Looking for stories of millennials and young adults who want to and enjoy living in suburban homes

The suburbs are indeed changing – such is the premise of Curbed‘s “The Suburbs Issue.” And the lead story seems to fit into this argument: the suburbs are changing in that millennials are not so sure about buying a large suburban home. Here is the conclusion from that story:

Scocca concludes that the dream of having a big house built just for you was “never a very good dream anyway,” and that might be true, and maybe it’s not even a revelation. Houses have always been a location where we can project our hopes, dreams, and fears. No matter how much we try to rationalize the process of owning a house, the relationship is always a bit foggy, tinted by human emotion. It doesn’t seem possible to live somewhere for any meaningful length of time without imbuing it with your own nebulous ego. Over the past few months, I kept returning to this quote from novelist Helen Oyeyemi: “I think that houses, or at least the home part of them, are so much constructed that they’re simultaneously magical and haunted anyway.” Houses are not homes, and homes are not necessarily houses. Perhaps the real American dream is to find a sense of stability, safety, and acceptance. Maybe this is a downsized version of our parents’ American dream, or perhaps it’s just more honest, taking into account all the different stories we’re fed from the outside, and all the private stories we tell ourselves behind closed doors.

There is much truth here: homeownership in the suburbs is not such an obvious path for many young Americans due to financial insecurity, watching what happened to older generations, and different priorities about what they want to get out of life. Just because Americans prioritized suburban homeownership in the last one hundred years (and propped it up through policies and cultural ideology) does not necessarily mean this will continue in the future.

At the same time, is an article like this in a long line of suburban critiques that now stretch back roughly a century? Some of the same concerns are present: what makes a home (the happy suburban facade or the difficulties many people still face even when it looks like they have the American Dream), whether the suburbs are financially possible (beyond just homes, driving is expensive and giving children all sorts of advantages is encouraged), environmental effects (using more land, driving, building individual homes), and a lack of excitement or vibrant community in the suburbs.

All of this leads me to wondering about the millennials who are still moving to suburbs by their choice. Surely they exist. Surveys suggest many millennials want to own a home in the suburbs at some point. The homeownership rate recently increased, driven by millennial’s purchases. The population of millennials in big cities recently declined. Empirical data could settle whether millennials are not settling in the suburbs at the same rate as previous generations or might be doing so at a delayed rate (which would fit with other findings regarding emerging adulthood).

Is finding these suburban millennials not a priority because it reinforces the suburban ideology? If millennials do largely settle in suburbs, would this be viewed as a failure of American society on multiple levels? Would settling in denser suburban areas be enough to make amends for decades of urban sprawl and “the ghastly tragedy of the suburbs“? Or, might slight changes among millennials be an acknowledgement that reversing long-standing narratives about the good life – the American Dream – could take decades (just as it took time to develop suburbia as the ideal on a mass scale)? What if, in the end, Americans like suburbs for multiple reasons?

Collectively addressing traffic rather than individual drivers looking for the best route for them

As Waze and other apps route drivers all over the place in order to find the shortest route, one writer argues we need to consider how traffic and congestion is a collective issue:

Road traffic is a great example: absent other incentives, I’m always going to choose the fastest route home that is available to me, even though taking a longer, more circuitous route would help spread out traffic and ease congestion for other drivers across my city. Traffic engineers have long assumed that the Nash equilibrium describes real-world rush hours pretty well.

In fact, mathematical studies and behavioral experiments dating back to the 1960s have shown that the collective delay is almost always worse in the Nash equilibrium, a.k.a. “user-optimized” driving scenario, compared to a world where drivers worked as a team for smoother traffic overall. Imagine a centralized transportation planner who assigned commuters their routes based on what was going to most benefit everybody. That god-like figure could impel some drivers to protract their journeys in order to improve the overall flow and decrease the cumulative time spent in traffic.

In this “system-optimized” equilibrium, our trips would be less harried on average: One widely cited 2001 paper by computer scientists at Cornell found that a network of “user-optimized” drivers can experience travel times equivalent to what a network of “system-optimized” drivers would experience with twice as many cars. Transport engineers call the difference between selfish and social equilibria the “price of anarchy.”

