More on Twitter co-founder and his teardown vs. neighbors in San Francisco

I recently wrote about Twitter co-founder Evan Williams’ fight with his San Francisco neighbors over his proposed teardown McMansion. Here is more information about the story:

“We don’t want nouveau riches McMansions sprouting up all over our ridges,” one resident wrote to San Francisco’s Planning Department.

And here, at least, is one local example of the side-effect of a tech boom that the city has fought hard to fuel. San Francisco worked hard in particular to convince Twitter to keep its headquarters in town in hopes that it would amp up the tech scene north of Silicon Valley. Williams, who is 40, was Twitter’s CEO before stepping down in 2010 to support more tech startups…

The strife started after Williams and Lundberg Design, the design firm hired by Williams, contacted neighbors about the couple’s plans. A couple of longtime residents quickly began circulating a handwritten flyer around the neighborhood, decrying the “APPALLING” plan to demolish a “widely coveted, unique and historic (to most) house.”

“TEAR DOWN is NEEDLESS, WASTEFUL, POLLUTION, DISRESPECTFUL,” the flyer said in all caps. It asked people to send in one letter per person if possible because “volume counts.”…

Williams isn’t alone in his neighborhood woes. Other high tech moguls have run into opposition from neighbors, including late Apple CEO Steve Jobs, who was trying to demolish a Woodside property and rebuild as well, and Oracle CEO Larry Ellison, who sued his Pacific Heights neighbors last year for their overgrown trees. Ellison’s Pacific Heights residence was, coincidentally, designed by Lundberg Design.

Sounds quite contentious. The columnist suggests San Francisco might have to change a little if it wants to keep important firms; what if the Twitter co-founder threatened to move away, taking away tax revenue and jobs? Communities compete against each other by offering tax breaks or other incentives so couldn’t corporations and their leaders make stipulations about housing issues?

Even people with lots of money can run into problems when they want to build a teardown McMansion:

Williams bought the $2.9m property – hardwood floors, an open plan salon and four bedrooms with breathtaking views over three storeys – last year. It was built in 1915 by the architect Louis Christian Mullgardt and was listed in city records as a “potential historic resource”.

Earlier this year Williams, 40, and his wife Sara revealed plans to demolish the house and, with the help of architectural firm Lundberg Design, build a 7,700 sq ft successor into a slope. It would be 20ft lower than its predecessor and be a “zero net energy” home using solar panels, a green roof and sun-friendly windows.

Even before the application was submitted to city planners, neighbours and critics from as far afield as Canada had filed form letters of protest, a backlash which in another medium might have been called trending. “This is such a unique property and it adds diversity of architectural interest to the neighborhood,” wrote one neighbour, Elizabeth Wang. “It would be criminal to demolish it.”

Some accused Williams of plotting to erect a McMansion. “A complete teardown of such a home would … set the stage for numerous future demolitions that will alter the character of our beloved SF Neighborhoods,” one group, Friends of Parnassus Heights, wrote to the real estate blog SocketSite…

Not all agree. Williams’s defenders, such as property site Sfcurbed.com, said Mullgardt was an “architectural footnote” and that in any case his original design was ruined by a 1970s remodelling. “It may have once been charming, but … has been stripped of its dignity and details over the decades, subdivided into apartments and then rebuilt by architect Thomas Eden in what’s best described as faux-Frank Lloyd Wright with trapezoidal windows.”

Is it still NIMBY if a person in Canada is objecting to a possible house in San Francisco?

It appears that even the green features of the home will not mollify some of the neighbors. If the house can’t/won’t be saved, is there anything Williams could do to make the new home palatable to the neighbors? I wonder if Williams has made any efforts to reach out to the neighborhood. What about an ultra-green house that is built in a similar style to the existing homes?

Of course, one way to avoid these situations or to at least make more clear the process by which changes to homes can be made is to declare the area a historic preservation district. If a majority of neighbors are indeed against new houses, perhaps this is the way to go.

