Stealing a tiny house

Tiny houses can be more mobile than a larger single-family, creating opportunities for homeowners and potentially thieves:

For two years, the recent Webster University graduate had been working on the minimalist accommodation. She had drawn a floor plan, laid sheep’s wool insulation and found electric and water sources. The home rose 12 feet high, with green windows, a tin roof and stained cedar siding. Construction had cost her about $20,000…

As it took shape, the home had traveled back and forth between St. Louis and Webster Groves, where Panu’s university is located. But on Saturday morning, she received a call from the supply warehouse’s owner, who had recently invited her to park near his business, Refab.

“He asked if I had moved the tiny house overnight and when I said no, he had the unfortunate news that they hadn’t, and it was likely taken,” Panu told WTHR, an NBC affiliate…

On Wednesday, detectives found the house 30 miles down the Mississippi River in House Springs, Missouri, Jefferson County Sheriff Dave Marshak announced on Twitter. The Associated Press reported that an anonymous tip had led them to the purloined residence. According to the Post-Dispatch, there was no word on suspects.

There has to be a way to immobilize the wheels when the tiny home is parked. Is it worth putting a boot on your own home? For those interested in putting together small communities of tiny homes, providing additional security (for a fee, of course) could be worthwhile.

It sounds like the house was discovered in one piece. Could future tiny house thieves become more crafty and either alter the exterior to hide key details or chop up the house for parts and easier movement? The article described a social media push to find the way with people reporting seeing it moving down the highway. It is hard to miss the movement of a tiny house (perhaps until they become so popular that they are being moved all the time).

 

Yahoo News leads with Chicago murders and then says it is not the murder capital

If the point of a news story/video is to say something is not true, would you lead with the data from the not true side?

Here is the way this seems to work: grab your attention with a publicly available statistic that stands out. Oh my, how could there be so many murders in one city?? But, several sentences later, tell the reader/viewer that multiple other cities have a higher murder rate. And include in the last sentence that the murder number in Chicago has been down in recent years. So, wait: Chicago really isn’t the murder capital?

I’m trying to figure out how this adds to the public discourse. Here are a few possibilities:

  1. It is simply about clicks. Get people’s attention with a statistic and a video, throw in some data. Easy to produce, not much content.
  2. The goal is to highlight the still-high number of murders in Chicago.
  3. The goal is to point out that other cities actually experience more murders per capita.
  4. To give those who teach statistics an example of how data can be twisted and/or used without telling much of a story.

 

Limiting suburban redtape to installing solar panels

A program is helping a number of Chicago area communities make it easier for residents to add solar panels:

If you want to install solar panels for your house or business, you’re likely to find a faster and more user-friendly permitting process if your community has earned a SolSmart designation.

Illinois has 18 SolSmart communities, including Aurora, Hanover Park, South Barrington, and Cook and Kane counties. Another 22 — including Elgin, Lake in the Hills, Naperville and DuPage County — started the designation procedure last month.

The designation means towns and counties have streamlined processes and reviewed ordinances to clearly spell out requirements, and staff members have been trained to properly examine installation plans and inspect the finished work…

There are 223 SolSmart communities across the country. The program launched in April 2016 with funding from the U.S. Department of Energy to the International City/County Management Association and The Solar Foundation, which provides technical assistance.

Residents of the American suburbs like their local government and local control yet this is an example where local bodies can get in the way: does every suburb have to go through separate processes to address solar panels? It sounds like the SolMart program helps provide resources and guidance so that suburbs do not have to do all the work on their own.

Thinking more broadly, what other suburban initiatives could be addressed at a similar level? I’m guessing a national campaign to have more permeable driveways might not work as well or one that installs containers to catch rainwater from gutters. I wonder if the solar panels issue works in part because the demand for them is still relatively small in the Chicago suburbs. Or, perhaps it is because it deals with roofs – a part of buildings that is not as visible – so concern is minimized.

