Patterns across the ten metro areas with the most big homes

While the article I discussed yesterday did not provide a helpful definition of a McMansion, it did provide five trends regarding which metropolitan areas had the largest homes:

Supersize trend No. 1: Outdoorsy types need plenty of space

Supersize trend No. 2: Seeking space in the suburbs

Supersize trend No. 3: Southern cities are churning out jobs and big homes

Supersize trend No. 4: Big homes are all that’s left in tight Midwestern markets

Supersize trend No. 5: Tech hubs + deep pocked buyers = more McMansions available

And, like the McMansion definition, another important caveat:

And if it wasn’t for the fact that we limited our ranking to one housing market per state, Colorado and Utah would’ve had all five top metros.

And a third caveat: this is based on only homes that are on the market.

Even with these significant limitations, I wonder if an analysis could reveal some underlying patterns behind these noteworthy metropolitan areas:

  1. They have a growing population and thus a growing stock of larger, new homes, particularly in suburbs.
  2. They have relatively low housing prices paired with enough higher income jobs. (Seattle and Portland are the ones that stick out here but perhaps this is relative: those same buyers could find higher prices in the Bay Area, LA, Vancouver, etc.)
  3. These places have looser zoning restrictions on the whole that allows for more and/or quick construction. (I imagine there is some variation in these top 10 places. Portland and Bridgeport, for example, likely have some tight restrictions compared to an Indianopolis or Provo.)

This could be worth pursuing though the data needs to provide a more complete picture of the housing stock.

List of cities with the most McMansions does not actually look at McMansions

Realtor.com asks an intriguing question involving McMansions – “So which are America’s housing markets with the biggest cribs, and why?” – but then does not follow through because of a limited definition of which homes count as McMansions:

We sifted through realtor.com listings to figure out which of the 150 largest metros had the highest percentage of homes on the market that are 3,000 square feet and above. (The average square footage of a new single family home is 2,627, according to the National Association of Home Builders’ analysis of U.S. Census Bureau data.) Sure, this includes some tasteful, large homes and legit mansions. But it was impossible to separate those from the McMansions—it’s rare to see the word “tacky” in a home listing.

There are plenty of big homes in the United States – the median square footage of a new home is over 2,400 square feet – but not all big homes are McMansions. The article provides a different definition for McMansions than the one they actually use with the data:

The imposing, ostentatious structures looming over surprisingly wee plots of land. The crazily mismatched architectural styles. The hipped roofs, gabled roofs, and pyramidal roofs—all on the same house! The bank columns. The front yard Romanesque fountains. The puzzling profusion of window sizes and types. The gigantic, two-story front doors.

I can understand how the real estate listings do not easily allow for the easy categorization of homes as McMansions. Few, if any, homeowners and realtors want to advertise their homes using such a pejorative term. Yet, if you are going to use a headline involving McMansions and then talk about the poor architecture of McMansions, then your measure should take these features into account.

How might this be done? A few ideas:

  1. Take random samples within each metropolitan area and look for specific features.
  2. Do a survey of realtors, architects, and others who might be able to identify McMansions to get their sense of how many McMansions are in particular areas.
  3. Train a computer program to scan thousands of images of homes for sale and determine whether the homes are McMansions or not. (The coding scheme would be very similar to the one used in #1.)

These approaches are not necessarily easy but would be essential for actually getting at which AMerican cities have teh most McMansions.

Dating and the coming and going of parlors

Skimming through a conservative take on dating in the modern era, I ran into a part involving the physical spaces where couples interact:

As a result, courtship morphed into dating, with couples venturing from family parlors and front porches to dance halls and, yes, the proverbial back seat. The parlor courtship rituals had been, of course, dependent on one’s family actually having a home with a parlor. As a result of the industrial revolution, families increasingly lived in tenements and apartments that lacked such amenities, so the shift was as much forced by the demographic shifts in the U.S. as by changes in cultural mores.