 

George Lucas to his weathly neighbors: if you don’t want my new studio, I’ll sell my land for affordable housing

An interesting NIMBY battle is continuing in Marin County, California between George Lucas and his neighbors. Here is the latest:

Skywalker Properties abandoned the plans in an acerbic two-page letter [PDF] to its neighbors: “Marin is a bedroom community and is committed to building subdivisions, not business,” it read. (“It was, by his own admission, a bit edgy,” Peters says.) The letter concluded by suggesting that if people felt the land was best suited for more housing, Lucas would aim to sell it to a developer who would at least create the kind of housing Marin really needs: not more million-dollar homes, but low-income residences…

The plan, now in its early stages, is for Lucas to transfer the property to the Marin Community Foundation, which will work with a nonprofit developer to build the housing, as it has with similar low-income projects throughout the area. (Peters prefers the term “workforce housing” given the stigma attached to its more common moniker. To illustrate the perception he is up against, one wealthy neighbor cried to the New York Times that Lucas was “inciting class warfare” by inviting poor people to move in.)…

Peters would like to put about 300 apartment units on the property, which would again take up only a small portion of the remaining 200 acres. Given all the protected space around Lucas’s properties here, it’s unlikely any of the neighbors would even be able to see such a development. Most of the Marin Community Foundation’s other housing projects have been developed along transit corridors. But because this location is more remote, Peters envisions that, at first, this site may be best suited for low-income elderly. Marin also has the highest proportion of aging residents of any county in California.

Peters is quick to add, too, that in Marin County a family of four earning nearly $90,000 a year is eligible for housing assistance (for further perspective on the local housing market: “I forget that you have to translate here that a million-dollar house is not a mansion, by a long shot. They’re very comfortable homes.”) And so the popular imagination – “you’re going to bring drug dealers” was another complaint in the Times – is at odds with the reality of what affordable housing really means in this economy, and who needs help obtaining it.

It’s a strange world where wealthy people can poke each other in the eye by threatening to build affordable housing. I guess we’ll have to wait and see how the neighbors respond but I wouldn’t be surprised if they fight this with the same vehemence they fought Lucas’ plans. Clearly, more affordable housing is needed here but wealthy residents fighting a NIMBY campaign can be quite powerful.

Ten ways to bring about more open/park space to Chicago

After a report last week that Chicago was lacking in open space compared to other major American cities, architecture critic Blair Kamin proposes ten ways that Chicago could help rectify the problem:

The open space shortage is pervasive, with 32 of 77 community areas, home to half of Chicago’s 2.7 million people, failing to meet the city’s own modest requirement of two acres of open space for every 1,000 residents. And the stakes associated with relieving it are huge. Parks can help the city’s neighborhoods attract and retain residents, promote public health, boost real estate values and draw together people from different walks of life…

Although Emanuel has thrown his support behind a grab bag of open space initiatives, such as boathouses on the Chicago River and a new park in an unused area of Rosehill Cemetery, he has yet to produce the visionary plan he promised in his transition report.

In the absence of such a vision, here are 10 ideas that show what architects and the architects of public policy can do to relieve Chicago’s chronic open space shortage.

There are some interesting ideas here and many sounds relatively simply to institute.

When I saw the earlier story, I had a thought: should people have a right to public space? In the suburbs, perhaps this doesn’t matter as much as the common American goal is to purchase your own land. But in the city, where the population density increases and residents expect to be outside of their dwelling, should people have a guaranteed amount of public space? Do people have a human right to parks, to open land?

This question also is pertinent in light of the Occupy Wall Street protestors in Zuccotti Park in New York City. This is a weird sort of public space: it is privately owned but the owners have an agreement with the city to operate it as public space. This sort of arrangement is spreading to other cities: San Francisco has a number “privately owned public spaces” (POPOS) that few residents or tourists would ever know are actually privately owned. This might be helpful in that cities don’t have to do all the maintenance for these spaces but what happens when the private owners don’t like what is taking place on supposedly public property?

The sociological pitch for the Oakland A’s: green-collar baseball

We have blue-collar, white-collar, and pink-collar. In time for Opening Day of the 2011 baseball season, how about “green-collar baseball“:

There’s a sociological genius at work in the Oakland Athletics marketing department. The current slogan for the franchise, “green collar baseball,” speaks volumes about the culture of the bay area, and why I have become such a devoted fan of the Oakland A’s…

Across the Bay Bridge, you’ll find a better stadium (AT&T Park), a team with a higher payroll, fancier concessions, and fancier fans. You’ll find doctors, lawyers, and San Francisco techie types taking in an afternoon game, reveling in the see and be seen crowd. On the San Francisco side, baseball is very much en vogue. If you search hard enough, you might even find a fan in the crowd who can tell you what a change-up is or explain the infield fly rule.

