McMansions as status symbol in Dallas

Leave it to Richard Spencer to describe the place of the McMansion in the Dallas area:

“My upbringing did not really inform who I am,” Spencer said with a shrug. Then he reconsidered. “I think in a lot of ways I reacted against Dallas. It’s a class- and money-conscious place—whoever has the biggest car or the biggest house or the biggest fake boobs,” he told me. “There’s no actual community or high culture or sense of greatness, outside of having a McMansion.” He emphasized culture in a way that evoked a full-bodied, Germanic sense of Kultur. In fact, Spencer has joked that he would like to be the Kulturminister of a white “ethno-state.” He imagines himself having a heroic role in the grand cycle of history. “I want to live dangerously,” he said. “Most people aspire to mediocrity, and that’s fine. Not everyone can be controversial. Not everyone can be recognized by a random person in a restaurant.”

I have some familiarity with how the McMansion is described in Dallas – see my published article on the use of “McMansion” in the New York Times and Dallas Morning News – and Spencer sounds about right. In a sprawling suburban setting, what sets people apart? One trait can be the ability to own an impressive looking home.

Additionally, Spencer utilizes some of the familiar critiques that the suburbs lack interaction or anything beyond mass or lowbrow culture. Of course, these concerns lead him to a different place than many suburban critics; Spencer advocates for an ethno-state and most suburban critics make a pitch for diverse urban settings. More broadly, this is a reminder that disliking the suburbs doesn’t necessarily have to lead to visions of pluralistic large cities.

Median college debt under $17k

While college debt as a whole hits record levels – over $1.3 trillion – the median debt is much more reasonable:

The median amount was nearly $17,000, but nearly 20 percent of those households owed more than $50,000.

I would suggest a disproportionate amount of media attention goes to college students at highly ranked or high status institutions that amass a lot of debt while most college students have more manageable amounts of debt. Of course, any debt may be difficult to pay back but there is a big difference between the median – $15k – versus the 80th percentile – $50k.

If debt was such an issue, why do Americans keep going to the more expensive institutions? Are too many students and families unnecessarily striving for “the best” when a cheaper yet good education would likely do?

Mixing shopping malls and transit centers in Hong Kong

Hong Kong demonstrates a very different model of shopping malls compared to the American suburban mall:

Hong Kong has more than 300 shopping centers, but most of the city’s malls don’t sit on asphalt parking lots; rather, they’re above subway stations or underneath skyscrapers. In my book “Mall City: Hong Kong’s Dreamworlds of Consumption,” I describe how some are connected to so many towers that they form megastructures—cities in and of themselves that can accommodate tens of thousands of people who live, work and play without ever going outside. Hong Kong also has the world’s tallest vertical malls—“mall skyscrapers” that rise up to 26 levels, with crisscrossing “expresators” that shoot shoppers high up into soaring atriums…

As convenient this urban form may be, it does come with strings attached. In the case of Union Square—as in many other podium-tower developments—the mall is deliberately placed at the intersection of all pedestrian flows, between all entry points into the structure and the residential, office and transit areas…

For millions of residents and pedestrians, then, entering commercialized areas becomes an inevitability, not a choice. It normalizes a culture of consumerism: Everyday life is played out on the terrain of the mall, and the private shopping atrium takes on the role of the public square. Because Hong Kong’s apartments are small—its summer climate hot and humid—the mall becomes a default gathering place. And why not? There’s plenty of space and the air-conditioning is free. And while you’re there, you might as well browse around the shops and spend some cash…

The Asian hyper-dense urban mall is also making an appearance in American cities. Miami has Brickell City Centre, a five-story mall in the heart of the city. Covering three city blocks, it’s topped by three high-rises (and was built by a Hong Kong developer). New York City is building a seven-story mall attached to two skyscrapers in Hudson Yards, America’s largest private development. The Santiago Calatrava-designed Oculus—the centerpiece of the World Trade Center—has a mall with over 100 stores, with its white-ribbed atrium attracting an army of tourists taking pictures with selfie-sticks. Since the hub connects office buildings with train and subway stations, the stores are also “irrigated” by the 50,000 commuters who pass by each weekday.

