What happens to “hipsturbia” when the wealthy start building 30,000 square foot homes?

The “hipsturbia” of Hastings-on-Hudson, New York may never be the same with the pending construction of a 30,000 square foot home:

In this comfortable Westchester County community, many residents like to think of their village as the anti-suburb, jokingly calling it the Upper Upper West Side.

With painters, writers, jazz musicians and web designers liberally represented among the population of 8,000, the village displays an arty, slightly irreverent ethos. Subarus with bumper stickers that say “Make Dinner, Not War” outnumber the BMWs with vanity plates. Teenage rock groups are overshadowed by their parents’ bands; Housewives on Prozac is a local favorite. Residents are more likely to play down their wealth than to flaunt it.

So it came as a surprise when residents learned that a house was rising in their midst that was not only over the top for Hastings, but also called for superlatives even for Westchester, one of the richest counties in the entire nation.

The contemporary structure and accompanying pool house together measure more than 30,000 square feet. The underground garage is 3,572 square feet, larger than most of the Tudors and Colonials in town. On the application for a building permit, the construction costs were estimated at more than $40 million.

Maybe we could think of waves of gentrification: hipsters and creative types (think Richard Florida’s “creative class”) can represent a first wave that is willing to move into edgier (grittier, more authentic, cheaper) areas. However, what happens when these increasingly wealthy and educated areas start to attract the uber-wealthy? How does that big money fit with certain hipster values? The article ends by noting that the wealthy couple are Democratic and the big home features alternative energy, so perhaps it is less about money than it is about having the right progressive values. Big homes might be okay as long as the owners have the right morality about such homes.

The other interesting dynamic is that this all is taking place in a suburban setting, specifically in wealthy Westchester County. Hastings-on-Hudson is fairly suburban in its demographics: 85.2% white, the median household income is over $114,000 (the US median is around $50,000), and over 66% of adults have bachelor’s degrees. In other words, this suburban location may be hipsterish but it is certainly not that diverse in terms of race or social class.

This presents an intriguing opportunity to compare how the average American sports fan would view things opposed to an outsider. For sports fans, it is easy to think of all they see as “natural:” the players just do what they do, the fans respond in certain ways, and the stadium experience is fairly similar across the United States. However, it is easy to forget that all of this “natural” behavior or knowledge is all learned. The whole American sports/entertainment package has a fairly set course from sports talk radio to how it is presented on television to how it is experienced live.

In her first experience at a NBA game, Lorde was simply describing what she saw. None of it is wrong and she is making “common sense” observations that might make little sense to non-fans. Why would there be a man with a dog doing tricks during the break? Why are stadium experiences in the US so intense (loud, constant videos)? Why do cheerleaders do what they do? The average sports fan may not even have good answers to these questions; those things happen because that is the way it has always happened. Of course, that is not true: sports experiences can differ widely based on contexts and history.

In this way, an outsider can bring needed perspective to a social norm many of us just take for granted. Is Lorde’s view of the NBA game more objective than those who have lots of basketball knowledge and experience?

The public to ride the mail delivery system once used under London

The Post Office Underground Railway once used below London is set to open soon to the public:

The Post Office Underground Railway—AKA the Mail Rail—was the world’s first driverless electric railway. It launched in 1927 and was used to transport tons of post from one side of London to another, with stops at large railway hubs such as Liverpool Street and Paddington Station, where post could be collected and offloaded for transportation around the rest of the country…

The idea is to create special battery-powered passenger carriages to take people from the car depot and some of the tunnels in a one-kilometer loop. Visitors will be taken 70-feet underground, through Mount Pleasant Station, and will stop to view audiovisual displays recounting the history of the network and what it was like to work down there…

The railways have a 61cm gauge (the width of the track), on top of which small carriages traveled without drivers thanks to electric live rails. In the stations there are two tracks, with carriages going in each direction.

The service continued to operate until 2003, when it was closed down—it had become much cheaper to transport mail by road.

Looks like a cross between a Disney ride and the Tube. I suspect there may just be a tourist market for this ride…see this post from April 2011 about people exploring the system as well as the interest in looking at underground Paris.

Such lines underneath cities may not be all that unusual. Chicago had an underground delivery system as well since it was far more efficient to move some items underground away from the street-level traffic. This was also the impetus behind creating Lower Wacker Drive. How many major cities have such tunnels underground, how many of them are well secured (free from ne’er-do-wells or flooding issues), and are these all tourist opportunities waiting to be opened?

