Chicago has some unique residential architecture. The design shop ALSO put together a quick guide:

The Bungalow

With more than 100,000 bungalows in the Chicago metro area, this structure was the Windy City’s new workers cottage for the 20th century. Constructed between 1910 and 1940, the bungalow was originally built for working-class owners and is characterized by it’s one-and-a-half stories, brick construction, street facing verandas, and full basements. The Chicago bungalow was commonly built with limestone accents, dormered roof, and concrete entry stairs. The typical interior layout consisted of a living room, dining room, and kitchen on one side of the building, while the other side contained a series of bedrooms and a bathroom. The attic had ample storage and many homes featured a back porch, all of which was decorated in Arts and Crafts style woodwork. This truly was a new way life in the 20th century…

The Courtyard Building

The distinct U-shaped courtyard building was built around green space visible from the street. Largely constructed between 1910 and 1930, the units were initially sold as luxury housing. With a front entrance stairwell shared with only 5 neighbors, a large back staircase, and a design that allows for good cross ventilation, these buildings made for very pleasant city living. Courtyards were rarely built taller than 3 stories as Chicago ordinance made it expensive for developers to build higher, due to fire-code restrictions and elevator requirements.

Some of these are more iconic than others. For example, there is a non-profit group dedicated to Chicago bungalows but classic Dutch Colonials or Four Squares don’t get as much attention. And I’m a little surprised that some version of a bigger multi-story building didn’t make it here. What about all those big and bland lakefront condo buildings from the 1950s-1970s?

I wonder what such a list would look like in 50 years. While the options presented here might still dominate the list – not all neighborhoods are going to have major renovations – there will certainly be additional options. The South Loop Loft? The Slick Brick Renovated Three Flat?

Increasing number of abandoned homes in Tokyo

As the population declines, Tokyo has more abandoned homes:

Despite a deeply rooted national aversion to waste, discarded homes are spreading across Japan like a blight in a garden. Long-term vacancy rates have climbed significantly higher than in the United States or Europe, and some eight million dwellings are now unoccupied, according to a government count. Nearly half of them have been forsaken completely – neither for sale nor for rent, they simply sit there, in varying states of disrepair.

These ghost homes are the most visible sign of human retreat in a country where the population peaked a half-decade ago and is forecast to fall by a third over the next 50 years. The demographic pressure has weighed on the Japanese economy, as a smaller workforce struggles to support a growing proportion of the old, and has prompted intense debate over long-term proposals to boost immigration or encourage women to have more children.

For now, though, after decades during which it struggled with overcrowding, Japan is confronting the opposite problem: When a society shrinks, what should be done with the buildings it no longer needs?…

Tokyo could end up being surrounded by Detroits,” said Tomohiko Makino, a real estate expert who has studied the vacant-house phenomenon. Once limited mostly to remote rural communities, it is now spreading through regional cities and the suburbs of major metropolises. Even in the bustling capital, the ratio of unoccupied houses is rising.

The population loss in Detroit and Tokyo are driven by different factors yet the Motor City could help other cities around the world think about what to do when the population decreases.

This particular article doesn’t talk much about negative consequences of having a lot of abandoned homes. Any problems with squatters? People tearing apart the buildings for scraps? Animals? Neighbors unhappy about the lack of upkeep? Bloated infrastructure costs that need to be reined in? Perhaps the consequences of abandoned homes are quite different across national contexts.

Houston as world’s fourth most popular refugee resettlement country

While most immigration policy debates take place at the national level, large cities are also involved:

Out of every 1,000 resettled U.N. refugees, more than 700 come to America. Though all 50 states accept some refugees, 75 of those 700 find their way to Texas, according to U.S. State Department numbers. And more of those will come to the Houston area than to anywhere else in Texas: The state health services department reports that nearly 40 percent of Texas’ refugees land in Harris County.

