You don’t have to loathe McMansions to support tiny houses

An interview with New Zealand actor/musician Bryce Langston about his interest in tiny houses includes his response to growing up in a McMansion:

8. Describe your childhood home.

I grew up in a McMansion, really. My parents have a large house on the Shore, four bedrooms, two lounges, an office. It was a great family home. I actually don’t loathe McMansions at all. I have seen wonderful large homes that have been constructed with great thought and care for the environment around them. They are just not a practical solution for all the people on the planet in a world with limited space and resources. The main problem is the debt associated with owning them. And the lack of freedom that comes with that debt…

10. Are you an evangelist for minimalism?

What I want to do is let people know there’s a choice. If you’re happy with how things are in your life and the work you do to pay for that then that’s fine. But lots of people aren’t. They’re really hurting and unhappy in their jobs and they don’t see a way out of being in debt for 30 years or whatever. People say you have to live in the real world, but the real tangible world is one where food does grow on trees and water falls from the sky and everything is provided for you to survive…

12. Will tiny houses take over the world one day?

That really depends on the path of human consciousness. If we grow into a culture that focuses on fair distribution of resources, care of the planet and pursuit of non-material happiness, then I think downsized homes will become normal. If our society continues down the path of uncontrolled material and economic growth, then it’s unlikely.

Langston offers some of the common critiques of McMansions – they are about materialism, they use too many resources, they put people in debt – while also noting that he enjoyed the large home he grew up in. If you read some of the criticisms of McMansions, it may be hard to imagine anyone could enjoy living in a McMansion.

There are also some religious and moral overtones here. Langston ties living in a home to larger issues in human life including defining success and what it means to achieve something. This isn’t unusual in discussing McMansions (see another example here or this recent case of a Catholic archibishop): homes could be considered necessary structures but they can also be places of meaning as well as important symbols for others to see.

Just how big is the tiny house “movement”?

While I’ve seen plenty of articles about tiny houses, it is hard to know just how big the “movement” is. Here is a story about tiny houses that discusses one couple but also suggests the homes are now part of the curriculum of one college:

Their origin is often attributed to Sarah Susanska’s 1998 book The Not So Big House. In it, she argues that new houses typical of the McMansion era—upward of 2,300-­square-feet—were too big and a waste of resources…

The Tiny House movement is part of the sustainable technologies curriculum at Central Carolina Community College in Pittsboro, which offers two-year associate degrees in the discipline.

“We do believe that part of sustainability is having a smaller carbon footprint and that means for us using fewer materials, using locally sourced materials and being extremely energy efficient in what we build,” says Laura Lauffer, the coordinator of the sustainable technologies program. “The Tiny House movement fits all of that criteria.”

The curriculum includes two classes in which students collaborate to build a tiny house. This year they will enter their final product in the competition. The Abundance Foundation in Pittsboro and Habitat for Humanity are sponsoring a tiny house contest in which novice builders will compete for best design. Each house must be less than 500 square feet, energy efficient and aesthetically pleasing.

Limited evidence for claiming this is a movement. One couple does not a movement make and the stories about tiny houses tend to focus on small groups of people who are interested in these homes. Additionally, it is interesting that this would make its way into college classes but then again college classes address all sorts of social phenomena, some with longer staying power than others.  However, there are hints of broader interest such as several cities looking into micro-apartments and trying to help the homeless in several places with tiny houses. But, how many of these tiny houses have been built? Will we eventually get Census data that will be definitive? In the meantime, journalists and others should be wary of calling this a broad movement.

I would also be interested to hear more about the links to Sarah Susanka’s Not-So-Big-House. Susanka was not calling for super small houses; rather, ones that weren’t as big as McMansions. The homes she features in her books still tend to be around the national average and they are not necessarily cheaper with all of their customized features. The principle of having a smaller house may fit with Susanka’s ideas but she wasn’t strongly calling for houses less than 200 square feet.

Building microhouses for the homeless

Several groups across the United States are building microhouses for the homeless. See a few of the different options:

144 square feet is the size of the average McMansion master bathroom. However, for residents at Quixote Village, those 144 square feet represent an entire universe. As the New York Times recently reported, the residents of the village are members of a long-nomadic homeless group called Camp Quixote—which had moved more than 20 times in the past seven years. On December 24, its members took up residence in 30 tiny homes, which each cost $19,000 to build.

Although the Times brought a ton of attention to it, Quixote Village is just one of a number of microhouse projects going on across the country. For example, a ten-year-old development in Portland called Dignity Village serves as a model for Quixote: A tent camp of roughly 60 homeless people, some of whom have set up shacks and cabins on the site, which is officially zoned as a “transitional housing campground.”

