?

3. Somewhat intriguing argument: these zoning guidelines limit people from doing what they really want to do, like buy McMansions and raise chickens. In this line of thinking, Americans all want the suburban lifestyle where their home is their castle and they have a little bit of land to play around with. The government is a bogeyman, trying to force people into denser developments (like nice New Urbanist developments or high-rises downtown?) and generally trying to squelch suburban life.

This argument misses some of why the suburbs even exist in the United States today. On one hand, there is some cultural impetus to this all: from the beginning, Americans have had debates about urban vs. rural life, the Thomas Jefferson’s who wanted “gentlemen farmers” versus the Alexander Hamilton’s who wanted to live in thriving cities. Americans like open space and retained the British emphasis on property rights. This cultural spirit is still with us today: we love cars and our big homes.

However, this was all made possible and encouraged by some other factors. To start, developing technologies, from the railroad to the electric streetcar to the automobile, opened up areas for development. More importantly, developers and businessmen saw these transportation lines and the adjacent land as opportunities so they sold homes and land to make money. Then, particularly between the 1930s and 1960s, the government made a concerted push to promote the suburban lifestyle, privileging highway construction and longer-term mortgages that helped make the suburban dream possible. Without this profit seeking and government support, would the suburbs have still happened? Perhaps. But not likely to the scale we know now.

To argue now that generally government is opposed to the suburban life is silly. Most of the policies, even during this time of economic crisis, have been about maintaining the suburban middle-class lifestyle: limiting their tax burden, helping them keep their homes, ensuring a quality education and a college degree, etc. Yes, this current administration has suggested some new ideas like high-speed rail but this isn’t a total assault on the suburbs. Indeed, it would be tough for any party right now to assault the suburbs too strongly: they probably can’t win without suburban voters, particularly independents.

4. Flip this around: what might happen if there is no zoning? Does this really empower individual land owners? Zoning helps ensure that certain uses are not next to other uses. For example, zoning for a suburban subdivision typically means that a single-family home will not end up next to a coal power plant. Or a school next to a sewage treatment plant. Yes, zoning can be draconian and it can be used by people in power but it can also be used well.

There are cities that have less or no zoning. Houston is a classic example in urban sociology and as one might suspect, its development patterns look a bit different than other major cities.

Is no zoning really the answer? While homeowners might not like some of the plans in the Los Angeles region, doesn’t it also protect them at other times? In a world with no zoning, wouldn’t the more powerful actors almost always win out over the average homeowner? How would homeowners protect themselves from other homeowners?

One way to retain zoning but turn it toward different ends would be for citizens to get themselves on zoning boards and then starting voting how they like. Zoning boards may not be flashy and it can be difficult to get on them, particularly in places where it is about political connections, but this would be the place to start fighting back if one was inclined to do so.

Determining which cities have a future

SmartPlanet looks into an infographic that supposedly says whether “if your city has a future or it’s destined to turn into the U.S. version of a favela”:

Meanwhile, according to the chart from PPS (click on it for a larger version), Atlanta is easily the most massively dysfunctional metropolis ever to be un-designed by a conspiracy of developers and compliant local government. From comedian David Cross (”David Cross Doesn’t Like Atlanta” – NSFW) to peak oil theorist James Howard Kunstler (”The Horror of Downtown Atlanta“), everyone who has ever been forced to live in or visit Atlanta knows that it is a city as ill-equipped for walkability and sustainable transit as any in the U.S., with the possible exceptions of Dallas, Houston, San Antonio and pretty much every other city in Texas.

Many cities are teetering right on the edge of acceptability, by PPS’s measures. Austin, Texas may sound cool in theory, but in the past 20 or so years it has become a suppurating pustule of sprawl and the bane of commuters throughout its metro area. Similarly, university town Gainesville, Florida has a marvelously walkable historic core surrounded by a not-so-tasty shell of tract homes, McMansions and cul-de-sacs…

Ultimately, though, all these efforts are piddling when compared to what our resource and finance-starved future is going to require: shorter commutes, more walkability, and a relocalization of just about all the essentials of everyday life. Everything, in other words, that was present in Brooklyn about the time that the Brooklyn Bridge went up. And despite that city’s incorporation into New York City as a borough, it retains, to this day, the local character that made it such a high-functioning metropolis a century ago. I may be be biased, but when I think of cities that work, Brooklyn will always be at the top of my list.