Trot back over to the Oakland side, and you’ll see where that marketing slogan is coming from. The Oakland Coliseum is clearly a Soviet spin on the baseball stadium, a concrete gulag if there ever was one. The concession options are minimal, the team operates on a shoestring payroll, and the fans are decidedly less cosmopolitan.

All these shortcomings are what bring me to love the authentic experience of Oakland Athletics baseball, and loathe the corporate, plasticized feel of the Giants. There’s an old Taoist saying that it’s “better to be alive in the mud than dead in the palace.” Count me as one who’s happiest to feel alive in the mud of the Oakland A’s.

Having spent time watching both the San Francisco Giants at AT&T Park and the Oakland Athletics at Oakland-Alameda County Stadium, I have a few thoughts on this subject:

1. There is no comparison in stadiums: AT&T Park is nice and has great views while the A’s play in a concrete circle. One website goes so far as to say that the A’s stadium “represents everything that’s wrong with baseball stadiums.

2. The two teams do seem to have differences in the number of fans: AT&T Park is regularly full while the A’s struggle to even fill the bottom portion of the stadium, even when the team was good in the early 2000s.

3. Both teams have potential: the Giants, of course, won the World Series last year while the A’s seem to have put together a dark horse candidate to win the AL West based around young pitching (just like the Giants). The baseball in each place should be relatively similar.

4. San Francisco and Oakland are very different kinds of cities. Both have a grittiness to them but Oakland is known for crime and gangs while San Francisco has more glittering pieces. Ultimately, I think this is really what is behind this idea of “green-collar baseball”: Giants’ fans are painted as plastic because this is how Oakland residents view their neighbor across the bay. Oakland, both the city and its baseball team, are the underdogs, the team with a limited number of fans, limited funds, and a limited stadium. What is sociological about the use of this marketing slogan is that it invokes issues of social class and status.

I wonder if these sorts of descriptions only pop only in cities that have multiple franchises in the same sport. Almost the same argument occurs in Chicago: the Cubs fans are only at Wrigley Field because it is the cool thing to do while the White Sox fans are the working class people who really care about baseball.

Declining number of children in San Francisco

The City of San Francisco is facing an interesting problem: a declining population of children.

Families that remain in The City are bucking the trend that has plagued San Francisco for years as the number of children — defined as people up to 17 years old — has dropped from 181,532 in 1960 to 107,524 today, according to the latest U.S. Census Bureau figures. The 2000 census counted 112,802 youths.

The decrease is disappointing news for city officials, who have attempted to counter the family-flight trend by creating more affordable housing, improving schools and cutting costs, such as a college savings account for kindergarten enrollees.

What is interesting in this article is that it is not said why having children in a city is so desirable. What if a city decided that it didn’t really want to attract families or children – would this be acceptable to Americans? Children cost money, not only to families but particularly due to schools and other city services.

I could think of a few possible reasons why not having children in a city would be a problem: this means that younger families who work in certain jobs and pay taxes will not be present, a lack of children suggests the city is not a “family-friendly” place which would cut down on tourist money, or children might be considered a symbol or sign of vitality and passing down the values of the city down to a new generation.

I wish the article said more about what San Francisco officials, including more than the ones involved in children-centered agencies, really thought about this issue.

San Fran “coffeehouse and tech incubator” inspired by idea of “third places”

Starbucks CEO Howard Schultz has said in recent years that the company seeks to become a “third place,” a space between work and home. This term was popularized by sociologist Ray Oldenburg in The Great Good Place. But exactly how a coffee shop should operate in order to be a third place is up for debate. A new San Francisco firm, The Summit Cafe, envisions a coffeeshop plus a center for technological incubation:

With its copious power outlets, Gouda-wrapped meatballs, and a curated magazine rack featuring vintage Steve Jobs covers, the Summit café sits at the intersection of San Francisco’s three most conspicuous tribes: techies, foodies, and yuppies. Yet what separates the Summit from being just another Wi-Fi boîte is the dual-purpose nature of the 5,000-square-foot space. One floor above the Laptop Mafia, the café features a cluster of offices where groups of programmers and developers toil away in an effort to launch the next Twitter—or at least the next OkCupid. Created by i/o Ventures, a Bay Area startup accelerator comprising former executives from MySpace (NWS), Yahoo! (YHOO), and file-sharing site BitTorrent, the Summit is equal parts Bell Labs and Central Perk—and probably the country’s first official coffeehouse tech incubator. Every four months, i/o selects and funds a handful of small tech ventures to the tune of $25,000 each in return for 8 percent of common stock. In addition to the cash, each team gets four months of office space at the Summit, mentoring from Web gurus like Russel Simmons of Yelp, and discounts on all the Pickle & Cheese Plates or White Snow Peony Tea they could possibly need. Since the café opened on Valencia Street last fall, two companies have already been sold, including damntheradio, a Facebook fan management tool. To hedge against any potential risk, i/o also rents half of the Summit’s other desk space to independent contractors and fledgling Web entrepreneurs. It’s even experimenting with an arrangement in which customers can pay $500 for a dedicated desk—on top of a $250 membership fee.