And the proposed solution:

Perhaps the best approach to the future of traffic starts with redefining the problem we’re trying to solve. For most of the 20th century, the principal concern of transportation economists was to reduce travel time across a given distance. But getting as many people as possible to and from work, school, and shopping—period—might be the more important task. If the goal is reframed as increasing access, rather than increasing speed, then the answer involves more than traffic apps and vehicle transponders. Land use patterns would have to be rethought so that people can live closer to the destinations they care about. People should be able to walk as much as they want to, and use bikes, scooters, buses, and trains. Autonomous vehicles, if they come, ought to be carefully folded into the mix with care so as not to double down on congestion and carbon emissions.

The solution hints that this is a much larger issue than apps and whether they should be held responsible by the public. The underlying issue may be this: are Americans generally willing to set aside their own personal priorities in favor of societal arrangements that can benefit more people on the whole?

Americans like to drive and it is baked into the American way of life. One of the reasons Americans like their own vehicles is that it offers independence and control. Rather than relying on a set schedule or having or riding with other people or supporting big systems, Americans like the idea that they can get into their vehicle at any time and go wherever they want. They may not actually do this much – hence, we get fairly predictable rush hours when everyone is trying to go places at the same time – but individual vehicles provide options in a way that mass transit does not.

Making the switch over to systems rather than individual options – including mass transit – requires submitting parts of life to a collective that cares less about individuals and more about the whole. This same debate is playing out in other arenas such as how healthcare should be organized or whether wealth inequality should be addressed. If the favored outcome is individual choice, it is hard to move people toward collective approaches. Even if thinking of traffic and transportation as a larger system means that more people might be stuck less in traffic, the individual participant may not gain that much or may lose the feel of control. Access for all is a hard sell when many like their individual choices (even as they bemoan congestion).

It might take decades or generations before a significant shift away from individual drivers might occur. Indeed, more than just apps can continue to promote individual approaches to driving: ride-sharing still is largely an individual act and the private nature of self-driving cars might just make the choice to drive even easier for some.

Move to the big city to live in a capsule

Difficulty in finding cheaper housing means Americans moving to a big city might consider living in a capsule:

Each room contains up to six capsules, which Wilson describes as “cozy.” They contain a single bed, a bar for hanging clothes, a few compartments for storing shoes and other items and an air vent.

By most standards, the accommodation is still not cheap — $750 per month plus taxes. That works out at around $800, which is slightly more than the 26-year-old was paying in Bethlehem, around 70 miles outside Philadelphia…

Cheaper options exist, but UP(st)ART offers a good, central location and modern buildings equipped with a gym, dance classes, recording studio, art workshop and free cleaning and laundry services…

Still, the capsule-living concept is also catching on in other expensive US cities including New York.

The key redeeming feature to these capsule in Los Angeles appears to be that it is located within an artistic community. Capsule inhabitants may not get much in terms of space but they are plugged into a set of like-minded people and have attached facilities they can use.

On the other side, imagine capsules with no community. Would people be willing to rent/occupy those and at what price point? Would it be worth it to have a roughly 31 square foot area for $800 a month in Manhattan? Would the price drop significantly if the capsule was in one of the other boroughs of New York? Or, imagine capsule for people who are not so free to simply pick up and move. Where would you go if you had a spouse? A child?

Both of these could be true:

  1. There is a needed for cheaper housing in many American cities so that young people can get their feet on the ground and start down a path toward adult success.
  2. There might be relatively cheap housing available in many locations, either in smaller cities or neighborhoods beyond the most attractive ones in cities. But, a good number of young adults want to go to the most exciting places such as New York, Los Angeles, Seattle, neighborhoods with lots of millennials such as in Chicago, etc..

Altering mortgages to account for climate change threats

A new Federal Reserve report considers how the consequences of climate change might affect mortgages:

The housing market doesn’t yet factor in the risk of climate change, which is already affecting many areas of the U.S., including flood-prone coastal communities, agricultural regions and parts of the country vulnerable to wildfires. In California, for instance, 50,000 homeowners can’t get property or casualty insurance because of the increased risk to their homes.