Comparing 4 years to finish rebuilding a major interchange to other major undertakings

After the Illinois Department of Transportation recently announced construction on the Jane Byrne will take four more years, the Chicago Tribune compared this time frame to other tasks:

Two world wars were fought and won in less time. Rows of skyscrapers went up in less time. The transformation of Navy Pier, less time. New Comiskey Park, less time. Dan Ryan reconstruction, less time. Millennium Park, less time. The Deep Tunnel Project — oh, wait. That engineering feat began in the mid-1970s and isn’t expected to be completed until 2029. Somebody, go pick on them…

Still, four years is a long delay. Especially for a network so central to Chicago. We’ll never understand why IDOT didn’t order more intense work or bigger crews around the clock and on weekends. Let’s just say that if Gov.-elect J.B. Pritzker shares Emanuel’s devotion to penalties and accountability, he’ll make new friends by the thousands.

Is this part of a larger trend of major infrastructure projects today running over schedule and over budget? There are hints yet people are unlikely to hear much about or celebrate projects that are completed on time and near budget.

Comparing the completion time to other projects may not be fair. Some of these sites were closed or not in use when the construction happened. Some happened with some private money at play. Others had more space to work with. Doing the work when the state and other taxing bodies had more money (or were less worried about debt) could help. And World Wars have their own logic compared to construction projects. (That said, I am still amazed how much the United States was able to mobilize and produce in a roughly 5 year span during World War II. Such devotion to the war mission led to unbelievable change.)

Would it simply be better for the Chicago region to accept a Carmageddon week where the interchange is closed and all the possible crews are brought in for 24 hour shifts for that time to rush work forward? Find a week with less traffic, probably a summer week, and give drivers plenty of notice about other options (ranging from mass transit to alternative highways, such as I-294, that can route traffic around the center of the city). Suffer short-term pain, make some serious progress, and show that efforts are underway to reduce the long-term burden of the interchange construction.

Bad argument: “I turned out fine”

An Australian parenting expert details why making an “I turned out fine” argument does not work:

It’s what’s known as an anecdotal fallacy. This fallacy, in simple terms, states that “I’m not negatively affected (as far as I can tell), so it must be O.K. for everyone.” As an example: “I wasn’t vaccinated, and I turned out fine. Therefore, vaccination is unnecessary.” We are relying on a sample size of one. Ourselves, or someone we know. And we are applying that result to everyone.

It relies on a decision-making shortcut known as the availability heuristic. Related to the anecdotal fallacy, it’s where we draw on information that is immediately available to us when we make a judgment call. In this case, autobiographical information is easily accessible — it’s already in your head. We were smacked as kids and turned out fine, so smacking doesn’t hurt anyone. But studies show that the availability heuristic is a cognitive bias that can cloud us from making accurate decisions utilizing all the information available. It blinds us to our own prejudices.

It dismisses well-substantiated, scientific evidence. To say “I turned out fine” is an arrogant dismissal of an alternative evidence-based view. It requires no perspective and no engagement with an alternative perspective. The statement closes off discourse and promotes a single perspective that is oblivious to alternatives that may be more enlightened. Anecdotal evidence often undermines scientific results, to our detriment.

It leads to entrenched attitudes. When views inconsistent with our own are shared we make an assumption that whoever holds those views is not fine, refusing to engage, explore or grow. Perhaps an inability to engage with views that run counter to our own suggests that we did not turn out quite so “fine.”

One data point does not make for a broad understanding of how the world works. A single case can illustrate larger trends – but it does not necessarily describe all that happens.

I wonder if one of the issues with the health patterns discussed here is that many people do indeed turn out fine even though there is clear evidence that a certain behavior leads to bad outcomes. Take the example of not wearing a seat belt while riding in the car. Even though more than 30,000 Americans die each year in accidents, the majority of people do not die and most driving goes by without event. Accidents are common but they may not be regular.Many people could indeed say they turned out fine and the thing they experienced still be bad for people.

