Building intricate intersections to help drivers avoid accidents

Here is a quick look at some “intricate” intersection designs that are intended to help drivers avoid accidents. These go beyond the “Michigan Left” to the “Jughandle,” the “Superstreet,” and the “Diverging Diamond.”

Here is a little explanation of the difficulty these intersections face:

As you can imagine, these designs are not an easy sell. “It’s a two-fold sale that has to happen,” Sangster tells us. “We’re not going to build these if they’re not safe. We’re also not going to build them if they don’t work better.”

I wonder if the better question is how drivers would react to them. People tend not to like change in their predictable roads. Of course, with repeated exposure people will get better at handling these kinds of intersections and eventually they become normal. (Having some extended experience with the Michigan Left as well as a roundabout, I can attest that they seem strange at first but become second nature pretty quickly.) I could even imagine a situation where a local community comes to regard their “intricate” intersection as a badge of honor, particularly if the intersection is much safer.

There are also cost and construction concerns with these new intersections. Check out an article about a 2010 proposal for a diverging diamond to be installed at Route 59 and I-88 in Naperville that suggests American engineers have been reluctant to be some of the first to spend the money for such intersections.

The winner of NYC’s micro-apartment contest

With more cities interested in micro-apartments, the announcement of a winner of the New York City micro-apartment contest may be influential:

New York City Mayor Michael Bloomberg announced the winner of the city’s adAPT micro-apartment competition yesterday, a contest to design a 250- to 370-square-foot living space that launched last July. The winner, chosen from 33 applicants, is a collaborative effort between Monadnock Construction, the Actors Fund Housing Development Corporation, and nARCHITECTS called My Mirco NY, which will have its design implemented in a 55-unit building scheduled for completion in 2015…

Like many others, the winning design incorporates high ceilings and dual-use furniture to make the space seem larger. Although the press release called the winning proposal “fresh”, “striking”, and “innovative”, the long, narrow floor plan is similar to comparable projects like San Francisco’s SmartSpace, with fold-up furniture, micro kitchen, floor-to-ceiling storage, and loft space.

The mayor’s office had to waive some zoning regulations to make My Mirco NY legal, but it did not release any information about the competition’s runners-up or what their designs were like…

nARCHITECTS designed the building around prefabricating the units and stacking them on a foundation, then adding a brick facade. It will be the first multi-unit prefab building in Manhattan.

It will be interesting to see how people living in the units as well as people in the neighborhood respond. It is one thing to win a design competition, another to put it into practice and achieve the desired results.

It is also worth noting that the city had to bend some zoning rules. If communities are serious about micro-apartments and other similar smaller housing units, they have to find room in zoning regulations. This could be a more difficult task as zoning changes can draw the attention of neighbors and others in addition to stirring up political discussions involving elected officials, city employees, and builders and architects.

Reminder from Manti Te’o saga: few people are “Catfished” online

The unfolding of the Manti Te’o girlfriend hoax story has been both strange and fascinating. Here is one thing we should take away from Te’o’s experience: few people online are in danger of experiencing something similar, of being “Catfished.” In a statement issued by Te’o on Wednesday, January 16, here is his second to last sentence:

If anything good comes of this, I hope it is that others will be far more guarded when they engage with people online than I was.

People should use common sense online. But, we know that many users of the Internet and of common social networking sites like Facebook are not there to meet strangers and begin relationships. Rather, most users are interested in connecting with people they already know or people who might be inside a common circle, say, part of an incoming college freshman class or who are part of a larger organization. To be “Catfished” means that an Internet user would have to seek out some of these relationships with unknown or random people. Since many people are not seeking this out or responding to the occasional odd request, this is not a huge problem for the general population of Internet users. While the movie Catfishpresents such a scenario and MTV has a show with the same name and theme, this does not mean it is a common occurrence.