Yet for now, no mortgage lender, portfolio manager or buyer of mortgages takes into account climate-induced floods, except to determine if a house sits in a 100-year floodplain at the time the mortgage is issued, said Michael Berman, a former official with the U.S. Department of Housing and Urban Development and former chairman of the Mortgage Bankers Association.

Once lenders and housing investors do start pricing in such risks, “There may be a threat to the availability of the 30-year mortgage in various vulnerable and highly exposed areas,” Berman wrote in a recent San Francisco Fed report. He predicts lenders could “blue-line” entire regions where flood risks are high — a reference to redlining, the practice of refusing mortgages to minorities…

Said Cleetus: “My biggest fear, honestly, is that the markets will get out ahead of our policies, and we see a situation where property values do start to decline, and small communities that rely on a lot of property tax revenue won’t be able to deal with it.”

It will be interesting to see who (1) pursues this as a competitive advantage and (2) how federal policy plays into this. In a quest to get ahead of the rest of the market, could someone come up with a unique mortgage for areas with more climate change risk? Discussions about whether federal money should be used in places prone to natural disasters has been going for decades (see Hurricane Sandy or discussions about resilient cities).

Much of the article focuses on how the lack of mortgages in certain areas would lead to decreased property values and then a downward spirals as communities would not be able to generate as much tax revenue. This could also work the other way: imagine communities where only the really wealthy can live because they do not need traditional mortgages. They could come in and gobble up real estate with lowered values. Either way, the result could be increased inequality in affected areas.

Looking to define the first skyscraper

The ten-story Home Insurance Building constructed in Chicago in 1885 may or may not remain as the world’s first skyscraper:

New York’s proponents have long stressed that great height is the defining feature of skyscrapers. They point to the fact that lower Manhattan had tall office buildings on its Newspaper Row, like the clock tower-topped New York Tribune Building (a 260 footer), as early as 1875 — 10 years before the Home Insurance Building was completed.

But although the New York towers used commercial passenger elevators, which had been around since the 1850s, they were constructed of load-bearing masonry. Their thick exterior walls likely prevented ample amounts of natural light from entering offices. The walls also chewed up valuable interior space. The buildings were, in essence, dinosaurs — large and impressive, but, structurally at least, exemplars of a dying breed.

In contrast, Jenney’s Home Insurance Building did employ advanced structural technology, though the extent to which it did so is subject to debate. Jenney, who had earned the rank of major in the Civil War during his hitch with the U.S. Army Corps of Engineers, appears to have improvised the structure, as he would have done when he designed fortifications at Shiloh and Vicksburg…

Highlighting a single building ignores the reality that American skyscrapers came into existence through evolution, not revolution. While there were decisive moments along the way, progress entailed steps and missteps, inspiration and improvisation, and an intense rivalry between Chicago and New York.

The rivalry between New York and Chicago continues, this time involving early tall buildings. Both cities are marked by iconic skylines and buildings: the Empire State Building and the Chrysler Building versus the Sears Tower and Hancock Building, the view from the Upper Bay or Hudson River on Manhattan versus looking from Lake Michigan at the Loop. (And this just scratches the surface of the architecture in both urban regions.)

The final paragraph cited above is more interesting: at what point did a completely new type of building emerge? Earlier parts of the piece suggested it had to do with the shift from masonry walls to a steel frame structure. And perhaps it will be very difficult to find the first building that truly did this and to what leading heights it rose. At the least, it will be worth bragging and tourist rights. At its best, it might help historians, architects, and others better understand how the modern city that we are so used to just 135 years or so later truly came to be.

And I’m sure ink has already been spilled on this but the fact that the Home Insurance Building was demolished in 1931 may factor into this. If the building was still standing, people would have a chance to see the structure. Though it lives on in books and memories, that it has been gone nearly ninety years probably does not help its cause in the court of public opinion.

Three backlot settings I cannot forget

Vacationing in southern California a few years back, we decided to go on some tours of Hollywood studios. After doing these tours, I started looking more into the different backlots for different studios. Then it hit me: I have seen these settings at least dozens of times. In commercials, television shows, and films. Over and over again. Here are a few of these backlot settings I cannot forget:

1. Colonial Street on the Universal Studios lot. There are so many houses here that have been used. Plus it served as Wisteria Lane in Desperate Housewives. (And also an Ace Hardware advertisement.)