I could quibble with the details and take interest in the larger issue. Regarding the parlor, I would guess that many Americans in the 1800s into the 1900s did not have access to a parlor. This formal living room was part of a larger home of a wealthier family. Until then, many people lived in a single room or a limited number of rooms where it would be a waste to have a formal entertaining space that could have only a single use. This was true in rural settings – think of the first dwellings in the Little House on the Prairie books – and cities – apartments and limited space. The parlor/living room was linked to the middle-class and the single-family home, something that became part of a consistent American Dream in the early 1900s and became more accessible to more Americans in the 1920s and then the 1950s. And the parlor lasted only so long: living rooms are on the way out with more emphasis on using kitchens and great rooms for social spaces.

The larger issue is worth pondering: how do physical spaces shape relationships and vice versa? Spaces matter for relationships to form and develop. The ideal that developed in the 1800s emphasized a nuclear family dwelling in a private home. Additionally, the middle-class private home was viewed as the domain of women. Thus, intimate relationships moved to this setting. With the invention and then spread of the automobile, people could pursue relationships in cars as well as more easily access other locations. Urbanization likely had a similar effect: by putting people into close proximity with more people and more spaces, couples could easily access more than just the family dwelling. Today, dating can take place in an online realm and the privacy of bedrooms, possibly bypassing any public settings.

Defining a social problem: “transit gaps” or “transit deserts”

One skeptic of the concept of transit gaps explains his concerns:

The Chicago-based nonprofit Center for Neighborhood Technology recently unveiled its AllTransit Gap Finder—an online mapping tool designed to point out areas with “inadequate” transit service. It’s a good effort, and it’s certainly good that we have more tools for understanding transit demand…

A transit gap is some kind of difference between transit service and transit need or demand. But need and demand are different things. A need means that there are people whose lives would be better if they had transit. A demand is an indication that transit service, if it were provided, would achieve high ridership.

These terms correspond to the two opposing goals of transit service. If the goal of service is ridership, then it should provide excellent service where there is demand. On the other hand, many people who need transit wouldn’t be served if transit agencies ran only high-ridership service. So transit agencies run a certain amount of service for the non-ridership goal of coverage, which responds to need. In other words, they spread service out so that everyone has a little bit, even though low ridership is the predictable outcome. This critical distinction is explained more fully here. It’s a difficult budgetary choice about dividing resources between competing goals, one that local governments need to think about…

Although AllTransit’s claims are framed in misleading terms, the idea of being able to accurately see exactly how well any given neighborhood is served by transit is a laudable one. Over the years I’ve written about other efforts to get this right. An especially important idea, buried deep in the overly complex methodology, is that a transit quality index should be about where you can get to in a given amount of time, rather than what transit is available. In my own work I routinely use this measure to describe the human benefits of transit service changes, because getting to destinations, and having a choice of more destinations, is what makes for a great life.

There seems to be two issues here: separating community values from possibilities as well as how to best measure transportation options. No city has an endless pot of money with which to fund mass transit. Yet, I imagine proponents of transit deserts would note that the general American orientation is toward driving and roads while mass transit has to regularly scrap for money. The measurement issue is hopefully an ongoing conversation as researchers with different decisions and aims work to find measures that both reflect the social realities as well as provide helpful information for residents and local governments.

But, I also suspect that this is critique is missing a key concern of some of those working in the food/transit/grocery stores/parks/medical care desert literature: the key is which groups are most affected by these deserts or have less access to these necessities. Many of the deserts – however defined and regardless of the goals of the community – seem to affect lower class and non-white residents. One could argue that a community might not have the resources or vision to extend mass transit to a particular area but this does not necessarily address the issue of residential segregation that is alive and well in the United States.

The double-edged sword of record home prices in many American metro areas

The housing bubble of the late 2000s may be long gone as housing prices continue to rise:

Prices for single-family homes, which climbed 5.3 percent from a year earlier nationally, reached a peak in 64 percent of metropolitan areas measured, the National Association of Realtors said Tuesday. Of the 177 regions in the group’s survey, 15 percent had double-digit price growth, up from 11 percent in the third quarter.

Home values have grown steadily as the improving job market drives demand for a scarcity of properties on the market. While prices jumped 48 percent since 2011, incomes have climbed only 15 percent, putting purchases out of reach for many would-be buyers.

