Building beautiful American sports stadiums

One writer asks whether Americans can build beautiful sports stadiums:

So why don’t any of them look like the Nouveau Stade de Bordeaux? For a country with such a deep and abiding love for professional sports and lighting money on fire, the U.S. really isn’t in the business of building iconic sports arenas. Museums: Fine. Libraries: We’re golden. Those things are built to make the case for themselves and their cities. It’s different with stadiums…France’s latest soccer stadium, which opened to great fanfare in September, is the work of Herzog & de Meuron. It was designed with an eye toward Bordeaux’s landscape, according to the firm’s website, with heavy emphasis on elegance and “geometrical clarity.” At a glance, it looks like a juiced-up John F. Kennedy Center for the Performing Arts.

Herzog & de Meuron are what you would call elite architects. The firm is best known for projects such as the Elbphilharmonie in Hamburg and 56 Leonard Street in New York. Not that they’re not known for sports architecture: The firm designed the unforgettable Bird’s Nest Stadium, a collaboration with Ai Weiwei that served as the centerpiece for the Beijing 2008 Summer Games. Herzog & de Meuron has also produced jewel-box arenas for Munich (Allianz Arena) and Basel (St. Jakob Park).

But Europe is home to lots of ballparks and arenas by smaller firms that, for better or worse, push the boundaries of what stadium architecture can be. In the U.S., most sports venues are designed by one of a handful of giant specialty firms, namely Populous, HKS, HOK, AECOM, NBBJ, and a few others. While these are fine firms—great firms, even—stadium designs for American clients trend toward the conservative.

The argument seems a bit convoluted: local leaders, taxpayers, and teams are going to build more of these stupid things anyway so why not make them better looking? This could go a few different directions instead:

  1. Iconic buildings – those with unique architecture and often designed by starchitects – can become draws on their own. Both status and tourist dollars are at stake here. Of course, there are issues with promoting such iconic structures as they can often have little connection to existing styles in the community.
  2. Any sort of major public building, from museums to libraries to parking garages to stadiums, should be pleasing to look at and contribute to the community. For example, New Urbanists argue civic structures should occupy prominent locations and be landmarks for the community. In other words, you could have a beautiful structure but if it is located next to a highway junction to best serve those trying to get to the park or in order to take advantage of cheap land, what’s the point?
  3. What counts as a beautiful or well-designed building is difficult to define. Who gets to decide if stadiums are ugly? The fans who regularly go there? A survey of local residents? Team owners? Could utilitarian structures be considered beautiful in their own way? The example discussed from Bordeaux appears to be the sort of modernist structure that never really caught on in the United States. (For example, it never really gathered much steam for houses.)

Still, I imagine there are some American stadiums that the general public would consider more beautiful than others. Whether Americans want daring stadiums, ones that don’t look like the typical American stadium, may be a tough sell…

Wheaton’s walkable shopping center…surrounded by parking lots

Renovations are coming to the Town Square Wheaton shopping center yet the picture of the complex shows it may just be as auto dependent as any shopping center:

It features 160,000 square feet of retail space, much of it filled with chain stores such as Banana Republic, Gap, Joseph A. Bank, Starbucks, Yankee Candle and Talbot’s. The property also includes two professional buildings that house medical offices.

Tucker Development plans to enhance the seven buildings arranged in a walkable loop primarily through signage and facade improvements.

Town Square Wheaton, a shopping center on the south side of the city, recently was sold for nearly $57.3 million. The new owner, Tucker Development, has plans for $1 million in renovations.

This shopping center embodies a lot of the features of newer lifestyle centers or New Urbanism-inspired shopping centers: it features a central plaza with a walkable loop around it, the scale is not huge, there are office spaces on the second floor plus numerous eateries (mixed uses), and it borrows from a local architectural style (Prairie School).

Yet, the overhead view highlights one of the problems that plagues numerous New Urbanist developments: they are often plopped right into car-dependent areas so that even if they are pleasantly walkable, one needs to drive there first. Walking or biking there is not easy; there are apartments adjacent to the center but there is not a permeable boundary between the spaces. You could walk or bike to the center from several nearby single-family home subdivisions (I was just biking near here recently) but that typically requires traveling along and/or crossing busy Naperville Road which funnels a lot of commuter traffic through south Wheaton (the primary path to Naperville and I-88) and isn’t exactly lined with beautiful structures.