American shopping malls tend to get a bad rap: they take up a lot of space with their endless parking lots, they often require a car in order to get to one, and are centers of consumerism. The Hong Kong malls eliminate two of these major issues: they are a more compact use of space and don’t require cars. Indeed, it is clever to combine mass transit space with a mall. However, these integrated malls may present even larger consumption issues since travelers have to go through these spaces rather than choose to go there. Isn’t this the complaint about gift stores in museums, zoos, or amusement parks where you finish an exhibit or ride and then have to go through the items for sale? And mass transit is supposed to be a public good so it may be a bit strange to mix it so closely with private profit-making. (I wonder if the transit facilities/authorities could take a cut of the sales in these transit malls and funnel more money into transit systems. Is this a way to fund necessary infrastructure maintenance and improvement in the United States?)

I’d love to see an analysis of how sales change when people are intentionally funneled through consumption spaces like this.

When a suburb is made out to be racist on a fictional TV show

Many Americans are protective about their own community so it is little surprise that leaders in Crown Point, Indiana were not happy with their portrayal on TV as a place where there is racial antagonism:

Crown Point Mayor David Uran says the city and its residents deserve an apology after the city was depicted as a racist community on the May 10 episode of the NBC drama “Chicago P.D.”‘…

He said the way show crossed a fictional storyline with a factual place gave the impression the incident is something that occurred or could occur in the city…

As mayor, he said he is always trying to promote inclusiveness in the community to attract people to live, work and play in Crown Point. He said he has reached out to NBC through different emails and is demanding an apology for the city and its residents.

In the episode, “Army of One,” a black man is killed after he was released from jail for a rape that occurred while he was a star high school athlete dating a white girl.

I wonder at the strategy here: would making this case on the website of the Chicago Tribune call more attention to the portrayal? Do people watching TV shows necessarily link the actions on the screen to the specific places named, particularly if the place is relatively unknown (Crown Point is at the edge of the Chicago metropolitan region)? (Police shows do this all the time and it likely influences how many viewers see big cities as cesspools of crime.) Perhaps the mayor is simply standing up for concerned members (and potential voters) of the community.

At the same time, northwest Indiana communities may have struggled with race. How do many of the white communities and residents view Gary? Or, what about the KKK: here is an overview of historical documents from the Crown Point KKK from 1913-1932, the Crown Point activity of the KKK is noted in the academic history Citizen Klansman: The Ku Klux Klan in Indiana, 1921-1928, and there were rumblings of KKK activity in Lake County in 2005. Additionally, a research project in Northwest Indiana suggests a number of bias incidents between 1990 and 2014. And these struggles wouldn’t be unique to northwest Indiana; this is part of the American story in many communities and suburbs.

59% of bachelor’s degree students finish

A four year college degree should not be taken for granted as even many who begin at a four year college do not finish:

The reality is that America has a college-completion crisis. Among traditionally aged bachelor’s degree students, the U.S. Department of Education reports that only 59 percent graduate within six years, nevermind four. For students in two-year institutions, completion rates are even lower. Put those numbers together and a majority of American students who enter college do not complete their degrees in the time allotted, or indeed ever.

The rest of the article raises some worthwhile questions about who is responsible for this percentage and what could be done to improve it. At the least, it should serve as a reminder to two groups:

  1. Those who expect that because everyone knows the value of a college degree in today’s world, potential college students should move heaven and earth to obtain a degree. It is not necessarily an easy process to complete.
  2. Better off students should remember that the path to a four year college degree is not a given. Making it to graduation day often reflects years of expectations, preparation, and resources that not everyone can access.

Gov’t report on declining civic life

A new government report summarizes a number of findings regarding the declining sociability of Americans:

What Lee is concerned about documenting is that this middle layer is thinning. Fewer Americans are getting married or living in families. We are going to religious services less often, and are less likely to consider ourselves members of a religious organization. We’re spending less time socializing with neighbors and co-workers, too. Voting rates have declined, and we’ve grown less likely to pay attention to news about government. We trust one another less: The percentage of Americans who thought most people could be trusted fell to 31 percent in 2016 from 46 percent in 1972, the report says, citing the General Social Survey.