The infographic seems to be based on New Urbanist-type principles: walkable cities with vibrant street life where the infrastructure serves people and not cars. More broadly, the infographic presents either a sprawl or anti-sprawl perspective.

The discussion hints that cities can change from being on one side of the ledger to the other. But large-scale changes (across an entire city or region) take time compared to neighborhood-by-neighborhood approaches. Particularly in this time of economic crisis and budget shortfalls, how many cities can even have a discussion about big New Urbanist-type changes?

Will anyone bother looking at this infographic in ten or twenty years to see if the predictions were correct?

The struggles of New Urbanist communities outside Indianapolis

Several New Urbanist communities outside of Indianapolis are struggling to sell homes and fill commercial space:

The Village of WestClay was supposed to be a different kind of neighborhood — one that turned back the clock and led suburban living toward a more community-centered, urban lifestyle.

Along with Saxony in Fishers and Avon’s Village of Turner Trace, this model of “New Urbanism” offered a home where you could leave the family car parked in the garage, trading your big backyard and high fence for a front porch and neighbors you really got to know…

It’s the stores and restaurants, though, that have lagged. About 65 percent of 275,000 square feet of planned commercial space has opened. Clustered together like a traditional downtown, the businesses at the center of the neighborhood have struggled the most…

Nationally, retail has proven to be the hardest part to build, said John Norquist, president of the Congress for the New Urbanism. The Chicago-based think tank advocates New Urbanism as the future of development.

I remember reading about how this also seemed to happen in Celebration, Florida (see Celebration, U.S.A.). Many businesses are unwilling to build or open a location without an already-existing residential base that provides a steady source of customers. But if you are trying to put the New Urbanist pieces together, provide a community with residences within an easy walk of stores and other amenities, you need some businesses to be there from the beginning to help sell the homes. Couldn’t these new developments offer special low prices to businesses for a few years as an incentive?

The suggestion at the end of the article is that these problems could be avoided if New Urbanist principles were applied in cities or denser areas, not in newly-constructed New Urbanist developments plopped in suburbia. We’ll have to see what happens in the lean economic times of today and perhaps more prosperous years in the future.

The effect of the “McMansion ordinance” in Austin

In the past decade, a number of communities across the United States have debated and enacted ordinances intended to regulate teardowns, often termed McMansions. Austin, Texas has gone through this process and Kathie Tovo, a candidate for the city council, discusses her take on the “McMansion ordinance”:

AC: One more fundamental criticism that’s been leveled at your campaign is that your goal of “complete communities” – the live-work-play ideal with affordable family housing – may be at odds with some policies supported by some of the neighborhood associations you’ve been affiliated with. The Austin Neighborhoods Council, for instance, seemed supportive of the McMansion ordinance, which some people argue has facilitated sprawl by preventing the sort of home expansions that would keep growing families in the city.

KT: I guess I just don’t buy that argument, especially about McMansion. Because, for one thing, a lot of people were really concerned about the McMansion ordinance; it was going to kill the building industry in Austin. It really hasn’t, and a lot of the McMansions weren’t adding density to our neighborhoods because they were typically being occupied by a couple of people. I think that you can add on a considerable amount to your house and not be a McMansion. Absolutely, we want to be sure our land development code allows for people living in small bungalows that might have accommodated families 40 years ago when we want them to be able to add on in ways that are appropriate. I think there’s a lot of room for doing that without running up against the McMansion standards. And as you look at older neighborhoods, people are adding on. And in looking at our Families and Children [Task Force] research – families with kids will live in smaller spaces, including multifamily residences, if the spaces are well-designed. I’m married to an architect, and he’s done some additions to older houses for families that wanted to stay in the central city but the house was really too small for their modern standards.

[Editor’s note: In response to this question, Tovo later added the following to her answer via email:

KT: This criticism has little grounding and shows a lack of understanding of the research in this area or the work that has been done by groups like the city’s own Families and Children Task Force. Neighborhood associations tended to be big supporters of many of the amenities that enhance the quality of life for families across the life span: parks, open spaces, sidewalks, and safe pedestrian and bike routes.

The reasons families with children have been leaving the central city are complex…Suggesting that unregulated development will somehow lead developers to create more affordable housing or more family friendly housing is incorrect.