Argument: “the Internet probably hasn’t made people less religious”

Has the Internet led to decreased religiosity? One lab researcher and research assistant doesn’t think so:

Given these data, I think it’s really unlikely that the Internet has played any substantive role in bringing Americans out of religion. Everyone has a self-serving bias, and atheists aren’t immune. Atheist writers seem really optimistic — they say we have the truth on our side, information is widely accessible, and we’re growing in numbers. But it seems like these first two things don’t really matter that much, and our growth seems to be more in organization and political influence, rather than genuine conversion.

To me, this supports a focus on values rather than beliefs, and about this I’m optimistic — if America is becoming more socially liberal but remains God-fearing, then that’s fine with me. So long as we have a cultural momentum geared toward gay rights, secular government, and social justice, the politically liberal religiously unaffiliated can help to push this progress forward. And there the Internet might help, no matter what anyone believes about God.

This sounds like an interesting research question that would be the flip-side of a recent paper I co-authored where we looked at how religiosity affects Facebook use. I don’t know how this new question would turn out but it does get at a question we raise at the end of our paper: is the Internet more of a secular or sacred sphere? Are there more people promoting belief or unbelief, how many websites are devoted to each topic, how many visitors do such websites receive, and do certain groups have more appealing approaches and sites? And it may not even matter what exactly is being promoted on the Internet; perhaps it is a function of time spent online versus doing other things.

Potential solutions to fixing high streets in England

While Americans have worried about Main Streets for decades, a similar concern has arisen in England about their high streets. A recent panel, including sociologist Richard Sennett, proposed some solutions – of which one journalist was quite skeptical:

In Tuesday’s Guardian, a panel comprising a politician, an academic, a policy wonk and two campaigners offered the high street a range of solutions. The politician, Labour’s Chuka Umunna, said almost nothing at all: “Shopping can become an experience where conventional retailers can complement the success of online retailing.” Sociologist Richard Sennett favoured a mixture of pop-up art venues and pop-in medical centres and government bureaux: “A vibrant high street must be more than a place in which to shop.” Others wanted cheaper rates to attract young entrepreneurs and, in the words of Anna Minton, “a new genuinely productive economy based on making, caring and exchanging goods and services”.

A lot is to be hoped for. None of it seems likely. A new ironmonger’s in a prosperous north London high street is one thing, but think of the dead shopping streets in almost any old industrial town: what a fusillade of pop-ups would be needed there! The future of these streets is surely the fate of the village I grew up in, where every shop but two was demolished or became the ground floor of a dwelling. It would be hard now to imagine that commerce (“That’s a penny for your liquorice and tuppence for your sherbet”) ever existed in these TV-lit rooms.

This is a pessimistic take and doesn’t really engage with what the panel said. Here is what Richard Sennett said:

The high streets of 50 years ago were all about retail commerce. Small manufacturers and craftsmen had gone elsewhere in the post-war city; planners – those bureaucratic bogeymen – thought to make the centre of the city tidy. But the high street inevitably then became vulnerable to an even more efficient, mono-functional retail space, the shopping mall. High streets “fought back” by imitating these out-of-town competitors; Oxford Street became a poor cousin to Bluewater. Of course the law of the capitalist jungle ruled: chains like HMV paid bigger rents than little shops, but the character and environmental quality of the central city eroded.

I am convinced we can reverse this trend, first by making high streets more truly mixed in use. They should house elder-care centres and medical clinics, government bureaus helping the public and pop-up music or art venues. A vibrant high street must be more than a place in which to shop. But, equally, the capitalistic beast must be fed. Horrific to our Conservative masters as it may be, the state should pay commercial rents to locate its own activities on high streets, and it should give small businesses tax breaks, even special loans, to allow them to return and survive as high street enterprises.

If we think of high streets as a “commons”, which like the old agricultural commons knit the entire community together, we’d think about them as places, in sum, which the community should support. Which means subsidy.