The consistent price gains “have certainly been great news for homeowners, and especially for those who were at one time in a negative equity situation,” Lawrence Yun, the Realtors group’s chief economist, said in a statement. “However, the shortage of new homes being built over the past decade is really burdening local markets and making homebuying less affordable.”

Having read a number of stories like this, I wonder if there is a better way to distinguish between economic indicators that are good all around versus one like this that may appear good – home values are going up! – but really mask significant issues – the values may be going up because many buyers cannot afford more costly homes. The news story includes this information but I suspect many will just see the headline and assume things are good. Another example that has been in a lot of partisan commentaries in recent years (with supporters of both sides suggesting this when their party was not president): the unemployment rate is down but it does not account for the people who have stopped looking for work.

In the long run, we need (1) better measures that can encompass more dimensions of particular issues, (2) better reporting on economic indicators, and (3) a better understanding among the general populace about what these statistics are and what they mean.

The difficulty of changing corporate names on significant urban buildings

The Hancock may soon officially be no more in Chicago but that does not mean the name will disappear from use, including by architecture critics like Blair Kamin:

But names still matter. “Willis Tower” has never felt right. It’s foreign — literally. At the height of the Great Recession, with Sears Tower’s owners desperate to lure tenants, a British reinsurance company swept in and cut an office lease deal that gave it naming rights. Lots of people, including Mayor Rahm Emanuel, would rather that the modernist high-rise continue to be called Sears…

The eclectic Wrigley Building, thank goodness, is still the Wrigley Building, even though its namesake company no longer occupies it. The building’s whiteness was meant to symbolize the freshness of chewing gum. The architecture and the name were part of a single, organic package, just as they were in New York’s Art Deco Chrysler Building, where eagle gargoyles adorned the building like Chrysler hood ornaments…

But as I’ve written in recent weeks, pondering the Chicago Tribune’s impending move from Tribune Tower to the old Prudential Building (now One Prudential Plaza), buildings are commodities subject to the dictates of the marketplace; expecting them to stay frozen in time is unrealistic. The same goes for their names.

That’s why Boston’s John Hancock Tower, a 62-story glass-sheathed high-rise that is as elegant as Chicago’s Hancock is brawny, became known in 2015 by its street address — 200 Clarendon. When the lease of the John Hancock company expired, the tower’s owner no longer was allowed to use the Hancock name. The new name hasn’t exactly caught on with the locals.

Three things strike me here:

  1. Iconic structures are more likely to retain their original names even when later changes dictate the official name is something else. What makes those buildings iconic can differ: it may have been occupied by an important local company or it may have unique architectural features. The buildings cited above in Chicago have both things going for them.
  2. It is a little strange for locals to cling so strongly to corporate identities in the names of buildings. Would it be better to instead name major structures after something other than the company behind it? An address may be rather bland but perhaps the name could be connected to the particular architecture and design or tied to a famous figure, moment in history, or feature of the location.
  3. Perhaps the deeper issue is connecting buildings to history. If naming rights are simply up for grabs, prominent locations can change their identity regularly. Not only might this be disorienting to locals, it can remove the structure from its creation and its place within a city. The issue may not be naming rights but rather making sure that buildings are defined by locals rather than by out-of-towners or global interest.

I suspect residents of Chicago will be calling the structure the Hancock for years to come.

Shakespeare not as lone genius but product of an art world

Howard Becker’s famous idea of an “art world” sounds like it could well apply to the success of William Shakespeare:

Shakespeare is not Western literature’s great inventor but rather its great inheritor. The Bard borrowed plots, ideas, characters, themes, philosophies, and occasional passages from sources ranging from Plutarch’s Lives and Holinshed’s Chronicles to Montaigne’s Essays and plays by his contemporaries. He returned again and again to ancient Rome, finding inspiration in Ovid, Seneca, Plautus, and others.

His inheritance also goes beyond the textual. When he began working in the London theater scene, its component parts were there waiting for him. There were already professional theater companies, outdoor amphitheaters, plays in five acts, iambic pentameter, and conventions surrounding comedies, tragedies, and history plays.