Natural disasters provide opportunity to build even bigger homes

In the spirit of “never let a good crisis go to waste,” homeowners in five areas that experienced natural disasters in recent years ended up with larger homes:

To estimate the mean change in real estate, Lazarus and his team gathered satellite data, from sources like Google Earth, of five hurricane-prone places: Mantoloking, New Jersey; Hatteras and Frisco, North Carolina; Santa Rosa Island, Florida; Dauphin Island, Alabama; and Bolivar, Texas. They looked at images taken before the most recent hurricane and compared them to satellite data gathered post-recovery.

Even with conservative study inclusion criteria (any structure that experienced a 15 percent or smaller change in size was excluded, Lazarus says, because with “satellite imagery, there’s tilt, the sun can glare in places, and you have to be careful with what you’re digitizing”), the results were striking. The study found that rebuilds were between 19 and 50 percent larger than the original structure. New construction increased in mean size between 14 percent and 55 percent compared to the buildings that stood before a given storm…

“This is where the moral hazard comes in: the risk of some choice you make is not entirely yours, it’s distributed to other people,” he says. In the United States, for example, taxpayers fund the National Flood Insurance Program, a financially-beleaguered federal entity that insures many of these enormous beach constructions. As a result, every taxpayer is inadvertently “supporting development in risky places,” he says.

There’s also concern that such disasters may be displacing poor and middle-class homeowners, allowing developers to swoop in after a catastrophe and build a wealthy renter or buyer’s dream McMansion from the ashes. In a blog post accompanying the study, Lazarus cited several such events, documented by newspapers around the country. “The one that really continues to hold my attention is the New York Times piece on the Jersey shore,” he says, citing a story about developers who were able to buy bigger lots at depressed prices, permanently changing the community.

I can see why this seems odd. An argument can be made that homes constructed in disaster-prone areas should be more modest. Perhaps homes should not be rebuilt in these locations at all. Building even bigger homes may appear to be throwing caution to the wind.

At the same time, the trend in the United States for a long time has been toward bigger and bigger homes. Regardless of the reason a home is destroyed, would a majority of Americans respond by building a larger home? And this might be especially true in this areas near the beach where homes and land can have a high value (even if there is a threat of disasters).

If a bigger home equals a better home for many Americans, it will be difficult to argue otherwise, regardless of the situation.

Why Americans identify their communities as urban, suburban, or rural: quality of schools, safety

A recent study in City & Community by sociologists Chase M. Billingham and Shelley McDonough Kimelberg titled “Identifying the Urban” includes these findings:

To do so, we utilize data from the 2010 Soul of the Community (SOTC) survey, a joint effort of the Knight Foundation and Gallup “focused on the emotional side of the connection between residents and their communities” (Knight Foundation 2017) in 26 metropolitan regions of the United States. While specifically designed to explore the factors associated with residents’ loyalty to and satisfaction with their communities, the SOTC project also yielded data that allow for an analysis of how people describe the communities they inhabit. We first compare the labels that individuals attach to their residential communities (“urban,” “suburban,” “rural,” etc.) to a categorization of those communities based solely on ZIP code designation, exploring the extent to which people whose ZIP codes reflect a central city, suburban, or rural residence actually characterize their communities as urban, suburban, or rural. As we demonstrate, the data indicate a fair amount of disjunction, with approximately one‐third of respondents embracing a residential identity different from that suggested by their ZIP code…

“Urban” is an imprecise term, open to multiple interpretations and contingent upon a variety of physical, demographic, and social factors. The label that a government bureaucrat or social scientist attaches to a given community does not necessarily reflect what those who inhabit that community believe about their geographic identity. Similarly, next‐door neighbors might disagree about whether they live in an urban, suburban, or exurban area. Municipal boundaries matter, of course. Overall, our findings indicate that a postal address that places an individual within the official city limits is the best predictor of whether that individual identifies his or her community as “urban.” Yet municipal boundaries alone cannot account for the wide variation in individuals’ perceptions of their communities. When most people characterize their communities as “urban,” “suburban,” or “rural,” they do so not by pulling out a map, but by reflecting on how they experience daily life in that community.