This means that Harris County alone welcomes about 30 of every 1,000 refugees that the U.N. resettles anywhere in the world — more than any other American city, and more than most other nations. If Houston were a country, it would rank fourth in the world for refugee resettlement…

In fact, Al Sudani said, some cold American cities host enormous groups of warm-region natives. Nearly 45,000 Iraqis live in Detroit and other parts of Michigan — more than in any other state, according to Census Bureau data assembled by the Migration Policy Institute. More East Africans live in Minnesota than in Texas; Minneapolis-St. Paul has a massive Somali population. “People, they adjust really quickly to their environment,” Al Sudani said…

The single most important factor in Houston’s ability to absorb all of the new refugee arrivals appears to be its vibrant, growing economy. “The focus of refugee resettlement in the United States is early employment,” said Sara Kauffman, Houston area director for Refugee Services of Texas. “We have a pretty fast economy, a lot of jobs available. People can get started working pretty quickly.” One of her clients found himself a job at a car dealership within two weeks of arriving.

Houston doesn’t often draw much discussion as a global city but this would suggest it is an important player in the 21st century world. Indeed, it might be the quintessential American city today.

Tracking the transformation of Houston’s population in recent years would make for a fascinating long-term study: oil capital transforms into cosmopolitan center. There is already some good sociological work on this and it is worth tracking. It may be out there but I haven’t yet seen work on how Houston residents are adjusting to these changes. Perhaps as long as the economy keeps growing, there aren’t many issues…

LA may be the only US city that wants the Olympics

The Los Angeles City Council just voted to go forward with a 2024 Summer Olympics bid:

Los Angeles, which will be competing against Paris, Rome, Hamburg and Budapest among other potential cities, got the formal USOC endorsement after city council members voted 15-0 to support the bid.

The move comes after the USOC’s calamitous initial selection of Boston as its 2024 bid city, which resulted in massive public opposition and ultimately a reversal of the decision.

The potential for cost overruns that would have had to be covered by the city, in line with an agreement that the International Olympic Committee forces host cities to sign, was one of the principal concerns for Boston 2024 opponents. According to the Los Angeles Times, the new bid city’s mayor, Eric Garcetti, has promised to sign such a contract.

Recently, numerous cities have turned down opportunities to bid for the Olympics as the costs don’t seem to justify being a host. Yet, LA may have some unique advantages including a number of stadiums and venues, some mass transit, and a sprawling region that would spread out the events and locations. Could its other amenities – location in southern California with warm weather, the ocean, and nearby attractions (ranging from the desert to Las Vegas) along with being the home to Hollywood – also boost the city’s chances of being selected?

“Cloak-and-dagger building deal blows up on Naperville”

An intriguing headline leads to a story of how much suburbs are willing to do to attract companies and jobs:

SKF Group, a manufacturer of ball bearings, seals and lubrication systems, approached city officials through an attorney in July 2014. The planning and zoning commission approved the project without knowing which company was putting it forward…

“I don’t want to take a chance of messing up this deal. This is the kind of deal every city wants,” Naperville Mayor Steve Chirico said last year as a council member.

The 130,000-square-foot building at 1203 Warrenville Road was projected to employ 200 people whose research in materials testing would contribute to energy-saving products…

Naperville officials said they feel some disappointment that SKF changed course after all of their efforts to welcome the project into the city, despite neighbor concerns about traffic, noise and privacy disruptions. But having the company pull out before hiring local employees is not the worst-case scenario, Chirico said.

“The good news is we’re not losing existing jobs, it’s future jobs,” Chirico said. “It would have been a lot worse had we had a company that located here, hired people and then all the sudden they lost all their jobs.”

This is the sort of company that helped Naperville reach its lofty heights of population, wealth, and jobs: an international business bringing white-collar positions. Although the suburb didn’t offer them any tax breaks (the company would have received breaks from Illinois), Naperville leaders did go around their normal process to try to make this happen.

If this building sits empty for a while, things could get interesting. Naperville is not used to empty structures and any suburb would want the building and land to be a positive contribution to the local tax base.

Selecting “The Most Overexposed Chicago Design Trends”

Curbed Chicago identified six Chicago-specific design trends that they think are now passé.

Reclaimed wood Chicago flags [Odd – no]

Stolen ‘L’ maps [A version of the stolen street sign…don’t have one]

Chicago World’s Fair prints [No – but have one of the better South Shore Line posters]

The nothing-but-a-black-leather-sofa-and-flat-screen-TV look [No]

I want to know whether these are real patterns or not: how many Chicago area residents have these features? How does this compare to residents of other cities? Someone could create a bot to scan real estate listing photos or the list could have emerged from a set of in-the-know interior designers. Alas, we have no idea what methodology Curbed Chicago employed which perhaps indicates that it wasn’t very rigorous.