Sennett’s ideas sound like a mix of New Urbanism, Jane Jacobs, and plans in many American communities where civic buildings and residential units were located in downtowns to try to boost foot traffic and help bring about a 24/7 culture rather than a 9-5 culture. And why can’t there be a little art to try to bring in “the creative class” and others? But, even if Sennett’s plan is generally good for communities, it is likely to be a little (or a lot) different in each unique place which faces different current conditions, different histories, and different visions for the future.

Online discussion of how to avoid selling a home to someone who will build a teardown McMansion

I ran into an interesting online discussion originating out of the North Center neighborhood in Chicago: how can a seller keep their home from becoming a teardown McMansion? Here is the discussion starter:

To my wonderful North Center Neighbors,

My partner & I will be selling our late, well built, 2 bedrm late 1800’s home in a few months( through Baird Warner-realtors need not contact me). We have lived here for 20 yrs, and love North Center with all of it’s old homes & history, which seems to be on the endangered list, becoming prey to developers of McMansions. So…my question is this; Is there a way to ensure(legally) we don’t sell to a developer, or sell to someone who would want to do a tear down? I am a firm believer in preserving & protecting our well built old homes, which also serves to lessen the impact on the environment.

No, unless it’s a landmarked property, people can do whatever they want. The good news is, many people WANT a sweet old house with a yard and will not McMansion a home if it’s a solid, well-functioning property. Good luck with your sale!

You could do a restrictive covenant. A restrictive covenant is a type of real covenant, a legal obligation imposed in a deed by the seller upon the buyer of real estate to do or not to do something. Such restrictions frequently “run with the land” and are enforceable on subsequent buyers of the property.

Yes, restrictive covenant is an option but it will decrease your ability to sell. As said, the covenant runs with the land so not only does it restrict next owner but it will also restrict future owners as well. So this will significantly bring down the sales price. I’ve actually not heard of this being done in a sale situation, just through estates and gifts of land. My guess is that your lawyer will recommend against it. However, you could discuss putting conditions in the real estate contract (which only run to the next owner). Talk to the lawyer you intend to use for the sale.

Another solution is mentioned by another commentator: blocks or neighborhoods could enact or argue for particular zoning rules that could limit what kind of teardown home could be built. Of course, it takes more work to get a lot of neighbors to agree and then have the powers-that-be put the new restrictions into practice.

I suppose another option would be to rent the current home and purchase elsewhere. Thus, the current owner still retains some control over the property even though they would then have to manage it.

Thinking more broadly, I wonder how many Americans would go the extra step to try to preserve their existing house. I suspect most Americans tend to see their homes more as temporary housing solutions rather than structures they really care about and would want to preserve for future generations. This could be a function of having suburban neighborhoods where homes may be somewhat interchangeable, an American interest in mobility, or a rise in disposable consumerism where more goods are seen as temporary.

Can you design an attractive “third place” library if it has no books?

A journalist asks an interesting question about libraries: can it be an attractive space if it has no books?

Whether the public library has a digital-only collection, a hard-copy collection, or a combination of both, it is first and foremost a place for ideas. Sure, the spare, clean lines of an Apple store brilliantly focus attention on the excellence of Mac products available for sale, but a public library needs to foster community, inspire idea cross-pollination, and help us draw connections between our past and our future. A public library needs to be a place of comfort  –  a place where its community can come to explore thoughts, feelings and ideas.

Modern library designers are headed in the right direction when they reference sociologist Ray Oldenburg’s “third places.” A third place is an informal public space that’s neither work nor home where people can interact casually and exchange ideas. Third places are the oil that lubricates civic engagement, and Oldenburg believes they need to be physical, not digital. Physical third places bring people with different mind-sets and politics together, but virtual meeting places attract like-minded people, Oldenburg told JWT Intelligence in 2011.

In B.C., the West Vancouver Memorial Library, renovated some half a dozen years ago, did it right. The library is warm, friendly, modern and welcoming with many little nooks to foster human-scaled interaction.  The new Surrey City Centre Library, which opened just over a year ago, did it wrong. Its design might be architecturally stunning, but its large white expanses feel cold and uninviting. Perhaps this will improve when the library gets busier.