Suburbanites mad at neighbors who don’t shovel their sidewalks

Readers of the Daily Herald are upset about their suburban neighbors who didn’t both to shovel the sidewalks in front of their houses:

Nothing like hitting a nerve. Last week’s column about pedestrians in peril on unshoveled sidewalks provoked an avalanche of articulate emails. Let’s start with Nancy Johnson who writes, “I live in Elgin where shoveling sidewalks is not required and I struggle to trudge through the snow every winter to walk my three dogs.

“Two winters ago, I fell on an icy sidewalk that resulted from the homeowner never shoveling, and did serious damage to my back. I have tried putting friendly notes in neighbor’s doors reminding them to be good citizens and shovel, but to no avail,” Johnson said…

JR Beck joins three Hanover Park neighbors to clear sidewalk snow near a school and church.

“We all have snowblowers so the work is not as taxing as it once was a few years ago,” he said. “We have managed to keep the walkways clear for the blocks on which we all live.

“But no thanks to the snowplow jockeys who: plow in all the corners where the kids have to cross the streets; and drive so fast that the plows throw snow over the medians and onto the cleared walkways…

“When I replied that I was only talking about commercial properties — dead silence. I have seen people walking in the streets on extremely busy Golf Road and Algonquin Road during rush hour because sidewalks in front of these main commercial strips are impassible.”

A big problem in a really wintry season like the Chicago area just experienced. There are two possible routes of interpretation for this that come to mind:

1. This is another indicator of a lack of suburban community. People can’t be bothered to take care of parts of their property that others use. They put their own self-interest ahead of that of others. Kids may have special status and this makes sense since the suburban life is traditionally about raising children: the argument about kids getting to school or buses seems to be the most effective in motivating people to clear sidewalks.

2. This highlights the importance of roads and driving in suburban communities over the concerns of pedestrians. The suburban life is built around driving from place to place so this gets priority for snow removal. The average suburbanite or business owner may not think there are many pedestrians out there on the sidewalks so they don’t bother to clear them.

Neither reason is particularly positive but this is an ongoing issue in many places. In our residential neighborhood, in which I walk often and also walk out of (to get to the library, several stores, bank), I would estimate only 10-20% of sidewalks were clear, pushing walkers into the street. Even if I cleared my entire sidewalk (which I did throughout the winter), it doesn’t necessarily connect to anyone else who cleared their sidewalks.

Sociologist argues hidden shame destructive in modern society

Sociologist Thomas Scheff argues that hidden shame is a large problem in modern society:

According to Scheff a society that fosters individualism (ours, for example) provides a ripe breeding ground for the emotion of shame because people are encouraged to “go it alone, no matter the cost to relationships,” he said. “People learn to act as if they were complete in themselves and independent of others. This feature has constructive and creative sides, but it has at least two other implications: alienation and the hiding of shame.”

Scheff noted that while shame is no less prevalent now than in previous years or decades or generations, it is more hidden. “Shame is a biological entity like other emotions, but people are more ashamed of it than they are of the others,” he said. “The hiding of emotions is more widespread in modern societies than in traditional ones.”…

The problem with that kind of thinking, however, is that shame is, in reality, a very useful emotion. “Shame is the basis of morality,” Scheff said. “You can’t have a moral society without shame. It provides the weight for morality. There are a hundred things in your head about what you should or shouldn’t do, but the one that hits you is the one that has shame behind it.”

Scheff suggests that shame — or the reaction to it — can manifest itself in larger acts of aggression, such as wars and other military conflicts. “Especially for leaders, both shame and anger are carefully hidden behind a veil of rationality,” he writes in the article. “The Bush administration may have been deeply embarrassed by the 9/11 attack during their watch and their helplessness to punish the attackers. The invasion of Iraq on the basis of false premises might have served to hide their shame behind anger and aggression.”

I remember reading Scheff’s work in a microsociology course in grad school where he was cited as a key example of the growing body of research in the subfield of the sociology of emotions. While we tend to chalk up emotions to an individual’s psychological and physiological state, emotions that we feel and how we can express them are also dependent on social forces. Thus, if individualism is a key feature of early 21st century life, particularly for younger adults/millennials, displaying feelings of shame contradicts this individualistic approach. For example, one of the findings about younger adults in the National Study of Youth and Religion (with this particular finding discussed in Souls in Transition) is that they have very few regrets about their past actions. This is indicative of an individualistic approach to life: regrets may be based on the idea that the individual didn’t live up to some standard. But, to have shame or regrets, the individual has to be anchored to a particular moral system.