Is this sort of thing only possible in San Francisco (high-tech culture) or perhaps just in major cities?

But this space does seem more like a work space than a true third place. Are there people who come here just to hang out? Do fledgling companies that come here mix with other fledgling companies to form new ideas and firms?

Quick Review: Babies

I watched the film Babies recently with the hopes that I might use a portion of it to illustrate the idea of socialization in my Introduction to Sociology course. I didn’t end up using the film but I still have a few thoughts about this 2010 film:

1. The film follows four babies: one each in Namibia, Mongolia, Japan, and San Francisco. Between the four of them, there were some contrasts. But I’m not sure there was enough variation in these cases. Outside of the Namibian baby, the other three families were fairly Westernized. The Japanese and American baby seemed to experience similar things. If the goal was to draw attention to how babies develop in similar stages yet do so in unique cultural settings, I think this could have been improved. This is a problem that also plagues case studies: cases need to be selected in such a way that they have variation on the key variables of interest (culture in this instance).

2. The movie has no narration – it is a compilation of scenes tracking their development and there is some instrumental music. This leads to a lot of “awww” moments but the film struggles to say something larger.

3. Some of the scenes were quite well put together. The shots of the Mongolian child seemingly out in the wilderness on his own (a constant backdrop of mountains and cattle) were impressive.

4. I know this is an inherent problem in a film that attempts to follow four children through several years of life but I didn’t feel like we had a good understanding of the broader context the babies were in. There was little or no information about their parents or families. I felt like we saw a lot of scenes meant to show the different stages of development but little of the full story. Since the film was somewhat short (just under 80 minutes), ten or fifteen minutes of this information could easily have been added though it would have altered the approach.

Overall, this was an engaging film as it is interesting to watch the children grow up. There is much potential in these scenes but the film as a whole struggles to make a larger point.

(This film was okay in the eyes of critics. According to RottenTomatoes.com, 69% of critics – 67 out of 97 – said the film was “fresh.”)

What to do when development projects, such as HSR, encounter opposition from residents

This is a common story: a developer, community, or a set of politicians put forth plans for a new development. Some residents or citizens complain that the project will negatively affect them. What is to be done to balance out their concerns versus the plans that have been made? How do we balance the rights of the individual versus the needs of the community?

This is taking place currently in California as state officials continue to move forward with plans for high-speed rail (HSR). According to The Infrastructurist, there are several fronts for complaints: one community suggests the high-speed rail will alter the character of their community and farmers are unhappy that some of their land will split by the tracks.

Within this debate, several themes emerge:

1. A longer and/or bigger view helps provide perspective. In the California case, the start of HSR in the Central Valley looks like a boondoggle because it doesn’t yet connect the largest cities in the state. But it is the start of a network that will expand and eventually provide 2.5 hour travel from San Francisco to LA.

1a. This might help: show that the funding for the later stages in the project, where the Central Valley start is connected at both ends to larger cities, is guaranteed. Otherwise, there might be some worry that this first part will get built and the later funding will dry up or disappear.

2. The time for debate about whether HSR rail is good or appropriate for California is over – it is going forward, particularly since there are Federal dollars committed to this. Yes, these farmers and communities may be affected but they are not going to be able to stop the whole project (unless, perhaps, they get a whole lot more people on their side).

3. The key for those promoting HSR is that they need to continue to focus on the benefits that will come. Some of this is through city revitalization as the HSR serves as a new economic engine. More broadly, it will benefit the state in terms of reducing traffic, provide a quicker form of transportation that flying, and be greener. Yes, people will complain that these are just guesses but then the promoters need to follow through and ensure that HSR actually does benefit the state.

4. Change is not easy. Even if all Californians agreed that HSR was good and it should be pursued, there are always issues regarding making it happen. This is a long-term project that will affect a number of people. The hope is that in the end, it will lead to more good than harm.