(And for the record – the trend of families leaving the central city pre-exists the McMansion Ordinance.)]

This candidate makes several interesting points:

1. There is an argument out there that cities lose out when they create such ordinances as it drives out middle-class and upper-class residents. If these possible residents can’t tear down an older home and build the kind of suburban home that they desire, they are going to take the tax dollars and go elsewhere. In the long run, the city loses out on the sort of stable residents and tax base that it needs. I’ve seen this argument made in Dallas as well. Tovo suggests this isn’t really the case; people were leaving Austin even before the ordinance, suggesting other factors are also at work.

2. Tovo makes an architectural critique of McMansions, suggesting that people “will live in smaller spaces, including multifamily residences, if the spaces are well-designed.” I wonder if the ordinances/regulations in Austin go far enough to make sure housing units are well-designed.

3. Tovo wants to make clear that she is not opposed to people adding on to their homes – but this has to be done “in ways that are appropriate.” She is trying to chart a middle path between the two poles in the teardown debate: the rights of the community versus the rights of individual property owners.

4. Tovo suggests that unfettered, free-market housing policies will not lead to “more affordable housing or more family friendly housing.” Other communities agree with this as they offer incentives and regulations to insure that some of these structures are created alongside more typical single-family homes.

It sounds like Tovo is trying to tread carefully in these comments (perhaps also highlighted by her follow-up email after the interview). Overall, it sounds like she is promoting New Urbanist type neighborhoods that are walkable, diverse, affordable, and well-designed.

High fences indicative of a lack of community in suburbs?

Suburbs are often criticized for a lack of community: residents drive in and out of garages with little interaction. In searching for a missing girl in Cairns, Australia, several people suggest that the search is made harder by the high fences that separate suburban yards:

Cairns is losing its sense of community and neighbourhood spirit, with residents only finding time to help each other in times of natural disasters.

That’s the verdict of sociologists, politicians and police, who believe people in the Far North are living more isolated lives than ever before.

Fewer people know much about residents in their street, which potentially leads to an increased risk of crime.

And they say this trend can be most clearly demonstrated in, of all places, the proliferation of high fences in the suburbs.

At no time has this been more apparent than with the dilemma facing authorities as they seek information on the disappearance for teenager Declan Crouch and the murder of Erica Liddy.

Despite many pleas for help, vital clues from the public – the eyes and ears of Cairns – are yet to come.

A few decades ago, high fences in the suburbs were extremely rare, with neighbours often the best of friends, talking regularly over small mesh wire side fences in the backyard.

But experts say the fast pace of modern life mixed with a blend of fear, apathy and population growth is keeping residents hidden away from each other, behind those all-pervasive six-foot high fences.

I would suspect that the problem involves more than just fences. The fences are just a symptom of bigger issues – get rid of the fences and neighbors won’t necessarily know each other any better. And if there is a lot of media attention about these sort of stories (abductions, murder, etc.), why wouldn’t more suburbanites build fences to keep their yards and kids safe?

This story itself is illustrative of a larger question regarding suburbs: if they were simply designed a little differently, would there be stronger communities? This is a key claim of New Urbanists: moving cars and garages to a back alley, making streets more pedestrian friendly, and reintroducing porches to the front of houses will lead to more community. And with recent data suggesting that Americans do want to live in more walkable communities but still want to remain private, the verdict is still out on such design changes.

Psychology Today: we are more unhappy even as we have attained the American Dream in the suburbs

The latest issue of Psychology Today (March/April 2011, not yet available online) features a story about unhappiness and the American Dream. One researcher of economics and happiness says, “The U.S.A. has, in aggregate, apparently become more miserable over the last quarter of a century.” The basic premise is this: we have gained what the American Dream promised, families, home ownership, levels of luxury, and yet we are more unhappy than ever. Why is this the case?

The article goes on to cite a number of problems: having more public activities moved inside the home and limited contact with the broader communities (with home churches, homeschooling, and working from home cited as examples); an overemphasis on children who end up dominating the lives of their parents; moving to the suburbs; and we unrealistically dream of fulfillment that is said to come with marriage, having children, and growing older.