Hence, just another shopping center surrounded by parking lots…

“Conservatives should embrace [New Urbanism] too”

The sprawling suburbs have been associated with Republicans for decades but one writer suggests they should embrace New Urbanism:

“Whenever I start mentioning any kind of New Urbanism items — for conservatives and Republicans who I talk to who don’t know me personally — I’m instantly branded a Communist,” said Decker.

Burgess tells me he came to support New Urbanism after he heard James Howard Kunstler’s 2004 TED Talk. During the presentation, Kunstler showed slides of urban and suburban sprawl, and then declared, “These are places that are not worth caring about [and] when we have enough of them, we’re going to have a nation that’s not worth defending.”…

Ironically, government regulation (the tax code, zoning, a federally financed highway system, and so on) helps explain America’s post-WWII push for sprawl. What is more interesting, though, is that conservatives so readily embraced this modern fad as being tantamount to the American dream.

At what cost, nobody can really quantify. There’s no telling how many marriages were broken up over the stress of suburb-to-city commutes — or how many hours of the day children were deprived of their parents who, after all, were in the car making a big sacrifice so that little Johnny could have a huge yard, live in suburbia, go to a supposedly nice school, and have “rugged individualists” as parents. It’s also hard to quantify the spiritual and psychic cost associated with endlessly frustrating commutes, disconnection from a community, and ugly buildings. And there is certainly an economic cost of taxpayers maintaining low-density areas and infrastructure that yield relatively little revenue.

Interesting argument. Based on what I’ve seen in recent years from conservatives about cities, there seem to be two major concerns:

1. Voting patterns in the United States have broken down generally with cities serving as Democratic strongholds, exurbs as Republican bases, and contention over middle suburbs. Thus, cities are simply viewed as homes to Democrats.

2. There is fear that liberals want to take away the suburban way of life (your own land, space between you and your neighbors, a private life) and make conservatives conform in cities.

But, New Urbanism emphasizes the importance of community life, the ability (which may not work as well as advertised) to design a place in such a way to encourage social interaction. This does sound somewhat like the idyllic small towns conservatives talk about, places where people work together and share common values (but generally have less diversity of ideas, peoples, etc.).

Perhaps the real issue here is the “true” definition of being a conservative: is it being more libertarian where people leave each other alone or about creating moral, tight-knit communities?

Suburbs looking for ways to lure young adults back from cities

If young adults are going to the big city and staying in increasing numbers, how can suburbs get them back?

Demographers and politicians are scratching their heads over the change and have come up with conflicting theories. And some suburban towns are trying to make themselves more alluring to young residents, building apartment complexes, concert venues, bicycle lanes and more exotic restaurants…

Some suburbs are working diligently to find ways to hold onto their young. In the past decade, Westbury, N.Y., has built a total of 850 apartments — condos, co-ops and rentals — near the train station, a hefty amount for a village of 15,000 people. Late last year it unveiled a new concert venue, the Space at Westbury, that books performers like Steve Earle, Tracy Morgan and Patti Smith.

Long Beach, N.Y., with a year-round population of 33,000, has also been refreshing its downtown near the train station over the last couple of decades. The city has provided incentives to spruce up signage and facades, remodeled pavements and crosswalks, and provided more parking. A smorgasbord of ethnic restaurants flowered on Park Avenue, the main street…

Thomas R. Suozzi, in his unsuccessful campaign to reclaim his former position as Nassau County executive last year, held up Long Beach, Westbury and Rockville Centre as examples of municipalities that had succeeded in drawing young people with apartments, job-rich office buildings, restaurants and attractions, like Long Beach’s refurbished boardwalk. Unless downtowns become livelier, he said, the island’s “long-term sustainability” will be hurt because new businesses will not locate in places where they cannot attract young professionals.

This story should make New Urbanists happy. Because cities are attracting young adults with cultural amenities and jobs, suburbs have to respond with their own amenities. Simply existing as a bedroom community won’t cut it for attracting younger residents who want competitive housing prices as well as things to do. By appealing to these residents, suburbs can also win in two ways. First, their efforts to bring in more restaurants, stores, and cultural opportunities can help diversify their tax base. New commercial establishments and festivals help bring in visitors as well as residents who spend money. Second, these moves may also help make their downtowns and neighborhoods denser. This limits residents’ reliance on cars and makes streets more pedestrian friendly.