Scheff’s solution to hidden shame?

The answer, according to Scheff, is to have a good laugh. “That is, laugh at yourself or at the universe or at your circumstances, but not at other people. Most of the laughing we do in comedy is good. No matter the actors, we are really laughing at our own selves that we see in their foolishness.”

It would then be interesting to study who using humor laughs more than themselves than at others. Is most of our humor/comedy today compared to the past directed at others rather than exploring our own shame and embarrassing moments?

Portraying a broken-down Chicago in Divergent

The new movie Divergent takes place in a dystopian Chicago:

And instead of a vibrant, healthy metropolis of canals and glass towers downtown, the Lake Shore Drive bridge at the Chicago River has collapsed; a few skyscrapers have fallen into jumbles of stones; a few are heavily damaged, the outcome of some unnamed catastrophe; and many more stand dormant and dark. There don’t seem to be any cars, and there don’t seem to be any people. A little water remains in the main branch of the river but not that much. And everywhere, vegetation runs riot…

Throughout the spring and summer last year, while the movie crew of “Divergent” shot around Chicago, production designer Andy Nicholson, who had recently finished work on the technologically innovative “Gravity,” often found himself driving through potholes. Every day he drove to the set, he said, and every day he would notice “a lot of Chicago roads needed resurfacing or seemed about to be resurfaced or were in the middle of resurfacing. You saw a lot of neglect in Chicago.” And when the crew ventured into old steel yards on the South Side, Nicholson noticed overgrowth not unlike what he pictured for Michigan Avenue in the film…

Said Haller: “They wanted to know what Chicago would look like 20 years in the future so they could then show its decline from there out. I told them: More tall buildings. And we don’t envision any new districts, but probably more expansion west. And we’re sort of slaves to transportation systems, so everything would continue to converge on the Loop.” He also told them about the city’s flood-fighting Deep Tunnel Project (in the film, one of the factions is headquartered in a network of massive underground tunnels). “I didn’t mean to sound optimistic,” Haller said, “but, barring ecological collapse, our dystopian possibilities are mitigated.”…

Despite seemingly intractable problems that would suggest it is a perfect 21st-century dystopian setting — perpetually heavy-handed government, gun violence, profound inequality — Chicago is, in fact, such a prosperous place that it’s likely new installments of “Divergent” will not film here. (The sequel, “Insurgent,” will shoot in Atlanta, and it is unclear what Chicago’s role will be.) The city is too expensive. Said Rich Moskal, director of the Chicago Film Office: “Filmmakers understand it’s a thriving place, which makes it difficult to push everything aside to film. Chicago can read, in places, as a city in decline. Yet, sitting next door, you’re also looking at some of the highest-priced real estate in the country.”

Predicting what cities of the future will look like is difficult for many films, whether projecting American cities will look more like Chinese cities in Her or creating all new cities in The Hunger Games. It sounds like the plan for Divergent was to try to “naturally” project what a decaying Chicago might look like in a few decades. It is interesting how they looked for inspiration to some of the older industrial area of Chicago, places that once housed more businesses and people but were left behind by a shift away from manufacturing. All major American cities likely have some areas that are like this, not all that far away from the glittering downtowns where business and political leaders try to funnel tourists and businesses. In fact, this is one of the more fascinating features of modern cities (since the beginning of the Industrial Revolution): there are parts humming with culture, business activity, and sparkling features of modern life and then there are places that literally seem of a different decade or century.

At the same time, the presence of potholes in the midst of one of the worst winters on record doesn’t necessarily foretell a dystopia in the near future…

Ironic but enjoyable living in cheaper inner-ring suburbs?

James Lileks contrasts the criticism of 1950s suburbia and the current cool cheapness of such communities:

So it’s great when suburbs die! Except they’re not dying. A recent story in my local paper noted how the first-ring suburbs are great bargains for young people, which makes them cool again. So: Twenty-somethings in 1962 with two kids and a house full of Danish Modern furniture with push-button appliances and a Siamese ceramic cat on the mantle: the oppressive falsehood of the postwar American dream. Twenty-somethings with the same house in 2014, the same decor (they’re into mid-century design), and two pugs: the salvation of urban America, because the style section can do a piece that includes the phrases “lovingly restored” and “Josh works as a web designer for a nonprofit.”