There are some exceptions to the pattern. Rates of volunteering have increased. Some kinds of political engagement have also risen: The percentage of the population that reports having tried to influence someone else’s vote has gone up over the last few decades. The overall story, though, is one of fewer and weaker interpersonal connections among Americans. We are building less “social capital.”

Conservatives have historically been especially concerned about associational life, although they used different terms in prior eras, such as “civil society” and “mediating institutions.” These organizations both ensured the survival of worthwhile traditions and protected the individual from the state. It was no accident, conservatives thought, that totalitarian states ruthlessly suppressed all independent groups, even apolitical ones. And conservatives worried that even benign welfare states tended to displace social groups by taking over their functions.

Scott Winship, research director for Lee’s project, emphasizes a less ideological explanation for the trends the report describes: “We used to need our neighbors and our fellow church congregants more, for instance, for various forms of assistance, such as child care or financial help. Today we are better able to purchase child care on the market and to access credit and insurance. Freed from these materialist needs, we have narrowed our social circles to family and friends, with whom social interaction is easier — especially thanks to the Internet — and more natural. But the wider social connections filled other, non-materialist needs too, and those have been casualties of rising affluence.” The collateral damage, for many people, has been a loss of meaning, purpose and fulfillment.

This is not news to sociologists and others who have viewed the trends for a few decades now. For example, see Bowling Alone. But, perhaps it is more interesting now to consider what kind of society we will have if more Americans are not involved with social groups, tend to retreat to private spaces, and don’t trust institutions. I’m sure some would say we are already at this point with the Trump era at hand but it could both get worse as well as possibly settle into some sort of agreement to leave each other alone.

Why are 62 acres so close to Chicago’s Loop even available?

There has been a lot of talk about a new project on 62 acres on the Chicago River just south of the Loop. Before we get to what will go there, why was such a big piece of property empty near one of the major centers of the world?

The South Loop property was used as a rail yard, but has sat unused for decades.

The scraggly land was later owned by Antoin “Tony” Rezko, a former fundraiser for imprisoned Gov. Rod Blagojevich who himself served a prison sentence after a fraud and money laundering conviction. The site was sold 10 years ago to Luxembourg-based General Mediterranean Holding, a firm led by Iraqi-born and British-based businessman Nadhmi Auchi. He was convicted in a French corruption scandal in 2003.

Last May, Related completed a city-approved deal to take over as lead developer, with Auchi’s firm remaining a joint venture partner.

From the city’s perspective, Related’s involvement brought credibility to the long-idle site. Related Midwest is an affiliate of New York-based Related Cos., which is building 18 million square feet in the Hudson Yards mixed-used development in Manhattan.

One thing that is striking about Chicago and some other Rust Belt cities is the amount of available or empty property. In particular, Chicago’s South Side has a number of large parcels including this site along the Chicago River, land southwest of McCormick Place with some small developments here and there, land on the Robert Taylor Homes site with a few buildings here and there, and the former US Steel site (and subject to a number of proposals in recent years – see the latest here) plus numerous empty or vacant properties scattered throughout neighborhoods. Even while development booms in certain neighborhoods (and the city trumpets the work taking place in the Loop), others have significant chunks of empty land.

The why: these properties are often available in poorer or more industrial neighborhoods and the properties are often located in or close to areas with higher concentrations of black residents. In other words, these properties are not desirable, even at cheap prices (such as $1 properties in Chicago), and the desirability is connected to the status of the location and the status of places in the United States is closely related to race and class. This particular 62 acres is a great example of how uneven development works; those who want to build (leaders and developers/those in the real estate industry) usually do so in order to profit as much as possible. Now, this 62 acre site is more desirable (meaning profitable) because the South Loop has done well in recent years and there are other new developments nearby.