Of course, many of these suburbs will find it difficult to compete with (1) the big city and (2) other suburbs. Popular tactics in recent years across suburbs include transit oriented development involving condos and amenities near railroads or other mass transit and trying to build a more vibrant downtown around restaurants and small but unique shops.

Access to cars helps poorer residents achieve better life outcomes

Cars are expensive to own and operate yet a new study suggests they can help poorer residents:

Housing voucher recipients with cars tended to live and remain in higher-opportunity neighborhoods—places with lower poverty rates, higher social status, stronger housing markets, and lower health risks. Cars are also associated with improved neighborhood satisfaction and better employment outcomes. Among Moving to Opportunity families, those with cars were twice as likely to find a job and four times as likely to remain employed.

The importance of automobiles arises not due to the inherent superiority of driving, but because public transit systems in most metropolitan areas are slow, inconvenient, and lack sufficient metropolitan-wide coverage to rival the automobile.

More research is needed to determine if the relationship is causal or associative, that is, whether the car is the catalyst or if there is something deeper at work, of which the car is simply one manifestation. Cars are expensive to purchase and to maintain, even more so for families with severely limited resources. A low-income household that is somehow able, inclined, or afforded the opportunity to buy a car might also do many other things to get ahead. Motivation, opportunity, or both could be key.

Yet our current findings are enough to raise important questions.

For example, should government welfare programs facilitate automobile access or ownership? In some states, a car would push families over the asset limit for Temporary Assistance for Needy Families and the Supplemental Nutrition Assistance Program, making those families ineligible for help.

In a society that often structures space around cars, this is not too surprising, particularly for poorer residents in suburbs and more sprawling areas. Yet, as this summary notes, providing cars is not necessarily easy (expensive) or desirable in the long run (perpetuating problems with cars like pollution and sprawl).

This could lead to some interesting consequences for poorer Americans. If they are increasingly in suburbs or are pushed out of walkable urban neighborhoods by gentrifiers, having to have a car is another barrier to moving up the economic ladder. In other words, walkable neighborhoods – think New Urbanism –  are the rage amongst urban millennials and others who want vibrant mixed-use neighborhoods. But, their quest for such spaces may not leave much room who would really benefit the most from cheaper transportation through walkability and mass transit.

Architectural sociology approach to why Las Vegas residents don’t know their neighbors

Sociologists looking at why Las Vegas residents don’t know their neighbors explain that the design of their newer subdivisions are partly to blame:

“So that means squeezing a lot of houses into small lots, and it also means an architectural design in many cases that doesn’t facilitate the flow of people,” UNLV sociology professor Robert Futrell said.In 2010, UNLV professors conducted a survey of neighborhoods and people living throughout the Valley. They found that communities built after the construction boom of the 1990s include narrow streets, concrete walls, short driveways and few front porches. All of these things impede social interaction.

“While many developers have tried to create these master-planned communities to be high-functioning, high-interacting neighborhoods, many of them are not working that way,” Batson said.

Professors point to neighborhoods with short driveways as an example. People drive up to their homes, open the garage and drive in without talking to anyone.

The article goes on to say that residents in these communities truly do want to interact with their neighbors. But, design holds them back.

Is it completely the fault of design? The beginning of the article also notes that Las Vegas has many transient residents. If it is truly the design, we should be able to look at neighborhoods with different designs and measure higher levels of social interaction. Is this what we actually find? New Urbanists argue it is all about designing neighborhoods in a traditional way but they don’t as often bring up the data that would show the neighborhoods do what they say they should do. Other might counter that even with some better home design, people are still distracted from social interaction because of cars, air conditioning, television, the Internet, and more.

Another thought: would the residents of these new neighborhoods be willing to trade the size of their homes or the interior features of their homes for some more neighborly features?

When Mediterranean McMansions threaten the local architecture

An article about local Tampa architecture notes McMansions might define the city’s structures:

When one thinks of Florida architecture, if one thinks of Florida architecture, Disney World might come to mind. Or the ubiquitous Mediterranean McMansion in a gated golf-course community. Or the art deco hotels of Miami Beach.