Josh may go to the mall, but rest assured he’ll have the proper attitude: Here I am, ironically inhabiting the lifestyle of suburbanites, when I’m really the sort of guy who’s planning a Kickstarter campaign for my artisanal-shaving-cream company. We’re going to use fair-trade sustainable eucalyptus.

But he’ll go to the mall when the pugs are replaced by kids and they need something to do on a dreary February Tuesday, and everyone needs diversion. He’ll find himself in the food court, the tots fighting over a pretzel, the anodyne music leaking from speakers overhead, an Apple Store bag at his feet. Then one of the kids spies the ride that takes a quarter and lets you pretend you’re driving a car.

I have become my father, he thinks, and realizes that’s actually a good thing.

This hints at the gentrification possibilities of inner-ring suburbs: the homes are relatively cheap and the communities were once thriving suburbs, places that have good if not aging housing stocks. Plus, a number of them have more diverse populations as the cheaper housing allows for more lower-class residents as well as more immigrants and minorities. Their proximity to the big city can mean short commutes downtown even as one lives in a suburb.

At the same time, Lileks may just be downplaying the issues facing these inner-ring suburbs. They may have some potential for gentrification but unlike gentrifying urban neighborhoods, they don’t have the broader financial backing of a big city. In other words, their tax bases may not be very strong which limits what kind of local services and programs are possible. Additionally, there may not be the same cool factor in being in a suburb compared to a hip urban neighborhood. The suburb may be more dependent on cars, upping the cost of living there. The community may not have the quality of life amenities – good schools, safer streets – that wealthier suburbs are known for and that might attract wealthier residents.

Baseball stadiums of the future to be more integrated with surrounding cities?

Urban baseball stadiums became all the rage after the early 1990s (the new Comiskey Park in Chicago was the last of the old models) but one projection regarding baseball stadiums of the future suggests they will be even more integrated into the surrounding cityscape:

Looking forward, there’s no need for the high-arching concrete and steel that separate today’s stadiums from the city around them. Mirakian anticipates “transformative stadiums that will really build a community.” The glass structures horseshoed around Living Park, for example, aren’t just premium seating, but also serve to combine the city and stadium. A street front on one side that hosts everything from offices and apartments to retail and restaurants turns into a stadium portal on the backside, offering stellar views onto the field. Instead of rising out of the city, the stadium sinks into it.

Trending data suggested increased urban densification, giving Mirakian the idea to create a linear park environment that allows the building to play as the central theme—a place activated during a game, but where the community can gather at any time, during either the season or offseason. In this case, the building itself is defined by the edges of the city, acting as a window into the building on game days. There’s no need for fanciful facades, as the stadium instead flows with the park and city…

You’ll still find a traditional seating bowl tucked below premium glass-enclosed spaces, but with the future of team revenue not as reliant on gate receipts, designers can offer new types of space. A city park overlooks rightfield—a riff on Fenway Park’s famed Green Monster, but this time with a green roof—and an enlarged berm beyond leftfield gives the stadium community-inspired life and public accessibility 365 days a year…

Getting to urban sites often proves tricky, so Populous brought the public transit line straight through Living Park, giving transit users a free look at one of the most stunning views in the city. Mirakian called it a “pretty distinct” element of the design.

Sounds like the goal is to make the stadium more of a lifestyle center than just a place where baseball games are played 81 home dates a year. This may require owners to open their park up more to the community and other events, which should appeal to them in the long run because there is an opportunity to generate more revenue from other events. Think of recent efforts to have football games, rock concerts, and hockey games in baseball stadiums. (The owners of the Chicago Cubs have followed this plan in recent years with Wrigley Field.)

While this kind of park sounds appealing, another aspect of the experience is not addressed in the article: what are the costs for all of this? Can the average fan easily attend a game at this new stadium? Some of the new features may make attendance cheaper – we attended a game a few years ago at Petco Park in San Diego and they had a good number of cheaper tickets in their outfield lawn area. Yet, if the Padres were a better team, those prices might be a lot higher. Additionally, in bigger cities with more ticket demand, prices are higher: the cheapest seats at a summer premium game at Wrigley Field start at $25 (more like $34 when you factor in all the fees and taxes).