I’ll quickly tackle the suburbs issue here. The bulk of this section cites the 2000 book Suburban Nation: The Rise of Sprawl and the Decline of the American Dream, a classic New Urbanist text. In short, the New Urbanists argue that suburban neighborhoods emphasize individualism and simply bigger homes, not community, leading to an impoverished public realm. Through the redesign of neighborhoods, such as including porches on the front of houses, moving garages to back alleys, and having a coherent sense of architecture across buildings, community life can be encouraged. The author of this article suggests there is a “disconnect between ‘suburban expectation…and the blighted reality of sprawl.”

This is not a new argument about the suburbs: indeed, critics were saying similar things back in the 1920s and 1950s during the early waves of American suburbanization. This article also trades in typical arguments: “And those parents who live in a cul-de-sac just a highway exit or two from a strip mall might be the first to admit they’re experiencing an American dream that may be less Norman Rockwell than Revolutionary Road.” One question could be raised about this section on suburbs: is it the suburbs themselves that are causing the problem (the actual physical design and layout) or the expectations that come with them? Since the early 1900s, Americans have moved to the suburbs partly to avoid the city. While the suburban lifestyle certainly has faults, would Americans choose to leave the suburbs and move elsewhere? New Urbanists offer an interesting alternative: maintaining single-family home but having denser suburbs which would hopefully have richer community interaction. Interestingly, this article does not call for people to leave the suburbs but perhaps to adjust their expectations about what the suburbs can actually offer.

More broadly, the article sets this up as an issue of out-sized expectations. The American Dream offers much but also seems to leave people wanting more and more. How about a slightly different question: is the end goal of adult life happiness and/or satisfaction? One way to deal with the issue of the American Dream would be to scale back our expectations so we are more satisfied with what we have. Another way to deal with the issue is to wonder if pleasure (measured as happiness or satisfaction) is the ultimate goal in life.

(A note about Psychology Today: I am not a regular reader so my observation may be silly or obvious. But this article, and a few others I flipped through, were quite “pop” and short on academic analysis.)

Clearing snow from one of Chicago’s enduring design features: the alleys

Crews around here are still working on clearing snow. Even this morning, several days after the major snowfall, some roads have impassable lanes. But Chicago faces an additional challenge: clearing snow from the alleys of residential neighborhoods:

But snowplows won’t be moving down alleys, arteries that are no less important to city dwellers. Streets and Sanitation Commissioner Thomas Byrne says plows might do more harm than good, pushing snow up against garage doors. Garbage trucks, however, will try force their way down alleys to make tracks for cars, he said…

Indeed, while alleys are the last to see city snowplows, they’re first in the hearts of many Chicagoans.

If the Champs-Elysees epitomizes Paris and Unter den Linden boulevard is symbolic of Berlin, the alleys that bisect Chicago’s blocks are emblematic of Chicago, no less than touristy Michigan Avenue…

Other cities, like New York, lack alleys, which means trash has to be put out on streets for pickup. Chicago’s alleys are lined with garbage cans, yet also are the ultimate urban playground.

Years ago, alley games contributed to local patois. “No dibs on broken windows!” was the starting signal for softball games, an announcement that only the batter would be responsible for smashing a ball through a window. The alley version of hide-and-seek was kick-the-can, accompanied by the cry “Olly olly oxen free!”

Alleys were also traditional avenues of neighborhood commerce. Today’s alley vendors, primarily scavengers, prowl the backyard byways by truck. Their predecessors drove wagons pulled by horses.

In the midst of a story about plowing, the reader receives a short education on the importance of alleys for Chicago culture. It would also be interesting to hear about alleys as a planning feature: does it enhance or detract from life on the streets? Does it allow for greater traffic flows on roads when garages and garbage cans are pushed behind buildings? How often do alleys become more of problems than assets (like in situations like this)?

This reminds me of the prominence of alleys in the designs of New Urbanists. Their neighborhoods often place garages in the backyards of homes and buildings so that cars are not such a prominent feature in front of structures. This is intended to enhance life on front porches and front sidewalks as homes can then be closer to the public areas. But this article from Chicago suggests that the alleys can also become important areas for social interaction, interaction that is not taking place on the front stoop or in more visible, public areas. If the goal of New Urbanist design is to enhance community life and interaction, does it matter if this takes place in front or behind a home?

Celebration, Florida, built by Disney, has first murder

Many suburbs rarely experience a murder. In fact, many suburban residents might give this as a reason for moving into these communities: the crime, particularly serious crimes, is limited. So when a murder is committed in a model community, particularly one built by Disney, it will receive attention.