And in Provo, Utah, a local builder named Gary Pickering makes wheeled cabins, which he calls Dignity Roller Pods, for local homeless people. On his website, Pickering—who himself was once homeless—argues that “all homeless people should be able to stay on public lands that are clean and safe.”…

Meanwhile, in Madison, Wisconsin, a group run by Occupy Madison is in the process of building 30 even smaller microhouses for Madison’s homeless population.

It would be interesting to compare the costs of these tiny houses versus the costs of typical programs for the homeless, like shelters or other assistance programs. Are these tiny houses better long-term solutions in terms of cost and helping homeless people have more stable lives?

As the article notes, another issue here is where to find land to keep these tiny houses. Because of their size, they wouldn’t take up much space and some of them are quite mobile. Yet, having more permanent structures or spaces would likely meet with some disfavor by nearby residents.

All together, this sounds like an interesting application of tiny houses, but it will take some time to figure out whether they are long-term solutions to homelessness?

New film “Tiny: A Story About Living Small” raises two questions

Hear from a couple who put together a film titled “Tiny: A Story About Living Film” that aired this past weekend:

Smith: The Tiny House is about 124 sq ft. It has a living space with an 11-foot ceiling. There is a small galley kitchen, a small bathroom with a composting toilet and camping-style gravity fed shower and a sleeping loft. The main living space has an 11-foot ceiling, which helps the space to feel bigger than it actually is, with a small closet and two built-in bookshelves. There is also a built in desk and dining table that Merete made from scraps left over from our reclaimed hardwood flooring…

The whole concept of living tiny seems to fly in the face of the traditional American Dream of a big house with a big yard — how do you guys define the American Dream?

Mueller: One thing that we’ve learned from making our film about the Tiny House movement is that the American Dream is changing. The recent housing crisis and recession have made it harder for many people to attain the financial stability required for a big house in the suburbs and a car in the driveway, that old model of the American Dream. On top of that, we’ve found that many people in our generation are beginning to question and re-evaluate that old American Dream and are opting instead for lifestyles that are more flexible and less tied-down to one particular place. As a society, we’re in a place of transition. I think that many people — whether by necessity or by choice — are learning that quality of life isn’t necessarily tied to how big our houses are or how much stuff we own, but about the experiences we have and the quality of our relationships.

I think there is some truth to the last paragraph above – but I think it still raises some interesting questions:

1. Just how many people are willing to live in tiny houses versus smaller houses? It is one thing to downsize from 3,000 square feet to 1,500 feet. It is another to go to a couple of hundred square feet. At the end of the interview, they admit only one of the couple now lives in the tiny house. Tiny houses are stark contrasts to McMansions but how many people would actually live in them long-term?

2. More people today might be more transient, which could be good for people rethinking of the size of homes they need how much stuff they can accumulate. (There still could be an uptick in digital consumption and ownership – but it all fits in your laptop or smartphone moving forward). But, this isn’t necessarily good for forming quality relationships. If everyone is moving around more frequently to take advantage of cultural opportunities and jobs plus people are connecting more online, strong ties are hard to form and civic life suffers.

Five kinds of new houses that are non-McMansions

A recent discussion thread started with this statement: “I don’t think it should cost $500K or 5,000 square feet for a body to live. Show me the opposite of the McMansion that is still sexy.” So what might this look like? Here are some common options today of non-McMansions, homes intentionally built not to be McMansions:

1. Tiny houses. These are opposites of McMansions because of their size. While McMansions are known for having 3,000 square feet or more, tiny houses have several hundred square feet or less. The tiny house is not just about having less space; it is a completely different way of life as it is hard to accumulate much in the house.

2. The Not-So-Big House. Promoted by architect Sarah Susanka, these homes are not necessarily much smaller than McMansions but are built more to the personal interests and tastes of the individual owner. In other words, these houses are built to fit the owners while McMansions are seen as being mass-produced homes that owners have to fit themselves into.

3. New Urbanist homes. These homes could look quite different depending on the area of the country in which they are located as New Urbanists argue homes should follow regional architectural styles. But, there would be some common features: front porches, closer placement to the street, alleys if possible. The New Urbanist home might have the same square footage or similar features compared to McMansions but is intended to be better connected to the surrounding neighborhood, encouraging more social life.

4. Very energy-efficient homes including passive homes and net zero-energy homes. Again, these homes may be like McMansions in features and size but they are seen as less wasteful and have more quality construction.

5. Modernist homes. I’m not convinced many Americans would choose this option but it seems to be a regular favorite of architects and designers. These homes are not necessarily smaller than McMansions but have much more architectural credibility and are often one-of-a-kind.