2. The city streets on the Warner Bros. lot, particularly the New York Street set. The street corner featuring a storefront with a subway entrance right in front that is used all the time.

3. Wall Street at the Universal Studios lot. The key is seeing the large building with columns at the end of a shot down a long street.

Once you know what these settings look like, it is easy to recognize them.

Did Central Perk make Friends or did Friends make Central Perk?

Amidst the 25th anniversary of the start of Friends, numerous commentators pointed out the iconic Central Perk coffee shop and hinted at how it helped make the show. Architectural Digest called it an “iconic TV interior.”

But, this raises a chicken and egg problem for television shows: do the settings help make shows popular or critically acclaimed or do people celebrate the settings because other parts of the show are good?

In the case of Friends, much is made of its setting in New York. With six young adults living in apartments, Friends helped make urban living look fun. Would the show have worked if it had been set in San Francisco or Chicago or less dense locations? More specifically, does the coffee shop truly make it feel like New York or more homey?

Or, on the other hand, did the show really not need to involve New York because what really mattered were the interesting relationships between the six young adults plus the situations they got themselves into. If the characters and writing are good enough, could the show succeed even with a lousy or less interesting setting?

For the record, I saw the Central Perk set with my own eyes on a tour of a Hollywood backlot some years ago.

Seeing iconic settings like this is an interesting experience: they are both recognizable and not. Because you can see all that is right around the set but hidden on TV (such as the lights, the fake facades) the scenes seem very sterile. On the other hand, it looks like a very familiar place.

At least two McMansions on the list of “26 most Iconic TV Interiors”

Architectural Digest has a list of the “26 most Iconic TV Interiors” and it includes at least two McMansions:

The Sopranos memorialized early-2000s New Jersey in all its gritty glory. Perhaps most memorable among fans was the Soprano family kitchen, with its light wood palette, where Tony was often seen in his robe, rummaging for cold cuts. But the show’s production designer Bob Shaw has said he found the office of Tony’s therapist Dr. Melfi the most interesting, because it was round. For a mobster confronting his own mind, there was nowhere to hide…

The rich and beautiful but down-to-earth Cohen family was the family every O.C. fan wished would adopt them—but only Ryan was so lucky! The Italianate McMansion in Newport Beach, California, was actually built on a soundstage—so, that breathtaking ocean view from Ryan’s poolhouse? That was a photo backdrop made by production designer Thomas Fichter, who was also responsible for all the “weather” you ever saw on the show.

I have a lot to say about the Soprano McMansions here.

The home from The O.C. has some similarities to the Soprano’s McMansion: it is in the suburbs and was built (and aired) in the same time period. Yet, the inhabitants of Orange County on the show faced more conventional suburban problems – teenagers stuck in a world of largely successful adults with big houses – compared to the twist of a gangster family living in a well-kept New Jersey McMansion.

Two other thoughts on this list:

-There are at least a few outright  mansions on here, including the impressive setting for Downtown Abbey.

-The brief descriptions do not provide that many insights as the list contains mostly very popular shows. Did the interesting setting help make the shows popular or did the settings become interesting because the shows took off? The list does not really have any failed shows though I imagine some short-lived television shows had some very interesting interiors.

Race, development, and reversing the designation of MLK Blvd in Kansas City

A majority of voters in Kansas City decided to change the name of a street that had just recently been named for Martin Luther King, Jr.:

Kansas City voters on Tuesday overwhelmingly approved removing Dr. Martin Luther King’s name from one of the city’s most historic boulevards. The decision comes less than a year after the city council decided to rename the street, which had been known as The Paseo…

The debate over the name of the 10-mile boulevard on the city’s mostly black east side began shortly after the council’s decision in January to rename The Paseo for King. Civil rights leaders who pushed for the change celebrated when the street signs went up, believing they had finally won a decades-long battle to honor the civil rights icon, which appeared to end Kansas City’s reputation as one of the largest U.S. cities in the country without a street named for him…

The campaign has been divisive, with supporters of King’s name accusing opponents of being racist, while supporters of The Paseo name say city leaders pushed the name change through without following proper procedures and ignored The Paseo’s historic value.