Here is a quick summary of what happened in Celebration, Florida:

Residents of the town five miles south of Walt Disney World woke up Tuesday to the sight of yellow crime-scene tape wrapped around a condo near the Christmas-decorated downtown, where Bing Crosby croons from speakers hidden in the foliage. A 58-year-old neighbor who lived alone with his Chihuahua had been slain over the long Thanksgiving weekend, Osceola County sheriff’s deputies said.

What is interesting to note is how the rest of the story describes Celebration. Some of the commentary is what you would expect from any wealthy suburb: this was an isolated incident, this sort of stuff doesn’t happen in the community, and the residents shouldn’t worry. But here a few pieces of the description about the uniqueness of Celebration:

The killing sullies the type of perfection envisioned in 1989 when Peter Rummell, then-president of the Disney Development Corp., wrote to then-Disney CEO Michael Eisner about building a new town on vacant, Disney-owned land in Osceola County.

The community would be a “wonderful residential town east of I-4 that has a human scale with sidewalks and bicycles and parks and the kind of architecture that is sophisticated and timeless. It will have fiber optics and smart houses, but the feel will in many cases be closer to Main Street than to Future World,” Rummell wrote in the letter.

Houses incorporated “New Urbanism” ideas such as placing the garage out of sight in the back and a front porch close to the sidewalk to encourage neighbor interaction. Restrictions on home color and architectural details also were in the community’s rulebook. Colonial, Victorian, and Arts and Crafts-style homes grace the streets; the downtown is a mix of postmodern buildings and stucco condos.

Residents arrived in 1996. Critics viewed it as something out of “The Truman Show,” or “The Stepford Wives.”

Fans saw other things. A return to small-town values. A walkable community. Safety.

So this is the media story: the murder that took place in the “perfect Disney town” (as the link on the Chicago Tribune’s front page suggests). A few thoughts of mine about this:

1. Celebration receives a lot of attention due to who created it and how it was created. Is there a point where this will become just another community?

2. No community is “perfect,” even one created by a company like Disney which sells its products based on this idea of joy and magic. The same AP story lists some of the problems from recent years including graffiti and a recent day when the local school was on lockdown.

3. Suburbs or small towns are not immune to crime, even of this magnitude.

4. It will be interesting to see how this story affects the marketing of the community.

5. This seems like an illustration for all suburbia: crimes like this can upset people’s feelings and attitudes toward places that they once considered perfect and safe.

Quick Review: Radiant City

I’m always on the lookout for movies having to do with suburbia. I recently ran across Radiant City at a local library and found that it had earned some recognition at film festivals (including the 2006 Toronto Film Festival). Here are my thoughts on this 2006 “mockumentary” set in the suburbs of Calgary:

1.If you have read any critiques about suburbia, you are likely to see it discussed in this film: sprawl, too many cars that everyone is dependent on, lack of community where no one knows their neighbors, too much private space and not enough public space, no activities for teenagers, a lack of mass transit, health issues (obesity), a lack of walkability, big box stores, wasted land, the solution of New Urbanism, and on and on.

1a. A number of anti-sprawl experts (or “stars”) are featured including James Howard Kunstler and Andres Duany.

1b. There are a number of “statistical interludes” throughout the film that deliver facts about the horrors of suburbia.

2. The film tries to set up fictional family storylines to follow. I didn’t find any of these to be compelling as it seemed like the characters were simply there to break up the facts of the documentary. One of the storylines, of a father who is acting in a satirical musical about suburbia, is particularly obvious.

3. The many shots of the Evergreen neighborhood outside of Calgary are both beautiful and jarring. The homes featured in the films are on the edges of suburban development so there are plenty of open fields (mostly dirt), empty lots filled with construction equipment, single-family homes built very close to each other, concrete sounds barriers and highways that cut off views and walking, and beautiful skies (we are told at one point that the mountains are off in the distance – you could see them if the guy next door would open his front door so you could see through his house).

Overall: you can find the same critiques in many other places. I don’t think the fictional storylines added much as the main point seemed to be the commentary of the experts and the statistics that are meant to get viewers to question their assumptions about suburban living. If you already are opposed to sprawl and suburbs, your likely to find this film preaching right to you.