None of this should make us think less of Shakespeare’s achievements and neither should the increasing evidence that he sometimes used uncredited collaborators and occasionally served as one himself. Shakespeare didn’t just faithfully reproduce his sources—he argued with and subverted them, he combined them in unconventional ways, and he made substantial changes to them. King Leir, the anonymous source text for Shakespeare’s King Lear, ends with Leir restored to the throne and everyone still alive. Shakespeare frequently expands roles for women in his plays and removes many passages where characters share their motivations. Shakespeare also often makes his plays more complicated than his sources, both ethically and logistically. He even went so far as to add an extra set of identical twins to The Comedy of Errors.

To sum up:

A grubby businessman furiously writing plays and ripping off whatever he could get his hands on hardly fits our model of artistic genius. We think of geniuses as tormented rock stars, breaking new ground with sui generis innovations that spring from their minds like Athena from the brow of Zeus. In movies like Amadeus, this myth of artistic genius makes for delicious art in its own right, but it’s not how artistic creation really works. Creating a work of art is part of an endless dialogue that reaches both back thousands of years and out into the world around us. This is what Shakespeare did, and he didn’t do it alone.

Just because Shakespeare was not a lone genius does not diminish his work. Indeed, perhaps it is even more remarkable in this light: while there were plenty of other people who could have drawn upon the same resources and were engaged in similar activities to Shakespeare, they were not able to do the same thing.

Even though I teach about this topic from the sociology of culture fairly regularly, the idea of a lone genius is difficult for students to overcome. Not only do they want to give credit for success to a single person, they sometimes do not see “remixing” or approaching existing materials in new ways and with editing as examples of creativity. Yet, many of the social changes we see as monumental did not require the development of a completely new idea but rather a reapplication or reuse of existing concepts.

This reminds me: I should do a better job in the classroom of explaining how sociological work comes about. When you see a final product – article, book, other publication – it is easy to just see the author(s). But, there is often a significant backstory involving multiple people, institutions, and ongoing discussions within an academic field. For example, this blog post could be examined further for where the ideas came from. The typical acknowledgements section of a publication does not provide enough space to truly acknowledge the intellectual debts of the author(s) – and it is debatable whether readers would want to dig into this further.

A new account of the rise and fall of Cabrini-Green

Journalist Ben Austen has a new book titled High-Risers that chronicles the development and tearing down of the Cabrini-Green housing project on Chicago’s north side:

But what caused Cabrini-Green to deteriorate almost immediately after its opening? In “High-Risers,” Austen suggests the repeated, systematic failure of the institutions and people enlisted to run Cabrini-Green fueled its notoriety and downfall. “In every area we examined, from finance to maintenance, from administration to outside contracting, from staffing to project management, from purchasing to accounting, the CHA was found to be operating in a state of profound confusion and disarray,” wrote Oscar Newman in the book “Defensible Space,” which Austen quotes. “No one seems to be minding the store; what’s more, no one seems genuinely to care.”

And yet, Austen’s book is not a detailed deconstruction of the causes of Cabrini-Green’s difficulties. Instead, he uses a novelistic structure to weave a tale about the other side of Cabrini-Green: its inhabitants.

Austen offers the stories of a few Cabrini-Green residents as they move in and out of the projects. There is Kelvin Cannon, a highly intelligent and charismatic resident who grows from precocious and superstitious kid to convicted criminal to high-ranking gang member in only a handful of years. There is Willie J.R. Fleming, who leaves Cabrini-Green after relocating to south suburban Dolton with his mother, only to return less than a year later. The quiet of the suburbs proved too uncomfortable for Fleming, who, despite the promise of a college athletic career, squanders it all away back in Cabrini-Green after throwing a punch…

Austen writes with a lyrical, poetic affection for the four main characters. Here we see there are as many Cabrini-Green origin stories as there were people living in Cabrini-Green. To merely stereotype is to willfully ignore each resident’s humanity. Austen deftly tells the stories of Wilson, Fleming, Cannon and another woman, Annie Ricks, without distance, bringing readers intimately into their lives. It is compelling writing, sure to separate Austen’s work from other, more anthropological examinations of Cabrini-Green.