Note: although it looks less sexy than the Populous projection, the Lansing Lugnuts, a Class A team, are trying to bring in more residents into the ballpark itself:

The Lansing (Mich.) Lugnuts and the city that owns their ballpark want to take a page from Wrigley’s book and construct perhaps 100 apartments literally inside of the stadium. By way of a $22 million project split down the middle with public and private funds, the Midwest League’s Class A club for the Toronto Blue Jays and the city seek to expand and upgrade Cooley Law School Stadium in downtown Lansing, the state capital.

The plan, called the “Outfield,” would be part of a bigger plan to upgrade parts of downtown as a whole. It’s a similar concept to what Fort Wayne, Ind. has done with its pro team, the Tincaps, and the Harrison Apartments beyond the left field fence.

I wonder how much of a premium such apartments inside, or very near, a minor league baseball stadium in the Rust Belt can command.

Quicken Loans’ $1 billion bracket challenge set to find more mortgage customers

Your odds of winning $1 billion from Quicken Loans for having a perfect NCAA bracket are really low – and the company will get great free data on potential mortgage customers.

To register for the contest, you have to sign up for a Yahoo account—a boon in itself for Yahoo, on whose site the contest is run. Then you’re asked to enter your name, address, email, birthday, and the answers to several questions about your home mortgage situation. All of this information goes to Quicken Loans, the fourth-largest mortgage-lender in the U.S.

It’s no coincidence that this information—where do you live? Do you want to buy a home? What’s your current mortgage rate?—is exactly what you need if you want to sell someone a home loan…

It’s not uncommon for companies like Quicken to pay between $50 and $300 for a single high-quality mortgage lead, Lykken says.

Quicken says the info-gathering is not intended for lead generation. Instead, the company says it’s building a base of relationships with people who may want home loans in the future. “The people that are playing the Billion Dollar Bracket kind of fit our demographic,” says Jay Farner, Quicken’s president and marketing chief. “But for the most part, unless they’ve opted in and said ‘please call me,’ it’s not a mortgage lead for us.”

This is the magic of the Internet for companies: users are willing to trade their information for some good. On Facebook, it is a trade of ongoing personal information for social interaction. In this bracket challenge, it is the trade of personal information for the chance to win both (1) $1 billion and (2) the ultimate bragging rights of having a completely correct bracket when millions of others couldn’t do it. Instead of having to make broad appeals to all consumers, companies can instead target specific consumers.

The argument in this article is that the particular trade here is not good for the average player: with the odds at “a 1 in 8,500 chance that anyone wins,” it is not worth giving up personal information. But, this is the sort of calculation that all Internet users must make all the time with all sorts of sites. Do I want to give up information about my music tastes to Spotify if they can use that to sell me targeted ads? What happens when Amazon gets information about hundreds of products I like? What if Google can see all of my searches? These trade-offs are harder to calculate and to avoid making them, the average user won’t be able to do much online.

Two videos of walking in sync with strangers

I’ve used a YouTube video of some students walking in sync with strangers several times in my Introduction to Sociology class. While the video has just over 7,500 views (of which I’ve probably contributed at least 10), it is pretty good compared to a lot of other YouTube breaching experiment or breaking social norms videos.

Here is another take on the same scenario: a more professional short film on walking in unison with strangers.

It happens often enough: you’re going down a busy street and all of a sudden you find yourself walking at the exact same pace as a stranger and … uh oh, time to speed up or slow down.

This phenomenon is masterfully captured in Walking Contest, a new short film from artists Daniel Koren and Vania Heymann. In the video, shot entirely on Manhattan’s Fifth Avenue, Koren avoids walking next to strangers by treating it as a race. But he ultimately questions why we react so strongly to this phenomenon in the first place. Is it because it seems rude, unsafe, or just too awkward?

Both videos do something interesting: they adopt some sort of ruse or mask that helps make walking in unison with a stranger, not a normal behavior, easier. The more professional video suggests walking together is a contest. The student video shows those intentionally breaking the norms wearing sunglasses or headphones so they presumably can plead ignorance at walking in unison with others. These techniques echo some of the early findings from breaching experiments with Garfinkel and his students where it was hard, sometimes even physically so, for people to intentionally break social rules.