As the analyses presented here indicate, two factors in particular — individuals’ assessments of the local schools and how safe they feel in their neighborhood — play a significant role in the identity ascribed to place. A person residing outside the borders of a region’s central city, but in a community where she felt unsafe and had little faith in the local schools, was about equally likely to say that she lived in an urban area as someone with the same characteristics who lived within the city borders, but who felt safe in her neighborhood and had high confidence in the local schools.

Importantly, however, the understanding of place also varies by race. Even when they inhabit similar parts of their respective metropolitan regions, black, Hispanic, and white Americans have different experiences and report different community identities. Most U.S. metropolitan areas no longer resemble the stark “Chocolate City, Vanilla Suburbs” pattern (Farley et al. 1978) that prevailed in the late 20th century. The lived experience of community is still racialized, however, even as racial and ethnic minorities increasingly settle in suburban communities and gentrification brings new cohorts of whites into central‐city neighborhoods that their peers avoided in previous generations. For blacks, the geographical divide, at least as operationalized by ZIP code designation, is far less salient than it is for Hispanics and non‐Hispanic whites. Rather, our analyses suggest that blacks see the distinction between urban and nonurban living more as a function of community characteristics, especially personal safety. These social factors influence the perceptions of place for all respondents, but they are particularly meaningful for blacks.

Summarizing: the study suggests how residents rate their local public schools and their safety in their neighborhoods affects whether they view their own location as urban or not.

This study sheds light on a long-running American tension between urban and non-urban life. From the beginning of the country, people debated whether city life or more rural life was preferable. They likely did not overlay the issues of public school performance and safety on the conversations but the debates could take on moralistic tones. Move to the mid-1800s and beyond and the arrival of new immigrants as well as industrialization and urbanization changed perceptions of cities. In the twentieth century, suburbs emerged as the morally safe places for many Americans, due to some of these issues as well as changing demographics in cities and increased support for suburban living. At the same time, the image of rural life lost luster.

Ten, twenty, fifty years from now, will the meanings of urban, suburban, and rural places be the same? It will be interesting to see what stays the same and what changes.

Popular HGTV show leads to local tourism boost – but what are the lasting effects?

Many HGTV shows are tenuously connected to actual communities – the focus is on the homes and personalities, not the neighborhoods and community. Fixer Upper and the efforts of the Gaines family in Waco, Texas may then be quite unique:

In 2015, they opened Magnolia Market, a home goods store that sells Mrs. Gaines’s mass-produced collections of bohemian farmhouse décor, and quickly followed with a bakery, garden shop and a turf-lawn park built near two old silos that had been constructed in 1950 by the Brazos Valley Cotton Oil Company. They also opened a nearby restaurant, Magnolia Table, in the former Elite Café, a longtime favorite that closed in 2016 after several different owners and renovations. When the Gaineses took it over, they installed subway tile along the walls, exposed the wood beams in the ceiling and stuck an ever-changing marquee sign out front. Naturally, the renovation was featured on their show.

No one’s complaining. The number of tourists to Waco has tripled in the four years since “Fixer Upper” first aired, with some 1.7 million people visiting in the first seven months of 2018 alone, and other local businesses have flourished with the influx. Carla Pendergraft, director of marketing for the Waco Convention and Visitors Bureau, said the appeal of the “Fixer Upper” brand has had a profound impact on the city.

Several quick thoughts::

1. The article touts increased tourism and a few local businesses that have benefited from the popularity of the show. Lacking are numbers about increased jobs and increased tax revenues.

2. The biggest bonus to Waco seems to be less about economics and more about status: the Gaines have helped make the city cool.

3. How long will this effect last? When Fixer Upper is done, will the family still exert the same pull on people? And if this trend dies down, how will the community of Waco respond? My guess would be that this uptick in tourism and interest will fade away if the Gaines are not as visible.

4. The concept of TV driven tourism is an intriguing one. People want to visit popular TV sites, like the Brady Bunch house for the Soprano’s home. Should more cities take advantage of shows that have strong connections to certain locations? Imagine Chicago building a full campaign around the Chicago Fire, Chicago P.D., and Chicago Med galaxy.