Tampa architecture? Not so much. But there is more to the Cigar City than the iconic University of Tampa, the Museum of Science and Industry and some glass bank towers.

Tampa architecture, says John Howey, FAIA, himself one of the city’s architectural grand guard, is like Cuban bread, the kind served at the city’s landmark Columbia restaurant…

To summarize his city’s architecture, Howey returned to the Spanish/Cuban food analogy.

“It is so like paella,” said Howey. “When you put it all together, it is very tasty. Taken separately, you would think they would clash.”

My take on reading this article is that Tampa doesn’t have much of a unifying architecture style outside of some modernist structures. Perhaps this is because it is a relatively recent big city; it’s biggest growth period was from 1950 to 1960 when the population increased from 124,861 to 274,970.

Two thoughts:

1. What would it take to give a city like Tampa its own style? Could it be done through constructing key buildings, like civic institutions, in a particular style? Would it require a number of architects banding together? Styles don’t just come out of nowhere.

2. New Urbanists often argue that their developments should be based on local styles. Would they adopt a more generic Southern style in Tampa or perhaps a beach house type of design?

Quick Review: The End of the Suburbs

I recently read The End of the Suburbs, written by Fortune journalist Leigh Gallagher. On one hand, the book does a nice job describing some recent trends involving, but, on the other hand, the book is mistitled and I think she misses some key points about suburbs.

1. If I could title the book, I would name it something like “The End of the Sprawling Suburbs” or perhaps “The End of Sprawl.” Neither title is as sexy but she is not arguing that the American suburbs will disappear, rather that demographics and other factors are shifting toward cities. There is a big difference between ending suburbs and seeing them “grow up,” as one cited expert puts it.

2. Some of the key trends she highlights: the costs of driving (the whole oil industry, maintenance/gas/insurance/stress for owners, paying for roads/infrastructure), a changing family structure with more single-person and no-children households, changes among millennials and baby boomers who may be looking to get out of the suburbs in large numbers, a push toward New Urbanism in new suburban developments to increase density and strengthen community, and builders and developers, like Toll Brothers, are looking to build denser and more urban developments with more mixed-uses and smaller houses.

3. But, here are some big areas that I think Gallagher misses:

a. While she highlights the benefits of New Urbanism, does this lead to more affordable housing? In fact, the need for more affordable housing is rarely mentioned. As certain areas become more popular, such as urban neighborhoods that attract the creative class, this raises prices and pushes certain people out.

b. The main focus in the book is on big cities in the Northeast and Midwest. While she mentions some Sunbelt cities, like Las Vegas and Los Angeles, there is a lot more to explore here. There are particular patterns in Northern cities compared to newer, more sprawling Sunbelt cities. And in a book talking about the end of sprawl, how could she not mention Portland’s fight against urban sprawl in the last few decades?

c. It is an intriguing idea that cities and suburbs are starting to blend together. But, some of the examples are strange. For example, she talk about how there is increased poverty in the suburbs, which then could make cities more attractive again. There are still some major differences between the two sets of places, particularly the cultural mindsets as well as the settlement patterns.

d. She highlights thriving urban cores – but what about the rest of big cities? While Manhattan and Chicago’s Loop might be doing all right, what about the poorer parts of those cities? The recent mayoral race in NYC involved this issue and many have complained in Chicago that most of the neighborhoods experience little government help. In other words, these thriving urban and suburban developments often benefit the wealthier in society who can take advantage of them.

e. It isn’t until the last chapter that she highlights some defenders of sprawl – people like Joel Kotkin or Robert Bruegmann – but doesn’t spend much time with their ideas. Indeed, the book reads as if these trends are all inevitably moving toward cities and defenders of suburbs would argue critics of suburbs have been making these arguments for decades.

4. Two questions inspired by the book:

a. Just how much should the American economy rely on the housing industry? Gallagher suggests housing is a sign of a good economy based in other areas rather than one of the leading industries. Sprawl can lead to boom times for the construction and housing industries but it can also face tough times. Perhaps our efforts would be better spent trying to build up other industries.

b. Is the century of sprawl in America (roughly 1910 to today – there were suburbs before this but their mass development based around cars and mass housing really began in the 1920s) an aberration in our history or is it a deeper mentality and period? Gallagher suggests we are at the end of an era but others could argue the suburbs are deeply culturally engrained in American life and have a longer past and future.