The antidote to McMansions: tiny houses

If you are suffering from McMansion disease, here is a cure: the tiny house.

Say what you will about tiny homes, the reasons behind their increasing popularity are pretty solid: Small houses are inexpensive and easy to maintain, and they also offer more privacy than your average apartment.

Micro-spaces are especially popular with eco-conscious homeowners invested in consuming less—a stark contrast from their McMansion-buying counterparts of years past. A tiny home pretty much guarantees less electricity and water will be wasted, which is always a good thing.

These mini-houses are from all over the U.S. and they’re selling for a fraction of what a regular home would cost. Even if you’re not up for the challenge of moving into one, they’ll at least inspire you to imagine a reality that’s less focused on accumulating stuff and more focused on living.

While I have read much criticism of McMansions in recent years, I’ve never before seen it compared to a disease or sickness. Are McMansions a sickness the United States needs to be rid of? I’ve tended to see such homes more as symptoms of some larger issues in the United States such as an emphasis on homeownership and sprawl. Talking about McMansions as a disease could contribute to a view that McMansions are a social problem that has been socially constructed. There may not be anything inherently wrong with such homes until they are compared to other homes that are seen as being more moral or decent.

A tiny house community in Washington, D.C.

The Stronghold neighborhood of Washington, D.C. now features a small community of 200-square foot tiny houses:

The group behind Stronghold’s tiny-house community calls itself Boneyard Studios. “As property values and rents rise across the city, we want to showcase this potential option for affordable housing,” the group writes on its Web site. “We decided to live the questions: Can we build and showcase a few tiny homes on wheels in a DC urban alley lot? … Not in the woods, but in a true community, connected to a neighborhood? Yes, we think. Watch out left coast, the DC adventure begins.”

There’s one problem: The city’s zoning laws don’t allow residential dwellings on alley lots unless they are a minimum of 30 feet wide, or roughly the width of a city street. D.C. is currently discussing lifting the 30-foot restriction. So, as Boneyard Studios continues to advocate more progressive zoning laws, it is using the property to showcase what could be…

Although the diminutive homes are made of high-quality materials, they are priced for a flagging economy. They sell for $20,000 to $50,000, less than the down payment on a two-bedroom condo in a trendy D.C. neighborhood…

Despite the fact that tiny houses are, well, tiny, affordable-housing advocates are researching the possibility that attractive micro homes could one day complement or replace stigmatized trailer parks and low-income housing, especially in places such as the District, where they could be built in unused vacant spaces such as alleys.

This sounds like an interesting project. Still, these tiny houses could face a number of issues before being approved as affordable housing. Besides their size, how many people can fit in each tiny house, and how long each house might last, how many property owners would want to live next to these tiny houses? Even if these houses don’t have the stigma of trailer parks, residents and neighborhoods tend to worry about property values. Simply having smaller and cheaper houses nearby might lower other housing prices.

Additionally, how might these tiny houses be grouped or placed – would they be in rows, scattered in an open space or bigger lot, or on individual lots? Would a concentration of tiny houses fit under the same residential zoning categories as single-family homes or multi-family housing because of a greater density?

I imagine the neighbors will ask some of these questions and want good answers. Interestingly, the article does not cite any neighbors to the Stronghold colony of tiny houses.

Trial of 220 square foot apartments moves forward in San Francisco

A trial run of “micro-apartments” has been approved in San Francisco:

San Francisco’s Board of Supervisors tentatively approved Tuesday a trial run of 220-square-foot “micro-apartments” — carefully designed compact living spaces that have become all the rage in urban development. Pending ratification and mayoral approval next month, the plan beats, in smallness, Vancouver’s 226-square-foot “micro-lofts,” and make the 275-square-foot units under trial in New York look like airplane hangars…

Depending on your perspective, the tiny living spaces are either a much-needed option for single people crushed by climbing rents, or community-destroying crash pads for young techie weekenders. Either way, the competition is fierce for creative floor-plan designs that do more with much, much less. The San Francisco measure requires of a minimum of 150 square feet of living space, plus a bathroom and kitchen, though the kitchen can be integrated into the living area. The trial approves 375 units total.

For a clue to what the micro-apartments will look like, Wired toured San Francisco’s new “SmartSpace” micro-apartment complex, which was unveiled last week by developer Patrick Kennedy — an advocate for the new, smaller limits. SmartSpace crams 23 units into its footprint, each 285 to 310 square feet. The floor plan is similar to the even smaller units Kennedy plans to build now that the new measure has passed, he says.