San Antonio’s $1.5 million library will have tablets, e-readers and computers, but no physical books. Word is the 5,000 square-foot library will have 100 e-readers to loan out,  plus 50 onsite computer stations, 25 laptops and 25 tablets. Borrowers will be able to check out e-readers for two weeks or simply load books onto their own devices, according to the Christian Science Monitor.

The argument here seems to be that libraries are sterile places without physical books. While the San Antonio library branch referenced here seems to be more progressive in terms of technology, a trend I assume many libraries are trying to follow, it still does have e-readers. What exactly is it about books that makes a space less sterile, particularly if the writer above also suggests the best part of the library in British Columbia is that it has “many little nooks to foster human-scaled interaction”? Can’t a technologically advanced library have a lot of little nooks? Perhaps books give off a sense of stateliness or learning.

I wonder if the opposite argument could be made: having lots of books might foster less social interaction and therefore make a library a less inviting place. Do people necessarily go to find books to read and have social interaction? Some people do indeed go to bookstores for conversations about books (and other media like magazines) but libraries have not traditionally been places for social interaction in the same sense as bookstores or coffee shops.

Remembering MLK in Chicago

The story of the time Martin Luther King, Jr. spent in Chicago in 1966 is not well-known. While many think of King as leading a successful Civil Rights Movement that culminated in the “I Have A Dream” speech in 1963 and then the passing of the Civil Rights Acts of 1964, his efforts in his last years faced more opposition. The Chicago Tribune has this short summary of what King faced in Chicago:

On this muggy Friday afternoon, Martin Luther King Jr. stepped out of the car that had ferried him to Marquette Park on Chicago’s Southwest Side to lead a march of about 700 people. The civil-rights leader and his supporters were in the white ethnic enclave to protest housing segregation. Thousands of jeering, taunting whites had gathered. The mood was ominous. One placard read: “King would look good with a knife in his back.”

As King marched, someone hurled a stone. It struck King on the head. Stunned, he fell to one knee. He stayed on the ground for several seconds. As he rose, aides and bodyguards surrounded him to protect him from the rocks, bottles and firecrackers that rained down on the demonstrators. King was one of 30 people who were injured; the disturbance resulted in 40 arrests. He later explained why he put himself at risk: “I have to do this–to expose myself–to bring this hate into the open.” He had done that before, but Chicago was different. “I have seen many demonstrations in the South, but I have never seen anything so hostile and so hateful as I’ve seen here today,” he said.

Bill Levitt only allowed open housing in Levittowns after MLK was killed

The several Levittowns built in the 1950s were often viewed as model suburban communities. However, they had a darker legacy as the builders, the Levitt family, would not sell homes to blacks. The book Levittown: Two Families, One Tycoon, and the Fight for Civil Rights in America’s Legendary Suburb recounts the hostility the first black family to move into Levittown, Pennsylvania in 1958 faced. The epilogue to the book (p.194-195) includes this description of how Bill Levitt finally agreed to open housing:

Levitt remained on as president of the company for about six months, however, and had one last unexpected order of business before he left for good. It began on April 4, 1968, when Martin Luther King was assassinated in Memphis, Tennessee. Six days later, a small story on page four of the Wall Street Journal bore the headline, Levitt & Sons Starts ‘Open Housing’ Policy as King ‘Memorial.’ The Journal reported that the proposal had been “drawn up by the Levitt management and approved ITT,” though failed to specify whether it had originated with Bill Levitt himself. Nevertheless, the announcement was viewed as a stunning admission of his past racist policies and the mark of sweeping changes to come. “Open housing was one of Dr. King’s greatest hopes,” said Levitt, “our action is a memorial to him.”