Emotions reached a peak Sunday, when members of the “Save the Paseo” group staged a silent protest at a get-out-the-vote rally at a black church for people wanting to keep the King name. They walked into the Paseo Baptist Church and stood along its two aisles.

Streets named after Dr. King are common in American cities. As a pastor argues at the end of the cited article, honoring important figures through naming roads after them could influence people. Whose names are applied to schools, parks, highways, and other public buildings and settings indicate something about how a leader is remembered and by whom.

When so many cities in the United States have already done this, how could changing the name back not indicate something unique about Kansas City? King’s name is revered in many circles – including among white evangelicals – so going out of their way to change the name back may hint at larger issues. As described in the article above, opponents of having King’s name on the boulevard valued the historic designation for the road. Protecting local character and history is a common argument in many American communities. At the same time, could they have suggested another major road that could have been named after King or could a portion of the road have carried both designations (think of Chicago’s many honorary names for stretches of streets)?

I would guess this is not just about a road: it is about who gets to define Kansas City and what histories are remembered. To that end, I would recommend sociologist Kevin Fox Gotham’s book Race, Real Estate, and Uneven Development: The Kansas City Experience, 1900-2000. From the description of the book:

Using the Kansas City metropolitan area as a case study, Gotham provides both quantitative and qualitative documentation of the role of the real estate industry and the Federal Housing Administration, demonstrating how these institutions have promulgated racial residential segregation and uneven development. Gotham challenges contemporary explanations while providing fresh insights into the racialization of metropolitan space, the interlocking dimensions of class and race in metropolitan development, and the importance of analyzing housing as a system of social stratification.

Such patterns influenced numerous American cities but this book has much to say about how this all occurred in Kansas City.

Naperville gaining a reputation for racist incidents?

A recent controversy involving race at a Naperville Buffalo Wild Wings leads to considering evidence for and against the idea that Naperville has more racism than other suburbs:

The city, which census figures show is nearly three-quarters white, has also faced concerns about diversity and inclusion. After Naperville resident and state Rep. Anne Stava-Murray said the city had a legacy of white supremacist policies, the city convened a public Naperville Neighbors United discussion, where organizers said the city had work to do in areas like building minority representation among city leaders

Kevin Mumford, a University of Illinois professor who has studied race relations, said racism could be on an upswing in suburbs such as Naperville because of events in Chicago and nationally. African-Americans in high-profile positions in Chicago, such as the new mayor and leaders of the Chicago Teachers Union who were highly visible during the recent teachers strike, can cause “status anxiety” among white residents across income levels. That can be exacerbated by Trump supporters who feel a strong anti-Trump sentiment in Illinois, he said…

“I know about Naperville,” tweeted pop singer Richard Marx, who grew up in north suburban Highland Park. “And, disgusting as this is, it’s not terribly surprising.”…

Naperville has a problem with racism, but it’s no worse than in any neighboring suburb, Sullivan said. Instead, she suggested Naperville residents are more willing to confront it. Residents shared the video of the gas station confrontation and the essay from the former Naperville resident because they wanted to talk about them, she said.

The two sides presented in the article put it this way: is Naperville more racist than other suburban communities or does it just get more attention because of its status and the willingness of community members to talk about the issue? Figuring that out would require deeper knowledge of how race and ethnicity has played out in Naperville as well as insights into how race and ethnicity is treated across a variety of American suburbs, including suburbs similar in characteristics to Naperville.

No suburb wants this reputation, particularly one with lots of accolades, wealth, and a vibrant downtown. And Naperville leaders would likely point to some significant demographic changes in the community in recent decades plus efforts to encourage interaction between groups in the community as well as with local government. At the same time, communities can acquire a status or reputation through repeated events. Similarly, what leaders say is happening in a community does not always match day-to-day realities of what residents and visitors experience.

(UPDATE 11/6/19 at 10:48 AM: The character of suburban communities can change through different decisions and reactions to both internal and external social forces. In recent years, Naperville has become home to political protests, a change that would have been difficult to forecast for a traditionally conservative community.)