All of this hints that decor trends are driven more by “feel” than hard data. What’s “in” these days could be tracked in a variety of ways yet it often seems that a class of gatekeepers – professionals, the media, corporations – gets to dictate when these trends begin and end. For example, are we past the era of stainless steel appliances and granite countertops? The average resident or seller is looking to others to signal the latest trend.

The case for connecting Chicago’s airports with a rail line

The Active Transportation Alliance argues for a rail line connecting O’Hare Airport and Midway Airport:

Imagine if you could get from Midway to O’Hare in less than 40 minutes on public transit.

Currently, that trip takes well over an hour and involves transferring from the Orange to the Blue Line in the Loop before coming all the way back west towards O’Hare. Building the Airport Connector Express, one of 10 expansion projects in our Transit Future vision, could cut the travel time between Chicago’s two airports in half…

The benefit to business travelers and tourists looking to transfer flights is the most obvious benefit of the project, but definitely not the only one. Even more importantly, the line would connect communities across western Cook County to the two major job centers, greatly boosting job access and opportunities for many working class families. It could also reduce traffic congestion on highways and major arterial streets as more people choose to ride transit as it becomes a more convenient option…

These communities and many others like them are not well served by the current hub-and-spoke model of the region’s transit system. Some are connected to downtown by suburban Metra service but we know not all jobs are located downtown.

This should have happened years ago as these are two of the busiest airports in the United States. I can imagine three reasons why it has not happened:

1. Money. Who is going to pay for it? What would the revenues be from passengers using it? However, I don’t think this is the primary reason. Given the projections of economic growth that are sometimes trotted out for other projects, I bet this could be justified (particularly if you account for reduced traffic).

2. For various reasons, the Chicago area has been slow to build mass transit lines to connect the spokes of the hub-and-spoke train model that arose first with railroads in the mid-1800s and then was reinforced with the CTA lines that converge in the Loop. The mass transit in the region suggests people primarily want to head downtown even as job centers have developed throughout the region including Oak Brook, Naperville, Schaumburg, and Northbrook. The highways are a little better; the Tri-State Tollway was one of the first highways to open and I-355 became the next ring out. However, I-355 doesn’t go all the way around (even its extension was limited and covers an area that was not yet very dense) and the proposed Fox Valley Expressway was never constructed.

3. Perhaps there are some issues to work out across these suburban communities. The majority of this proposed track would be outside Chicago city limits and cooperation from nearby suburbs is needed. But, suburbs don’t always agree on projects like these that could bring changes.

Fight NYC inequality with more expansive subway options

One writer suggests Mayor DeBlasio could address inequality in New York City by improving the subway:

To see how that works in practice, de Blasio should spend a week commuting on the subway from various points in the city: taking the No. 7 train from Flushing, the L train from Greenpoint, the F train from Fort Hamilton Parkway.

Such an exercise may remind de Blasio that while a few rich people can bail out of mass transit by taking ever-cheaper black cars, most New Yorkers are stuck on a subway system that is creaking under record ridership.

The mayor should do some weekend, night and borough-to-borough commutes, too, so he can see how hard it is for lower-paid, off-hours workers to get around when the MTA cuts its service.

Then, the mayor should agree to Gov. Andrew Cuomo’s request to put $3 billion into investments in subways and buses over the next five years, helping to pay for the next few stops on the Second Avenue Subway, plus better technology on existing subway lines.

The mayor should think seriously, too, about funding his own transit project. He mentioned a subway on Utica Avenue, and then never talked about it again. With China’s economy cratering, it’s a good time to build — steel and concrete are cheaper.

Former Mayor Michael Bloomberg’s extension of the 7 train to Manhattan’s Far West Side will open soon — and New Yorkers will remember that Bloomberg did it.

What will they remember about de Blasio?

Powerful politicians often like to enhance their legacy through the construction of massive buildings or public works projects. And mass transit can easily become an issue tied up with social class and race as mass transit in theory is supposed to be more democratic. But, how many would like their legacy to be underground subways in a city that already has an extensive system? Such projects often take billions of dollars, cause all sorts of disruptions, and can be lengthy. This might only work in New York City, a place so dependent on daily subway usage (particularly compared to other large American cities).