SmartSpace contains narrow rooms with a bathroom at the front, a wall-mounted TV over a computer workstation, and a window seat with a hydraulic pop-up table. (They call it “SmartBench.”) In some units, a fold-up bed reveals an integrated dining table. A closet near the bathroom was designed to hold a washer and dryer and some appliances, including a small convection oven. There’s a dishwasher, but no oven under the small, two-burner electric stove. High ceilings, says Kennedy, were key, noting that they had a grad student live in a 160-square-foot prototype in Berkeley, and made some significant design changes based on her input.

It is interesting to note the opposition these apartments have faced in San Francisco. It sounds like there are a few issues: do the units meet some basic requirements for living space, how will they affect the affordable housing market (and who will end up living in the micro-apartments), and where these units will be located and how the residents will interact with the surrounding community. But, if this size of apartment has worked in other cities, why couldn’t San Francisco look at the best examples and set tough regulations?

Also, I was struck in looking at these plans that more space could be created by transforming the unit more. For example, the small spaces in the IKEA showrooms tend to have a loft bed so it frees up more space. Or other small apartments utilize moving walls or space at a slight step-up. These particular plans look more like traditional apartments that have simply been shrunk to the bare essentials although this may be a function of cost.

Key to promoting small houses: it needs to be cool

A columnist discusses small houses and how the houses need to be “cool”:

How the poor fit their families into these tiny spaces has become the stuff of wonder for the urban young seeking to do likewise in expensive cities — but with considerably fewer people and more polished style. This month’s Dwell magazine, the hipster bible, shows how these clever people can turn a two-room third-floor walkup into a stylish and low-maintenance place. The “Small World” issue features houses that are 235 square feet, 900 square feet and 2,000 square feet (that’s cheating, IMHO)…

What makes small living spaces cool — in addition to their historic environs — is the thinking that’s involved, the sort of thinking you need heavy black-rim glasses for. You have to “curate,” a favorite hipster word. That is, you pick the one or five things you really want to keep and get rid of the rest. This can be a brutal task.

Minimalism is an attractive ethic in moderation. (Bare concrete walls don’t do much for me.) But it remains my dream. The iPad, though I love it, hasn’t replaced my affection for books. Where do you put the books in 500 square feet? You don’t. You store them in your parents’ basement or a rented storage unit — a minimalist cop-out, but one I understand…

Once the thinking is done, though, you can ponder higher things, like writing a symphony, inventing a new app or what’s for supper. That’s because the stuff you got rid of doesn’t have to be moved around, polished or updated. And money is time. You save hours not shopping for more stuff. The smaller spaces cost less to buy, heat and electrify. Fixing one leaky toilet is cheaper than fixing four. All this adds up to less time spent in unpleasant day jobs trying to pay for consumption. Less of the material also creates less distraction. There’s a reason why holy men choose small, bare rooms for meditation.

The columnist puts the tradeoff this way: you can either choose to store all your stuff (perhaps left over from all of those trips to Costco) or live in a a more minimalist, sleek, and cool setting. This is getting at a larger issue: for people to move into smaller homes, there has to be a positive image associated with them. This image would be the opposite of the use of the term McMansion which is generally meant to be derisive and criticize people who chose size and impressiveness over quality and fit. Small and well-designed could indeed be considered cool if it is branded (associated with certain lifestyles, symbols, and values), marketed through the appropriate channels (like Design magazine), gets the right endorsements (what if a bunch of Hollywood celebrities moved this direction?), and other social forces, like a down housing industry and economy, push people in that direction.

More micro-apartments being built in American cities

New York City isn’t apparently the only place looking into micro housing units; micro-apartments are apparently popping up in other major citiesb.

Micro-unit apartments range from 300-square-foot studios being built in San Francisco, where studios average 510 square feet, to New York’s pilot for a building with studios of 275 to 300 square feet, vs. an average studio size of 517 square feet. In Boston, the units are as small as 354 square feet, vs. an average studio size of 492 square feet, says real estate research firm Reis.

These small spaces, McIlwain says, are particularly well suited for the influx of young professionals moving to high-rent cities like New York and San Francisco. If they’re priced right, the tiny apartments make it more affordable for members of the younger crowd to have their own space, vs. roommates…

Kennedy expects his studios to go for $1,500 to $2,000 a month. That would be somewhat less than the $2,075 a month average rent for a San Francisco studio — an average of 493 square feet, according to SFGate.com, citing data from real estate service RealFacts.

Tiny typically means cheaper — but just to a certain extent, McIlwain notes. Total construction cost for an apartment drops as you make it smaller, he adds, but cost per square foot rises.

It will be interesting to see how many of these units are built. There may be demand but I wonder if these are long-term units, meaning young people may not stay here long (housing more for a particular stage of life) or the economy could improve.