Legislative options to add more housing in California

A number of legislative options are on the table in California to encourage the construction of more housing and counter the actions of nearby residents:

Dozens of the solutions floating in the state Legislature aim to address that supply problem, including several that would streamline the process by which housing projects get approved (one, for example, would limit the circumstances in which a special permit could be required to build a granny flat). Others would not-so-subtly make it much harder for local residents and government agencies to block new projects, like by requiring a two-thirds vote for any local ordinance “that would curb, delay, or deter growth or development within a city.”

That latter bill epitomizes the frustration many young working people and families have as they try to attain what was once a milestone of adulthood—homeownership—that is now out of reach for even those making decent money. Some of those folks are YIMBYs, or supporters of a “Yes in My Backyard” agenda. “We know that our housing struggles are not the result of impersonal economic forces or lack of individual effort, but derive from bad policy and bad laws that have restricted housing growth for decades,” said YIMBY leader Brian Hanlon, co-founder of the California Renters Legal Advocacy and Education Fund, at an April Assembly committee hearing….

It’s unclear what the chances for each bill are. Though legislators seem eager to spur more housing construction quickly, some of their allies might not be. Many environmentalists, for example, want new projects to comply with CEQA, the state’s landmark environmental law that requires developers to study and possibly mitigate the environmental impact of whatever they build. And developers are never quick to embrace mandates that they include affordable units in their projects.

If the bills do pass, will any of them actually make a dent in what’s become a crippling problem all across the state? The Sacramento Bee’s Dan Walters recently wrote off the current proposals in the Legislature as “tepid, marginal approaches that would do little to close the gap.” Cuff admits many critics dismiss individual bills as a drop in the bucket. “But on the other hand, let’s put a drop in the bucket,” she says. “A drop is better than a drought.”

This is a long-term issue that may take decades to work out. The issue is complicated as it involves social class, race and ethnicity, understandings of local control, and property values.The article notes that some claim the legislative suggestions thus far are too small and I suspect a number of the bills would lead to lawsuits from communities and residents.

If I had to make a prediction (a near impossible task) based on what has happened in many suburbs throughout the United States, I would guess that the wealthier communities will find ways around these legislative actions. This could happen through the courts as they can better afford the time and money or there could be loopholes in the bills. Either way, the burden of the affordable or cheaper housing will likely fall on communities that are lower income and non-white.

Next steps to knowing a suburb

The six seven steps I discussed yesterday for knowing a suburb would provide a good starting point for any resident, outsider, or student. Here are the next steps to take in the same domains that would provide explanations of how things came to be rather than just a description of what is:

  1. A community’s website often includes a lot of interesting information. It may not be easy to find – after all, the website’s front page is intended to put the community’s best image forward – but there are minutes of local governmental bodies, announcements about projects, information on local officials, and more. I would go to the City Council (or equivalent) minutes or videos to start. They are often dull documents with records of the bills the community paid and other basic work that the average resident doesn’t care about. Yet, you can see the important matters that the Council discussed. What made it to their discussions (usually moving their way up through other local government bodies) and how did they decide? Attending such meetings can also help though reviewing documents and videos can probably be done more quickly.
  2. A zoning map provides a single view of how the land in a community is apportioned. But, how did the map develop? This is where finding the minutes of the Zoning Board or Plan Commission is useful. The City Council minutes show what projects were eventually approved but the Zoning or Plan Boards will reveal all the proposals that came forward (the ones that are voted down rarely make it to the full City Council). Again, many of the requests may be fairly dull – requesting a variance for a larger sign or building a residential garage a half foot over the allowed line – but discussions about the larger projects can be very consequential.
  3. Suburbs often have an “official” local history or two published by a local historian or group. Dig deeper than this through several avenues. Search through newspaper archives (a local or regional paper); some of these are now available online while others might be present in local libraries or museums. Go to local history museums, see what is on display and how they describe the formation of the community, and ask to look at the archives. (At these facilities, there may be a difference between the deeper archives and what the public is able to regularly look at in vertical files or published sources. Finally, the local library may be the most accessible option: they often have local history material including local government publications. In either a local museum or library, look for a comprehensive plan document: this is a formal moment when the community crystallized how they wanted to use land.
  4. Talking to any long-time residents may be helpful but talking to particular residents can provide more detailed information. In particular, talk with local officials and business leaders. These are the people intimately involved with the inside operation of the community, the movers and shakers. They can often articulate the vision that leaders have of who the community is and where it should go. Some of them may be harder to talk to while others are more approachable; look for venues such as community meetings of various kinds where they are available. Don’t be afraid to talk to these leaders: they either would like your vote or business and many like to talk about the community. (Talking to leaders of other community institutions can be spotty. For example, leaders of major non-profits or churches may have a sense of what their organization is up to but not necessarily have insights into the community as a whole or have much influence over the broader community.)
  5. Walking around helps provide insights into street-level social life but spending extended time in certain spaces can be very fruitful. Such spaces could include business districts, parks, central coffee shops or restaurants, community centers, main streets, and local festivals. Not all suburbs will have such spaces; indeed, many car-dependent suburbs lack public gathering spaces. However, the advantage of extended time in these spaces allows for observations over time (throughout a day and across months and seasons) as well as an opportunity to observe and enter into social interactions with those in such spaces.
  6. Census data can provide a quick snapshot of the community now but can also provide more detailed information. Here are three options: (1) look at the data over time to see how a community has changed; (2) focus on particular geographies such as a census tract, block group, or zip code; (3) dig into certain aspects of the data further (such as race and ethnicity, income and education, characteristics of the homes); and (4) compare across different parts of the suburb or nearby suburbs to get a sense how this community differs internally and with other nearby areas. There are also a number of non-Census websites that use the data in interactive ways. For example, use a detailed racial dot map to see where different racial and ethnic residents live.
  7. Dig deeper into the important local institutions. How have they helped shape the community and been shaped by the interaction with the suburb? Simply being around a long time helps but often important institutions have participated in local events, contributed monies, performed certain actions for the community (including providing jobs), and become linked to the suburb itself. Schools are an easy place to start since so much suburban social life and activity revolves around them but many suburban schools and districts have unique histories.

All of these options are fairly accessible to the average person as long as they know where the resources are located and have some extra time beyond what the first steps require.

First steps toward knowing a suburb

Residents of the suburbs can take a few easy steps to start learning about a community and what really is going on behind the scenes. Here are six seven easy steps:

  1. Check out the community’s website. How does the community present itself? What words are used and what photos are displayed? There is often a wealth of information available but also a lot of stuff that may not tell you much. At the least, the website will give you an idea of how the local government wishes outsiders to see them.
  2. Look at the zoning map of the community – this is often on the website and also can be viewed at the city/town hall. This provides an overview of how the community allots its land. The colors used should quickly tell you what takes up a majority of land – typically housing – but can also reveal where other pockets of activity are located (whether commercial districts, industrial parks, institutional land, or other options).
  3. Read some local history in books, local museums or historical societies, and websites. Local histories are often pretty positive about a community – many suburbs don’t want to talk about darker moments – but they can provide an overview of a community’s broad trajectory.
  4. Talk to some long-time residents about their experiences. While such conversations can highlight idiosyncratic individuals, residents can give a sense of the feel of a community as well as highlight important communal moments.
  5. Walk around. This is highly underrated and often appears quite difficult since so many suburbs are auto dependent. Walking gives you an opportunity to slowly see what is happening at the street level. If walking doesn’t work, try biking. If neither are a good option, driving around repeatedly can still be helpful since so much of the suburban landscape is designed to be seen from the road.
  6. Look at Census data for the community. Use the QuickFacts feature to see latest estimates from the American Community Survey and dicennial data. You can quickly see demographic and economic data for the whole community.
  7. Identify important institutions in the suburb. This could include groups that have a long presence in the community or organizations that consistently come up in discussions with residents or documents from the local government. Important institutions could include schools (since suburban life is focused on children and their success), local businesses, religious groups, non-profit organizations, and civic groups.

Through these steps, someone should get a sense of what community members think separates their suburb from all the others. In other words, what is the character of this suburb? One step that almost made the list: read a local or regional newspaper. However, these don’t exist in many communities now and even if they do, the news reported is highly selective.