African-Americans were already living in his three Levittown communities, but Levitt & Sons now had eighteen communities being constructed around the world, from Illinois to France, and the new policy would ensure open housing in each. “It is high time that we take this stand,” Levitt said.

The company took out a full-page advertisement in cities including Washington, D.C., New York, Philadelphia, Baltimore, and Chicago to announce the plan as well. At the top of the ad was a large picture of Martin Luther King. Underneath the photo was the headline Levitt Pays Tribute to Dr. King in Deed – Not Empty Phrases. The ad continued, “This Company has adopted a new policy – effective at once – eliminating segregation any place it builds…We ask all our colleagues to adopt a similar policy without delay. The forces of bigotry and prejudice must not be permitted to prevail any longer, and we urge all builders – large and small alike – to do their part in making America once again the ideal of the world.”

It is unfortunate it took so long for Levitt & Sons to make this move. In the meantime, blacks were denied the opportunity to live in communities that were seen by some, including the Levitts, as the epitome of the American Dream.

The story in the book is fascinating. The Myers family, Bill, Daisy, and two kids, moved into the suburb in 1957 and were immediately faced with mobs, harassment, actions from the KKK, burning crosses, and indifferent local police. That all of this could happen in the northern suburb, one close to Trenton and not too far from Philadelphia, might surprise some. At the same time, such situations were not uncommon – the actions here reminded me of the Cicero, Illinois incident in 1951 when a black family moved to an apartment in the suburb just outside of Chicago.

Can a “gigantic luxury house” meet LEED standards?

Kain Benfield recaps an argument that LEED standards may really no be up to par if they big houses can obtain the awards:

In particular, did you know that this latest LEED-Platinum home – the highest rating bestowed by the Green Building Council, in theory only for the very greenest of green buildings – is nearly three times the size of the average new American home?  Would you be surprised to learn that it sits on a lot occupying two-thirds of an acre, consuming nearly twice as much land as the average new-home lot in a US metro area?  How about that it is located in a “gated community” on the far outskirts of Las Vegas (Mike Tyson is a fellow resident), 1.2 miles to the nearest transit stop?  Or that its Walk Score is a miserable 38 out of a possible 100 points?…

The building in question is the latest in a series of showcase homes featured by The National Association of Home Builders every year during its annual trade show.  It’s called “The New American Home” and the idea is to celebrate and publicize the state of the art in American homebuilding.  This one has 6,721 square feet of floor space, nine bathrooms (but only three bedrooms, plus a home office and library), and extensive “water features.”  The house also includes 17,261 square feet of “outdoor living space.”  (The average size of a newly completed American, single-family home in 2011 was 2480 square feet.)…

All this means that a household living in the New American Home, all things considered, is as likely to be brown as green in its environmental performance if the measure of that performance is determined by a full accounting of the home’s characteristics, no matter how many efficiency gizmos are built into it…

In other words, since we can’t stop people from building trophy houses in the desert even if we wanted to, we should at least encourage them to build those trophy houses a little better:  if you’re determined to build a house almost three times bigger than the average American house, in a gated luxury subdivision where you have to drive long distances to do anything, it’s better to do so with green technology than not.

But, come on, platinum?  The Seven Hills development wouldn’t come close to qualifying for a certification under LEED for Neighborhood Development, which takes location and neighborhood design into account as well as building technology.  LEED-ND includes a prerequisite that a development applying for a rating, even at the lowest level, include certified green buildings.  As a leader of the environmental groups involved in constructing that system, I supported that prerequisite.  I wanted us to create a system that defined and encouraged smart growth; it’s my belief that, in this day and age, smart growth isn’t really smart unless it includes green buildings.

I’ve wondered about this myself – it seems like the context in which the house is located should matter.

But, I still think there is a bigger issue here that bothers some people: how can a really large house, in this case just over 6,700 square feet, ever really be considered green, even with all of the green bells and whistles as well as the greener context, when that amount of space is simply unnecessary and wasteful.