Overall, this is an interesting read summarizing some important trends but I also think Gallagher misses some major suburban trends.

Peak sprawl does not mean the end of suburbs but rather their densification

One researcher argues the suburbs of the future will be less sprawl and have more density:

Since 2009, 60 percent of new office, retail and rental properties in Atlanta have been built in what Christopher Leinberger calls “walkable urban places” – those neighborhoods already blessed by high Walk Scores or on their way there. That new construction has taken place on less than 1 percent of the metropolitan Atlanta region’s land mass, suggesting a shift in real estate patterns from expansion at the city’s edges to denser development within its existing borders.

“This is indicative that we’re seeing the end of sprawl,” says Leinberger, a research professor with the George Washington University School of Business, who led the study in conjunction with Georgia Tech and the Atlanta Regional Commission. “It does not say that everything turns off. There will still be new drivable suburban development. It’s just that the majority will be walkable urban, and it will be not just in the redevelopment of our downtowns, but in the urbanization of the suburbs.”…

“I think there’s a cause-and-effect issue here,” he says. “I think that when the economy picks up steam, it’s going to be because we learn how to build walkable urban places. Real estate caused this debacle, and real estate has always acted as a catalyst for economic recoveries.”

He figures we’re sputtering along at 2 percent growth precisely because we’re not building enough of the walkable urban product that the market wants. “And it’s signaling with pretty flashing lights,” he says, “to build more of this stuff.”

New Urbanists FTW! The argument here is that the suburbs will continue – with their features of home ownership, cars, local control, autonomy, etc. – but they will look different due to denser designs, feature different kinds of community and social life, and include more features like cultural centers or mixed-use neighborhoods that are more traditionally associated with cities.

One obstacle to this might be how much existing suburbs are willing to increase their densities. This make make financial sense or be good for growth but it could also alter the character of more sprawling communities. For example, many suburbs have already considered or built transit-oriented development where denser housing and space is built near mass transit. But, would they be willing to extend such construction across more of their area?

Parking garage proposal for Sheridan Road in Chicago sparks discussion of parking, New Urbanism, and a past golden age

A recent proposal for a new parking garage on Sheridan Road in Rogers Park has prompted further conversations about the neighborhood:

“Sheridan was a beautiful lakefront boulevard, a model of urban design that should be reclaimed, not transformed into a suburban highway,” said Susan Olin, a community activist who would be a neighbor to the 250-car garage proposed by prominent real estate developer Jennifer Pritzker.

But the local alderman, Joe Moore, not only supports the project, he also thinks its opponents have a wildly romantic vision of what Sheridan Road once was…

Moore said the Sheridan Road of yesteryear was a hodgepodge of gas stations, billboards and empty lots, in addition to stately and substantial family homes…

To some residents, that blend of a natural landscape and an urban skyline is Rogers Park’s aesthetic trump card, said John Norquist, president of the Congress for the New Urbanism.

“Against that backdrop, Pritzker’s garage would be way, way out of scale,” said Norquist, who lives nearby. “It could fit in the Loop. Maybe in Schaumburg, but not in a city neighborhood.”…

Pritzker’s designers declined the suggestion for mixed use, and the latest plan shows parking spaces from top to bottom. According to a representative, Pritzker was traveling and unavailable for an interview.

This is a great example of the conversations that erupt with urban development:

1. A set of current residents wants to preserve the neighborhood as it is and a parking garage does not fit their image of a cozy neighborhood that will meet their interests in rising property values.

2. The alderman thinks the project has merit because it will add parking but also possibly because a new development might help bring new money into the neighborhood.

3. The discussion of the parking garage leads to conversations about whether the neighborhood should harken back to a golden era or plan for the future.

4. This isn’t just about the parking garage; residents are worried any such project (or a fast food joint or a big box store) will open the floodgates to lots more new development.

5. Attempts to make the garage more palatable by including retail space on the first floor or some kind of mixed use have been rebuffed so far by the developer.

Perhaps the only question left is how this episode will conclude. Based on what is in this article and what the alderman says at the end of the article about the neighborhood support and disapproval for the garage running 50/50, I suspect the garage will happen in some form.