If pushed by the mayor, can a new line be called the de Blasio line? I can’t help but think of the “Rod Blagojevich, Governor” signs every time I pass through the open road tolling facilities on Chicago area tollways…

Luxury apartments with Cabrini-Green heritage

A new luxury apartment building on the location of the Cabrini-Green public housing high rises appears ready to build on the site’s heritage:

A new luxury apartment tower at 625 W. Division Street is set to open this autumn, delivering 240 new rental units and 5,500 square feet of retail space to the former Cabrini-Green area. And instead of fighting the neighborhood’s name or trying to rebrand it as something else, developer Gerding Edlen is perfectly fine with describing the area as Cabrini-Green. In a press release, a Gerding Edlen rep states that they are very well aware of what is happening in the area and want to embrace the neighborhood’s past. “With Xavier, we had an opportunity to be part of the continued story of this neighborhood,” their Director of East Coast and Midwest Acquisitions Matt Edlen says, “We are particularly conscious of this neighborhood’s rich and long standing history, and feel the project will have positive long-term impacts on the area.” In embracing the area’s history, Gerding Edlen might help other developers come to terms with and accept the Cabrini-Green name and the neighborhood’s next chapter—which is looking to be dominated by high-end rental towers.

Designed by GREC Architecture, the 18-story tower dubbed Xavier is not unlike many other luxury towers being built throughout the greater downtown area. It’ll boast many upscale amenities such as a fitness center, both an indoor and outdoor dog run area, an outdoor terrace and pool deck and a rooftop lounge space. The LEED Gold-certified tower will also include some high tech offerings like electric car charging stations, and its units will feature finishes made some sustainable materials and Nest thermostats.

Presumably, the new building will be cast as part of the rebirth of the neighborhood. New residents can be part of something new. But, how exactly do the luxury apartments fit with the legacy of the public housing project (which could be remembered by different people for their crime, lack of maintenance, a land grab by the city) or even with the Little Sicily area that preceded the high rises? (Hence the name borrowing from Saint Frances Xavier Cabrini, the patron saint of immigrants.) Who exactly gets to decide what the new neighborhood will be called – new developers, former residents, others? Location names aren’t just geographic; they have social connotations that often do not change quickly.

Those opposed to the teardown of the high rises might see this as another instance of whitewashing history by removing public housing residents from the public eye. In a few years, perhaps Cabrini-Green will simply mean another luxury apartment neighborhood outside of Chicago’s Loop.

Another person walks all 6,000 miles of New York City

The urban walking trend continues: a professional walker (seriously) meets the sociologist who walked all of New York City’s streets.

I was, therefore, amazed to learn that there was another person walking the five boroughs: a thirty-something man named Matt Green. Green isn’t a sociologist; he’s more like an inexhaustibly curious visitor. He, too, has walked more than six thousand miles within the city limits. Unlike Helmreich, who records what he sees in his capacious, near-eidetic memory, Green takes photographs with his phone. He posts the photos to a blog, ImJustWalkin.com. Before he decided to walk all of New York City, Green walked across the United States, from New York to Oregon. Helmreich commutes into the city from his house on Long Island. Green, by contrast, has no apartment or job. He walks full-time and stays with friends. His venture is funded by donations.

Obviously, we had to introduce Green and Helmreich. The film that resulted, directed by Riley Hooper, touches on many subjects: nature, race, identity, gentrification. In some ways, it captures the difficulty every New Yorker faces in comprehending a city which is always beyond us as individuals. It’s also a classic New York romance. These two big-city wanderers are kindred spirits. Now—with a little help—they’ve found each other.

A nice little story. The film touches on some of this but I would want the two to compare walking notes in an academic way. What had they each noticed? How much did their interpretations align or differ? How do their field notes compare? Putting their heads together, I’m guessing they could come up an interesting back and forth on both NYC’s famous and less famous areas. This could end up as a good example of group qualitative work – maintaining the rich detail of the methodology but limiting the subjective bias of an individual researcher – that came about serendipitously.