Rarely does public housing in the United States, let alone a notorious project, receive much attention from journalists, scholars, or the public. Yet, this is a unique site. This kind of change does not occur often in American urban neighborhoods: poor black neighborhoods are not typically the target of gentrification efforts.

The story of this project is still not complete: even though the high-rises are no longer there and the buildings and neighborhood now there are hard to distinguish from other up-and-coming Chicago scenes, there are still public housing residents present (in addition to former residents who are now elsewhere) as well as memories (which could fade with generations but that could also remain in more institutionalized forms like a public housing museum in Chicago). Like many other urban neighborhoods, Cabrini-Green may be erased from a map or largely from sight but it may continue to shape not only that particular space but the whole city.

Transforming LA parking lots into housing for the homeless

To help speed along a plan to provide housing for the homeless, Los Angeles is targeting the development of city-owned parking lots:

The idea of converting public parking to housing has been around for decades in L.A. but has gained little traction. In the 1980s, Mayor Tom Bradley proposed leasing rights to developers to build multifamily housing, but there was no follow-up…

The new parking lot review grew out of an urgency to implement Proposition HHH, the $1.2-billion bond measure approved by the voters to help fund the construction of 1,000 permanent supportive housing units each year.

With taxpayer funds now committed, a new obstacle emerged. The scarcity of suitable land in the city’s highly competitive real estate market could add years to the start-up time for new projects…

In almost every case, the scale of the project would change the character of a neighborhood, potentially bringing new life to aging business districts, but almost certainly stirring opposition in some. The strategy is getting its first test in Venice.

This is a clever way to jumpstart such a project – finding land is always difficult and the city already owns these lots – and one that is likely to encounter lots of opposition. How many businesses or residents next to these parking lots will desire these changes?

Yet, opposing the redevelopment leaves the nearby people arguing in favor of parking lots. This is not typically what people want to see: parking lots are visual blights, they may not receive much use, they include lots of traffic noise, lights, and pollution, and they are less preferable to nice buildings that help bring in revenue and improve the quality of the streetscape (and by extension improve property values). If a developer was to go into a typical urban or suburban neighborhood, very few people would be in favor of transforming an existing building or lot into a parking lot (unless that lot or building was a complete eyesore or vacant for years or some extreme case).

And if you can’t build housing for homeless on these lots, perhaps because of opposition from neighbors or because the lots themselves do not work for housing units, where else could you build?

How a significant snowfall transforms a suburban neighborhood

Snowfalls of 6+ inches do not occur that often in the suburbs of Chicago. After this most recent one, I thought about how it alters a suburban neighborhood:

  1. The first thing I notice when going outside is the quietness as the snow is falling. Yesterday, when I went outside at 6:20 AM, it was dead silent. As the snow continues to fall and with a significant snow cover on the ground, the suburban neighborhood simply becomes quieter: less traffic noise, less likelihood of train (just a few weeks before with no snow on the ground, I’m pretty sure I heard a train horn from 3+ miles away) and airplane noise.
  2. Particularly in the mornings as people try to get to work, the snow can bring people outside. It still may not lead to much social interaction – though one of my neighbors did come by with a snowblower earlier in the week to uncover our sidewalk – but at least you see some people alive in the winter.
  3. With a significant amount of snow, it is a little harder to see the differences in landscaping, architectural features, and even size of different dwellings. Enough snow helps everything kind of blur together. All those things that homeowners do to set themselves apart – from yard statues to flowerbeds to shrubs to flags – are obscured.
  4. A big snowfall can bring kids back outside again – something that can be pretty rare even when the weather is good. Having no school for the day also helps. About a half mile from our house is a sizable retention pond where where lots of kids gather to sled despite the numerous signs saying no activity should take place there. (I have done some searching: this may be the biggest hill in a 1.5 miles radius of our home.)

When all this snow melts, we will be back to the blotchy green/brown lawns and empty and foreboding trees that characterize a typical suburban scene in winter.