Would suburban neighbors rather live next to a McMansion or a home made from shipping containers?

A couple in St. Charles, Illinois has built a 3,200 square foot home constructed out of four shipping containers. What did the neighbors think?

“In the beginning, people just didn’t understand it, and no one 100 percent supported it. But as it progressed, a lot of those people who were hesitant about it started to come on board and see it for what it was, and not just an extravagant trash can,” said Stephanie, the mother of two…

“It’s a custom home. These aren’t cookie-cutter homes. So even if we build another one next week, it will not be the same, and no one else has this home. Even though there are people that say, ‘I don’t know if I’d ever live in one,’ they say, ‘I like what you’ve done.’”…

Clark said his wife didn’t want to mask the unique aesthetics of the containers. The city and the Evans went back and forth with suggestions, requests and recommendations until they arrived at the current design…

One hang-up: Not all associations and subdivisions allow container homes, according to Clark. But the couple hopes that the more common alternative housing becomes, the better received container homes will be.

The home is certainly unique. The article leads with this idea: “Goodbye cookie-cutter. So long McMansion. Out with formulaic, in with customization.”

Teardown McMansions are often criticized for not fitting in with the architecture of the neighborhood in which they are built. This container home also does not fit with what is visible of the surrounding architecture. Would the typical suburbanite rather live next to an oversized and architecturally dubious teardown McMansion or an architecturally unique home made of shipping containers?

I would guess the McMansion would be more palatable to a number of suburban residents. Even though McMansions may not match the architecture of the styles they are trying to imitate or they may be a mishmash of styles, they are often (not always) built in somewhat traditional styles. The container home goes for a modern look: boxy, clean lines, different colors, a completely different shape than many suburban homes. Some uniqueness in suburban homes might be okay but this is something totally different. I have argued before Americans prefer McMansions to modernist homes. Perhaps the fact that this modernist home is built of recycled shipping containers helps since the home can be considered greener.

I do not think this housing design is one that will spread like wildfire through suburban residential neighborhoods.

Academic research with all that location data collected by smartphones

If you really want to understand places in the United States, wouldn’t the location data collected by smartphone apps be useful?

At least 75 companies receive anonymous, precise location data from apps whose users enable location services to get local news and weather or other information, The Times found. The database reviewed by The Times — a sample of information gathered in 2017 and held by one company — reveals people’s travels in startling detail, accurate to within a few yards and in some cases updated more than 14,000 times a day.

These companies sell, use or analyze the data to cater to advertisers, retail outlets and even hedge funds. It is a hot market, with sales of location-targeted advertising reaching an estimated $21 billion this year. IBM has gotten into the industry, with its purchase of the Weather Channel’s apps…

To evaluate location-sharing practices, The Times tested 20 apps, most of which had been flagged by researchers and industry insiders as potentially sharing the data. Together, 17 of the apps sent exact latitude and longitude to about 70 businesses. Precise location data from one app, WeatherBug on iOS, was received by 40 companies. When contacted by The Times, some of the companies that received that data described it as “unsolicited” or “inappropriate.”…

Apps form the backbone of this new location data economy. The app developers can make money by directly selling their data, or by sharing it for location-based ads, which command a premium. Location data companies pay half a cent to 2 cents per user per month, according to offer letters to app makers reviewed by The Times.

Sure, this could all be monetized for advertising purposes. But, it’s longer-lasting influence could come in helping us better understand location patterns across people. There are many different ways to understand places, the sets of human activity and meaning associated with particular spatial arrangements. The location data from apps could reveal all sorts of interesting things: commuter patterns and responses to traffic/delays, how far people travel from home or work for certain activities, where leisure time is spent, and how locations differ across various demographics (race/ethnicity, social class, gender, age, etc.).

What are the odds that this data will be made available to researchers? Very slim. But, I hope someone is able to get access to it and find some intriguing patterns in urban and suburban life.
